Green Residence is designed for families that appreciate water fun and outdoor activities in Cheras.
Angkasa Condominiums is a freehold condominium nestled in Taman Connaught, Cheras. This project is developed by Connaught Heights Sdn Bhd, a subsidiary of Bonia Cooperation. It was launched in 2002, and was supposed to be completed at the end of 2005.
However, vacant possession was only handed over in June 2006, after a delay of 7 to 8 months.
The condo was developed largely to target the students at UCSI, which is located close by. The development is supported by a decent selection of amenities. A Giant hypermarket is located opposite Angkasa Condominiums, and there are numerous eateries within 500m, such as McDonald’s, cafes, kopitiams, mamaks, and more.
As for facilities within Angkasa Condominiums, there is a badminton court, basketball court, tennis court, and gymnasium. Due to its prime location, accessibility is also a breeze as there are highways leading in and out of the mature area.

Project Details
There are 3 blocks at Angkasa Condominiums, all standing at 25 storeys tall. With 600 units, this development can be classified as high density. The built-ups range from 920 sq ft to approx. 1,000 sq ft. Each unit is a standard one, with 3 bedrooms and 2 bathrooms.
Considering that the towers are up to 25 storeys, the upper floors could enjoy views of the KL skyline, depending on its orientation. Most of the units are tenanted to UCSI students. Therefore, there are quite a number of foreigners and outstationers staying at Angkasa Condominiums.
This freehold development neighbours Puncak Banyan, Sri Cendekia, Taman Taynton View, and Taman Orkid Desa. Puncak Banyan, a medium-cost condominium, is another development by the same developer.
It has been said that the students at UCSI prefer to stay in Angkasa Condominiums which is closer (about 170m) to the university, and well surrounded by an abundance of amenities within short walking distance. Additionally, those who drive would need to make a U-turn to get to Taman Connaught’s business district.

Angkasa Condominiums is served by a network of highways and expressways, such as Shah Alam Expressway (KESAS), East-West Link Expressway (SALAK), Cheras-Kajang Highway, and Middle Ring Road 2 (MRR2).
Besides that, it is a 5-minute drive to the Bandar Tasik Selatan LRT station, which hosts KTM Komuter, Rapid KL LRT, and KLIA Express. Furthermore, the Integrated Transport Terminal for the southern hub is located beside the Bandar Tasik Selatan LRT station.

Analysis
Owners of Angkasa Condominiums were understandably upset due to the late handover of vacant possession by the developer. There were also reports that the developer increased the maintenance charges from RM0.12 per sq ft to RM0.18 per sq ft, which is 50 per cent increment from the rate given in the Sale & Purchase Agreement (SPA).
Angkasa Condominiums was developed to target the UCSI student population. There has also been reports of too many foreigners staying there who caused disharmony. Whether these are based on personal bias or actual reported cases, that is unconfirmed.
