Now, according to the PropertyGuru Malaysia Consumer Sentiment Study H2 2020, the findings indicate that the property type which most Malaysians reside in is terraced/linked properties, with 2 out of 5 respondents (39%) indicating so.

Looking at data from PropertyGuru Malaysia’s ‘For Sale’ listings, 2-storey terrace homes are the most popular property type, garnering a +7.2% Month-on-Month (MoM) increase in demand.
Diving deeper, we identified the top 6 districts in Klang Valley for people searching for a terrace house (list arranged alphabetically). Without further ado, let’s begin!

1) Bukit Jalil (+46.2% MoM in demand)

Did you know that the largest stadium in Southeast Asia is here? That’s right, it’s the Bukit Jalil National Stadium! All health enthusiasts would be glad to know that it’s also open to the public, so you can get all the exercise you need at this well-maintained facility. In addition, this district is known for its verdant green surroundings, so the quality of air here would be an improvement compared to other areas that are concrete jungles.

2) Damansara (+16.9% MoM in demand)

Everyone wants to have a piece of the ‘Damansara’ name – everywhere you go, there’s bound to be a place that contains the name, no matter if it’s in the front or the back. And it’s no surprise why, since the original district is home to several affluent residential areas, well-established infrastructure, and a myriad of amenities. If you choose to call this address ‘home’, you’re going to be spoiled with all the choices within easy reach!

3) Kepong (+141.6% MoM in demand)

Fun fact: As there’s a mountain range that circles this area, it derives its name from the Malay word that means ‘surround’! If you’re looking for a home that’s in the lap of Mother Nature, look no further as there are plenty of parks and recreational areas, such as the Forest Research Institute Malaysia (FRIM) and Kepong Metropolitan Park. To get to and from this district, it’s connected to the MRR2, LDP, and DUKE 2 highways.

4) Klang (+41.6% MoM in demand)

Trivia time! This district is also known as ‘Bandar Diraja Klang’, and was formerly the capital of Selangor. Now, who would’ve thought that this seaside town would have a royal status! Rich in history thanks to its heydays as a major port for the country, it’s now more known for its mouth-watering dishes such as seafood and bak kut teh restaurants. Getting in and out is easy as well, thanks to the four major highways that link to it.

5) Kuchai Lama (+6.7% MoM in demand)

With a strategic location at the intersection of many major expressways (the KL-Seremban Highway, NPE, and KESAS to name a few), this is yet another district that’s more well-known amongst the foodies, thanks to all the local delicacies! Boasting a more old-world charm, there’s a good mix of matured developments and new projects, which means that you’re able to find a home across a range of prices.

6) Petaling Jaya (+48.3% MoM in demand)

You get the best of a city-like life, without the extreme traffic and the extreme prices. Once a satellite town for Kuala Lumpur, it’s now famous in its own right as a city where you can get the best of almost any possible convenience you can think of. Shop till you drop at one of the mega malls (Atria, 1 Utama, The Curve); cafe hop to your heart’s content with international cuisines; or send your kids to some of the best educational institutions (more than 20 colleges and universities). This is where you’ll not be left wanting for anything!
People nowadays are looking for terrace homes because of the greater convenience that comes with it (no strict management rules or maintenance fees), more personal space, and more space for their children/parents.
Those findings are based on the Consumer Sentiment Study, which is further echoed by Knight Frank Malaysia’s Real Estate Highlights H1 2020 research, stating that “Subject to affordability, Malaysians may prefer landed properties/low density developments with larger or more spacious layouts that come with extra room/study that can be converted into a home office, as working-from-home (WFH) may be a new normal”.
So, if you fit the bill of someone who values his/her privacy, loves the large amount of space for your own freedom to do what you wish, and have a flexible working schedule (thanks boss!), then a terraced home may be just the thing for you.
