As stated previously, half of the freehold project’s land area has been set aside for trees and outdoor facilities. The latter includes a flying fox tower, nature trail, elevated trail, and jogging track.

Pros
Units at Damansara Foresta were quickly snapped up after their launch due to the affordability of the condo units, and the highly-coveted location right next to nature. As you can see from the table provided, prices at the subject development is reasonable compared to other freehold projects in the area – Emerald Avenue and Amanja. Apart from that, Damansara Foresta sports many wonderful facilities.
Cons
High-rise residential projects on hill slopes face a higher risk of landslides, building collapse or structural damage. As such, these developments need to be constructed following stringent standards due to higher risks, unless you want a repeat of past tragedies.
Nonetheless, the developer strengthened the project’s foundation a year before launching the first block. Landslide risks are also reduced by the granite ground. However, there is still some risks. In fact, in Jan 2019, a large sinkhole emerged at the entrance of a high-end residential project in Bandar Sri Damansara.
Summary
Green power, affordability and the mature location of Bandar Sri Damansara. These are the 3 things that made Damansara Foresta popular with homebuyers. Coupled with the freehold status, condominiums at this project are optimal for own occupation and for investment. However, there are still some worries over possible landslides in the area.
Assuming you take a 30-year 80% LTV loan of RM456,000 with an interest rate of 4.6%, your monthly repayment for a unit works out to about RM2,338 per month.
Based on property experts’ advice that your mortgage monthly repayment should not exceed 30% of your salary, property buyers will need a minimum monthly income of RM7,794 to afford a unit at Damansara Foresta. However, please note that the prices in the development have already increased (no surprises there), and launch prices of the first block vary from the other 3 buildings.
