The steps it took towards this aspiration is evident from its first high-rise development in Setapak, Ascenda Residences. Following its success, it went on to introduce the affordable home series SkyAwani in Sentul, aiming to promote corporate social responsibility.
The company has bagged a few prominent awards in its few years reign such as the StarProperty 2017 Best Starter Home and Best Skyline Award for SkyAwani 2 Residences and SkyLuxe on the Park @ Bukit Jalil respectively.

SkyAwani 3 is a RUMAWIP project. RUMAWIP is an initiative by the Federal government aiming to promote affordable housing to the needy staying in Wilayah Persekutuan.
The development consists of three towers; A, B and C with a total of 1,905 units. Tower A and B consist of 669 units each while Tower C has 567 units. The beauty of this development is regardless of which level you are on or which unit you picked, it will all have the same price of RM300,000.
The theory with normal development where different layouts command different prices and each additional level up sees an additional few thousand ringgit does not apply here. Of course, there will only be one type of built-up too only at 800 sq ft. The 800 sq ft layout will consist of three bedrooms and two bathrooms.
Also it is interesting to note the views for each block. Tower A will partly face KLCC and partly face Zoo Negara. Tower B will partly face KLCC and also Setapak. Tower C will be having Batu Caves view. For those that are looking to have KLCC view, it is advisable to act fast as units are definitely running out.
For tower A, units from number 8 up to 16 will be those facing KLCC while 1 to 7 will be facing Zoo Negara. Conversely for tower B, units from 1 to 3A will be facing KLCC while 8 to 16 will be having Setapak view.
The 51-storey project will be leasehold and is expected to be completed in 2019. It will also bear residential title instead of commercial. This will see a huge saving on residents’ utilities bills.
Each unit will be allocated to one car park. The three towers will be interconnected and come with full-fledged recreational facilities. The overall facilities area will be located on level 8 with facilities such as gym, basketball court, lounge and many more. It even boasts an impressive sky bridge at level 52. Maintenance is charged at RM0.25 per sq ft including sinking funds.
There are certain criteria to be fulfilled to be qualified for RUMAWIP. First of all, the gross household income for applicants should not exceed RM10,000 monthly for individual and RM15,000 for combined if you are married. Successful buyers will need to abide by the rule of not selling their house or transfer ownership within 10 years after purchase except if it is transferring name to their spouse or children.
The house must be used for own stay only and is not allowed to be rented out. Of course, the applicant must not be bankrupt before and only 1 unit will be allocated to a successful applicant per household.
Priority will be given to first time home buyers who are currently working and staying in Wilayah Persekutuan.
Setapak is a township located just a stone’s throw away from Kuala Lumpur City Centre. It is perhaps best known as the ‘students’ town’ with a number of important educational facilities tucked within.
The most famous being Tunku Abdul Rahman (TAR) University College is one that we are all familiar with. The popularity of this college is the reason of its high student occupancy in this township. Many interstate students flock to Setapak to reside and study each year due to its famous TAR College and close proximity to the Kuala Lumpur City Centre and amenities.
It is exactly this reason that houses in Setapak are much sought after and comes with a stable rental yield and capital appreciation. One such example is the Platinum Lake (PV) series condominium, which sees installations up to 21 blocks till now and it still growing. Although one might argue that it is very densely populated, it is definitely a good rental investment.
Due to its close proximity to KL, public transportation is easily accessible. There are three LRT stations, LRT Wangsa Maju, Sri Rampai and Setiawangsa that are conveniently situated around Setapak, connecting residents to amenities such as Suria KLCC, Alpha Angle and Wangsa Walk Shopping Mall. The Conlay MRT Station also serves as an important commuting point for residents.
For those who travel by car, fret not as you are connected by two major routes in Klang Valley, the Duta Ulu-Klang Expressway (DUKE) and Middle Ring Road 2 (MRR2) through Jalan Genting Klang. Traffic can be a hassle sometimes though during peak hour as bumper-to-bumper is not an unusual scene.
There are several prominent hospitals surrounding Setapak such as Institut Jantung Negara, General Hospital KL, Tawakkal Hospital and Hospital Columbia Asia. It is important to consider a place of living which is near to hospital should an emergency arise.
Zoo Negara is also located in Setapak along Jalan Ulu Kelang. Residents looking to have a great weekend bonding time can travel to the zoo for merely a fraction of an hour’s time.
