Aman Central is a shopping mall in Kedah undertaken by the Belleview Group, which is a property developer originating from Penang and founded in 1984.
The company’s completed retail and commercial projects in Kedah comprises Aman Central and Aeon Big Hypermarket Mall. In Penang, their other developments include Bellisa Row, Burmah House, Vantage Point, Burmah Place, Harmony Square, All Seasons Place, Maju Utama Business Centre and Taman Kheng Tian Business Centre.
As for Aman Central, it houses more than 300 regional and global retail brands, plus 65 mini shops. Touted as the biggest mall in Kedah and in northern Peninsular Malaysia, the property has a nett lettable area (NLA) of 800,000 sq ft and a gross floor area of 1.25 million sq ft (this is excluding the parking space). Sited on 7.03 acres of land holding a commercial title, the 8-storey mall has 2 basement levels and 1,700 car park bays.
Aman Central was completed in 2015, with an estimated gross development value (GDV) of RM500 million, including the land and the building. Its soft opening was held in October of the same year before its grand opening on 28 March 2016. Its operation hours now are from 10am to 10pm daily.
The mall’s site was previously left abandoned for over 30 years. It was initially designated for Plaza Tunku Yaakob, but in 2011, the Kedah state government led by Chief Minister Dato’ Seri Azizan Abdul Razak asked Belleview to rejuvenate the site.

Aside from that, Aman Central contains 300 outlets and 65 mini shops, 80% of which were first-time entrants in Kedah’s capital of Alor Setar. These include H&M, Uniqlo, Levi’s, Guess, Victoria’s Secret, Habib, Chi Fitness, Pandora, Padini Concept Store, Baskin Robins, M.A.C Cosmetics, The Coffee Bean & Tea Leaf, Toys “R” Us, and Starbucks Coffee.
The mall offers a mix of shopping, entertainment and experiential attractions that families can look forward to. For instance, there are amusement centres, and a wholesome karaoke joint.
Besides having a fitness centre, Aman Central has a two-level Al Fresco precinct lined with restaurants and cafes that serve mouth-watering dishes. The area also has direct access to the mall’s Entertainment Zone, meaning you and your family can conveniently relax and enjoy sumptuous dishes after having a blast at the Entertainment Zone. Restaurants there include the ever popular brands such as Nando’s, KFC, McDonald’s, Dave’s Deli, Sakae Sushi and Black Canyon.

Aman Central is a mall of superlatives: It’s the largest shopping centre in Kedah and in Northern Peninsular Malaysia. It also houses the region’s biggest cinema and bowling alley. Plus, there’s the biggest edutainment centre in Malaysia – an instant attraction for young families who are looking to provide their children with wholesome fun in a conducive learning environment.
These are highly desirable traits, providing the shopping mall continues to have its current staying power of attracting shoppers despite the changing times and the ascension of online commerce.
Cons
If you’ve been to grandiose shopping centres in the heart of Kuala Lumpur or even in Singapore, such as the highly-anticipated S$1.7 billion Jewel Changi Airport, then Aman Central might not impress you at all. As the Chinese saying goes: “Outside of this mountain that you’ve marvelled or climbed, there’s a taller one waiting for you somewhere.”
Nevertheless, Aman Central continues to see an influx of shoppers since it was completed, which might be due to the fact that many of the brands housed within were new entrants to the state. As long as it continues to provide what people want and need, it will remain relevant in the heart of the local shoppers.
Summary
If you get the chance to secure a lease, or operate retail space in Aman Central, then we advise you to go for it. At present, this mall represents a hot business opportunity due to the continuing influx of people and shoppers. As a matter of fact, the majority of the property’s ratings in TripAdvisor are “Very Good” (53%) and “Excellent” (39%). In comparison, search-and-discovery mobile app Foursquare gave the mall a score of 8.2 out of 10 based on hundreds of reviews.
As of the time of writing this review, we are not privy to the rental rates to lease a retail space at Aman Central. Thus, we cannot make any recommendation to aspiring tenants. Furthermore, the property is owned and managed by a single entity, Belleview’s subsidiary Great Realty Sdn Bhd. The entire shopping mall itself is also not up for sale.
