In May 2021, UEM Sunrise unveiled the RM350 million KAIA Heights development, which is located in Equine Park, Seri Kembangan, in conjunction with its Riang Ria Raya Ceria campaign.

Analysis

There are many landed homes in Seri Kembangan and a sustainable rental market, due to the student population. Properties there are generally more affordable, with road networks and infrastructure. Newer projects are expected to continue to see value growth. Despite the availability of public transport, some opine that there is still a lack of connection between the stations and homes. However, do note that the MRT station closest to KAIA Heights is just about 1.6km away.

With the MRT Sungai Buloh-Serdang-Putrajaya (SSP) line, KAIA Heights will be in proximity to three MRT stations when it is completed. The SSP MRT Line is expected to start operations in 2022, and that could bode well for KAIA Heights.
