Analysis
Imperial Residence, with its low density, could be favoured by families. However, as this development is opposite Green Terrain Prima Villa, which has 208 units. So collectively, one could say that that adds up and the area itself is no longer low density as traffic would be certainly increased.
Advantages of living at Imperial Residence:
- Only 229 units, quieter living within the development
- Good location; close to many amenities
- Availability of toll-free routes
- Freehold
- Quiet neighbourhood
- MRT stations nearby
As for the negative points, there’s the bottleneck due to the single lane (one lane per way) from Cheras-Kajang Highway to this area. That single main road also serves the population in Taman Rasa Sayang, Taman Sri Aman, Taman Cheras Mas, Taman Lagenda Mas, Taman Putri Jaya, and Taman Tun Perak.
Imperial Residence is constantly compared to Green Terrain Prima Villa, as it is located just opposite. Comparatively, Imperial Residence was priced higher than Green Terrain Prima Villa, which was approximately RM280 per sq ft, at the time when Imperial Residence (about RM340 per sq ft) was launched.
Available listings in PropertyGuru in February 2021 show that the asking monthly rental for 1,139 sq ft units are from RM1,100 to RM1,500, while purchase prices are asking from RM400,000 to RM480,000.
For units purchased at RM425,000, and rented out at RM1,300 per month, the gross rental yield would be 3.67% per annum.
