Ascenda Residences is made up of three towers of different height. The 37-storey Tower B is the tallest, followed by Tower A with 27 storeys and Tower C with 7 floors. Sandwiched between Tower A and Tower B, Tower C is as high as the multi-level podium carpark. Unlike Towers A and B, where the carpark facility is located below, Tower C is located right next to the carpark.

Units in Tower C is sold out and there are still units available for sale at Tower A and B. One of the reasons for this is that units at Tower C is actually parallel to the car park floor, which means that residents living in Tower C have nearer access to the parking facility. Some may even get a parking right next to their unit!

In terms of elevators, Tower A has 3 elevators whereas Tower B comes with 4 elevators. Residents at Tower C will have to share elevators with residents at Tower B.

In addition to the facilities on level 8, the ground floor of Ascenda Residences is not short of its own grandeur either. Positioned opposite the entrance lobby is a flowing reflective pool. Inside the lobby, there’s a waiting lounge, a convenience store, launderette, reflexology room, covered kiddies play station & par course for adults, activities play room and security control room. Move up to level 7b, there’s a nursery and surau (prayer room). Most of the in-house facilities are stationed at level 8.

Location

Setapak: A Blend of the Old and the New

The Setapak landscape is experiencing a major facelift over recent years, in terms of infrastructure as well as property development. Most city-dwellers who frequent this mature neighbourhood, which was once connected to the city of Kuala Lumpur and the rest of Klang Valley through a major trunk road that begins at the Jalan Pahang roundabout right up to Jalan Genting Kelang, will notice high-rise residential and commercial developments being built especially along this busy stretch of road in which traffic move at a frenetic pace every day.

However, well-hidden out of view of this centrally-located mature residential neighbourhood are bungalows that were built in the 1950s. Generations and generations of families have lived here and their children are still living here. So it is safe to say that Setapak is a family-driven community.

As one long-time resident points out, “Setapak is very near the city and also near Bangsar and Damansara. I usually go to Midvalley, KLCC, which is the nearest at 7km, Pavilion and Great Eastern Mall. Remember, there’s also next door neighbourhood Wangsa Maju, where Wangsa Walk mall is located.”

In terms of food, I like to visit PV 128 in Danau Kota, which has many shops and places to eat. I like to go to Alpha Angle too,” she continues.

Over recent years, Setapak has welcomed two new developments that front Jalan Genting Kelang, namely KL Festival City Mall and Columbia Asia Hospital. The area is also accessible to two major highways, namely the Middle Ring Road II (MRR II) and Duta-Ulu Kelang (DUKE) Expressway. Ascenda Setapak is only 1.5 kilometre to the DUKE highway.

Public transportation are aplenty here as Setapak is surrounded by four LRT stations. These include the Setiawangsa LRT station, Jelatek LRT station, Sri Rampai LRT station and Wangsa Maju LRT station (3km).

A proposed flyover at the intersection of Jalan Ayer Jerneh and Jalan Pahang is underway. Once completed, this flyover will make it easy for traffic coming from the opposite direction of Jalan Pahang-Jalan Genting Kelang (those coming from the direction of KLCC) to make a right turn under the flyover and on to Jalan Ayer Jerneh.

There are also plans for Jalan Ayer Jerneh to be widened to 100 feet, which means that this 2-lane road will be extended into a 4-lane road. Currently, this 2-lane road serves as the only access road going in to out of Ascenda Residence. According to the sales representative, due to the road widening plans, certain structures along Jalan Ayer Jerneh will be relocated, such as a Chinese Temple.

According to www.duke.com.my, DUKE Phase 2 is made up of two links – Sri Damansara link, which connects MRR2 and DUKE, and Tun Razak link, which connects DUKE and MRR1, thereby easing traffic flow in the usually-congested Jalan Tun Razak.

With effect from September, 2015, the DUKE becomes a cashless toll that only accepts Touch & Go and Smart Tag. This phase 2 extension is slated to be completed by end 2016.

Summary

Mix mega developments seem to be the trend these days in greater Kuala Lumpur and throughout the Klang Valley. Ascenda Residences happens to be a one such condominium that is nestled in SkyArena. The SkyWorld Property Gallery was impressive. Though there weren’t any show unit to satisfy my curiosity. In addition to its 4-tier security, Ascenda Residence has the added value of being in a gated and guarded enclave of SkyArena. The developer is offering a Smart & Easy Ownership Package. In simple terms, upon confirmation to purchase, it’s to come up with an upfront payment of 10% and 90% upon VP.
