The Linq Kinrara Uptown is a new condominium project to be developed by Gabungan AQRS Berhad on 5.08 acres worth of leasehold land in Bandar Putra Permai, Seri Kembangan. More specifically, this property will be built in Kinrara Uptown, an area that spans 30 acres of Seksyen 7 Lestari Perdana land.

Gabungan is Malay for ‘Merger’ and Gabungan AQRS Berhad has since 2010 witnessed a merger of four companies namely Motibina Sdn Bhd, Gabungan Strategik Sdn Bhd, Megah Ikhlas Sdn Bhd, and AQRS The Building Company with the former three being construction and engineering companies while the last one being a property developer.

Some of their completed and ongoing projects include ‘The Residency Kota Damansara’, ‘Bistari De Kota, Kota Damansara’, ‘Contours, Melawati Heights’, ‘Permas Centro, Iskandar Malaysia’ and ‘Gombak Grove’.

A total of 684 units are being offered for The Linq in five different layouts spread out between two residential blocks, Tower A at 29 storeys and Tower B at 33 storeys. The built-ups start from a 1+1 room, 1 bathroom at 650 sq ft up till a 3 rooms, 2 bathrooms unit at 1,260 sq ft. The average price per square foot is around RM550 which translates to a starting price of around RM357,500 for the smallest built-up. 

Kinrara Uptown is a self-sustaining neighbourhood in the township of Seri Kembangan and is surrounded by blooming townships like Putrajaya, Cyberjaya, and Puchong, meaning that one can never go wrong in owning a property here to start raising a family.

The Linq Kinrara Uptown is a condominium development consisting of two blocks that will span 5.08 acres worth of leasehold land in Seri Kembangan. With a total of 684 units being offered here, there are five different layouts to choose from spread over the two blocks, Tower A standing at 29 storeys and having 338 units in total, and Tower B at 33 storeys having 346 units in total. Both blocks will be served by three lifts.

The smallest built-up offered is Type A, coming at 650 sq ft having one plus one rooms and one bathroom. There are a total of 286 units offered for this type.

Type B, C, and D are the intermediate units with each having a built-up of 965 sq ft. There are 174 units altogether for Type B, and 58 units each for Type C and D. Though Type B and C come with three rooms and two bathrooms, Type D spots only two rooms; at bigger sizes of course.

The largest unit, Type E, comes with 1,260 sq ft spotting three rooms and two bathrooms, with a nice open concept of kitchen, dining area, and living room. There are 108 units offered for this type.

All types will have a balcony and a yard, features that are a must in today’s residential high rises. But what makes this property even more interesting are the freebies that (depending on the type purchased) include one to three car park bays, two to three air conditioners, Blue Ray Player or microwave oven, and 40 or 48 inches television. Plus, all units will also get free one year maintenance fee and kitchen cabinets.

The facilities for this property are pretty interesting. Apart from the standard swimming pool and gym (to be expected nowadays really), there’s the likes of a Herb Garden, Swing Area, Jacuzzi Pool, and a Futsal Court as well. In fact, the facilities area will cover 2 acres worth of land and that’s almost 40% of the allocated land for the whole project.

Location

Seri Kembangan: It’s Serdang New Village?

Well, at least that’s what it was called back in 1952 by the British. Now, both Seri Kembangan and Serdang are used alternatively to describe the same place, a town in Selangor that’s located around 20 kilometres away from KL city centre, and about 25 kilometres away from Petaling Jaya.

So if The Mines Shopping Mall, Palace of the Golden Horses, South City Plaza, AEON Equine Park, Pasar Borong Selangor, and Universiti Putra Malaysia comes to mind whenever Serdang or Seri Kembangan is mentioned, you are definitely on the right track as to where this town is.

The towns close by like Putrajaya that houses most if not all governmental ministries, and Bukit Jalil that has seen rapid growth after the 1998 Commonwealth Game, leaving Seri Kembangan standing in the eyes of many Malaysians so to speak, as a potential area for both living-in and investment perspective.

Unlike newer townships like Setia Alam that’s too far away to most people’s liking and was only recently developed due to the lack of space in KL itself, Seri Kembangan has been around longer albeit being slightly underdeveloped. In the recent time though, one can attest from the many sub-townships developed in the area like Bandar Putra Permai that the town is finally getting the recognition it deserves.

Some of the major highways surrounding Seri Kembangan includes the New Klang Valley Expressway (NKVE), the Kuala Lumpur-Seremban Highway (KLS), the Maju Expressway (MEX), the Besraya Highway, and the SILK Highway. Plus, this is the place which is considered by travellers from southern Malaysia like Negeri Sembilan, Malacca, and Johor as the southern gateway to KL through the North-South Expressway (PLUS).

There are a few train stations serving Seri Kembangan as far as public transportation goes, namely the Serdang station for KTM and Sungai Besi for LRT. Although they aren’t exactly in the town itself, they’re still fairly near at around five kilometres away. Like every other township now part of the Greater Klang Valley, an MRT line will also be included in the future for Seri Kembangan which is definitely a plus point.

Healthcare-wise it’s not too bad either. One can choose to either go to the government-funded multi-specialty Hospital Serdang, or opt for the medium-sized private ones like BP Healthcare Seri Kembangan apart from the many local clinics of course.

In terms of education, there are lots of public primary and secondary schools to choose from like SK and SMK Seri Serdang, SMK Seri Kembangan, SJK(C) Kung Man, and even international schools like the Australian International School Malaysia. Once your kids have passed their SPM exams with flying colours, they can then choose to further their studies in institutions of higher education like UPM, UNITEN, MMU and more, either in Seri Kembangan itself or the surrounding towns.

The Linq will be located in Seksyen 7 Lestari Perdana part of the Kinrara Uptown project by AQRS Berhad, a mixed development comprising commercial shops, offices, mall, and more. The immediate amenities one can find nearby The Linq is the Selangor Wholesale Market that’s located around five kilometres away, SK and SMK Desaminium around 1.5 kilometres away, AEON Equine Park around 3.5 kilometres away, and the Alice Smith Secondary School around 4 kilometres away.

All in all, Seri Kembangan is definitely a worthy contender for the other townships in the Greater Klang Valley, that’s for sure.

Analysis

The Linq Kinrara Uptown: An assessment.

The Linq is located nearby to a medium-end apartment called Desaminium Rimba at around 1.5 kilometres away. Let’s compare these two properties to see how well this part of Seri Kembangan is doing as a whole.

Desaminium Rimba was completed in 2005. Apart from this property being completed more than ten years ago, The Linq Kinrara Uptown however is on a different category altogether since it is a high-end condominium project. Surprisingly, a Desaminium Rimba unit can now fetch a sub-sale price of around RM300,000 – a healthy growth indeed.

Summary

The Linq Kinrara Uptown: The Verdict.

Seri Kembangan is what one would call ‘a sleeping dragon’. It has the potential and it’s evident from the recent growth that people are starting to realize that little fact.

But for a place with potential, The Linq being a rather affordable offering in the Greater Klang Valley is definitely a bargain not to be missed.
