SkyWorld Development Group introduced its newest township in Setapak, SkySanctuary, at the end of March 2021. This township follows the success of the group’s first township, SkyArena, which is also located in Setapak. Project Details
The first residential phase of SkySanctuary is EdgeWood Residences. The 2-block property will be developed on a 3.79-acre land, and it was launched in April 2021. EdgeWood Residences fronts SkySanctuary’s Central Park and thus residents will have direct access to it. There will be a total of 960 units, with built-ups ranging from 865 sq ft to 1,280 sq ft.
The resort-like facilities at EdgeWood Residences include hot and cold-water cabin spa gallery, an infinity pool, an outdoor gym, function pavilion surrounded by lush greenery, a gourmet kitchen, co-sharing living and working spaces, and electric vehicle charging points.
As for SkySanctuary’s entrance, there will be an elevated guardhouse that personifies the sleek design incorporated throughout the development. Facilities are spread across various themed areas such as Celebration Light Piazza, Treasure Fantasy, Isle of Dreams, and Tropical Haven. The commercial hub within SkySanctuary is called Square Park, with a net leasable area of 72,703 sq ft. It is a 2-storey commercial building that’ll feature cafes and retail outlets. Just like EdgeWood Residences, this hub is targeted for completion at the end of 2021 and located next to Blossom Park. The developer has pointed out the importance of selecting the right tenants, and their leasing team has begun sourcing a variety of operators to attain a good tenant mix.
Location
Setapak is an established neighbourhood, and it is home to multiple amenities that cater to the different needs of the community. These include cafes, restaurants, convenience stores, supermarkets, hospitals, clinics, motor workshops, wet market, bakeries, and banks.
Setapak is about 5km from the city centre, while neighbourhoods such as Mont Kiara and Sri Hartamas can be reached in about 25 minutes via the Duta-Ulu Klang Expressway (DUKE). The Middle Ring Road 2 (MRR2) will also take residents to other areas of the Klang Valley. The area also enjoys access to the Light Rapid Transit (LRT), and the closest station to SkySanctuary is the Setiawangsa station.
Upon passing the guardhouse at SkySanctuary, residents will be greeted by a wide 380-metre tree-lined pathway. Residents visiting the Central Park will be able to enjoy the views of Kuala Lumpur city centre, and catch glimpses of the Petronas Twin Towers as well.

Analysis
SkySanctuary has a few positives going for it. It’s the first nature-inspired township in Setapak, with a 3-acre residents-only central park, private lakeside residences, near all kinds of amenities, just 5km to the KL city centre, and a renowned developer with proven track record.
With the introduction of parks, there’s also the issue of proper governance of the facilities in the township. If maintained well, it could continue to be a pleasant place to live in for generations to come.
The entire development is targeted to be completed by 2030. So, this means that purchasers of earlier phases would have to contend with the ongoing developments in the township. So, if you are purchasing a unit at EdgeWood Residences, perhaps take a look at where the unit faces and what is acceptable to you (or not).
As the area has a number of residential projects such as SkyAwani 3, SkyAwani 4, and PPR homes, some have pointed out that traffic congestion could be an issue once residents get off Jalan Genting Klang into the road leading to SkySanctuary.
While the development has its unique selling proposition, some would argue that it is located in a non-premium area as it is surrounded by low cost housing and small factories. Take a drive there to see and decide for yourself. Nothing beats seeing it first-hand before deciding.

SkyWorld was established in 2008, and they have chosen areas such as Setapak, Sentul, Setiawangsa, Jalan Ipoh, Taman Desa and Bukit Jalil to inject mixed development projects to help transform cities.

In 2014, SkyWorld launched the first phase at SkyArena, known as Ascenda Residences @ SkyArena. The following year, they launched Phase 2, known as Bennington Residences @ SkyArena. The developer’s focus is to build properties for high-rise living as they believe that there will be strong demand for houses in cities. Land is scarce, especially in Kuala Lumpur, and the way forward is to build upwards.
