Facilities & Modern Look — But Precinct &
I attended the show unit for Selayang Mutiara and liked the finishes and layout: 3+1 bedrooms, 3 bathrooms, and possibly 3 parking bays for the larger units. The developer looks to have included decent communal amenities (pool, club house). However: the area (Selayang/Batu Caves) still has less premium townhouse retail and transport compared to inner Klang Valley hotspots—so if I were buying I’d consider growth horizon and accessibility carefully.

Entry Price Works—Good Size for the Budget
We booked a 3-bed, ~984 sq ft unit at Selayang Mutiara Residensi because the pricing (from around RM 430k-460k) looked reasonable for Selayang. The location is decent—near Batu Caves town fringe and major roads—so for the price you get size and potential. On the flip‐side: the project is leasehold (99 years) and completion is still a few years away (~2027) so you’re buying future potential rather than immediate full occupancy feel.
