Sierra 6 forms part of the 16 Sierra township in Puchong South. The large-scale development comprises different sub projects like semi-detached homes, bungalows, condominiums and serviced apartments, as well as commercial units like 3- and 4-storey shop offices suitable for F&B outlets, retail stores and other business operations.

Surrounding subprojects that are still part of 16 Sierra township include Dumalis, Lyden and the upcoming Avens.

Moreover, Sierra 6 is strategically located near major highways such as South Klang Valley Expressway (SKVE) that provides direct access to Putrajaya and Cyberjaya. Travelling to the heart of the capital and Kuala Lumpur International Airport (KLIA) is also a breeze as residents can easily traverse the Maju Expressway (MEX) via an interchange at Seri Kembangan. Motorists can also conveniently go to Puchong through the Lebuhraya Damansara-Puchong (LDP) highway, while the upcoming Serdang–Kinrara–Putrajaya Expressway (SKIP) is nearby as well.

At present, travelling from Sierra 6 to Kuala Lumpur City Centre (KLCC) takes over 40 minutes by car (26.8km to 33km), but that is expected to change when the MRT 2 becomes operational by 2022. This is because the 16 Sierra township will have its own MRT station along the Sungai Buloh-Serdang-Putrajaya Line (SSP Line).

Sierra 6 is also relatively close to shopping malls, hospitals and educational institutions. For instance, the Serdang Hospital is 10 minutes by car, likewise for the popular IOI City Mall, and in the mall’s vicinity stands Giant Hypermarket and AEON Supermarket.

The Rafflesia International and Private Schools is a 750-metre walk or a two-minute drive, while travelling to Alice Smith School, SJK(C) Bukit Serdang and SJK(C) Han Ming takes between 14 and 17 minutes as all three are within 8km of the development.

As for tertiary learning institutions, Universiti Putra Malaysia (UPM) is a 9-minute drive (8.3km). LimKokWing University of Creative Technology is 12 minutes by car (8.4km), Universiti Tenaga Nasional (UNITEN) is 14 minutes (12.4km), while the Multimedia University (MMU) is farther at 17 minutes (12.7km).

We compared Sierra 6 with two other similar projects in the immediate vicinity, namely Dumalis and Avens, which are also part of the 16 Sierra township being developed by IOI Properties Group.

As you can see from the above table, units at Sierra 6 have a similar price range compared to Dumalis, but the former has a more expensive minimum price. In terms of affordability, Avens has the advantage, that is if you can wait for its completion in 2019. If you’re looking for larger space, go for Dumalis. If you’re facing budget constraints, opt for Avens. But if you’re looking for something in between, Sierra could be your choice.

Prior to the announcement of the MRT 2’s Sungai Buloh-Serdang-Putrajaya Line (SSP Line), we wouldn’t have advised you to purchase a home in Sierra 6, given its remote location. But given that the 16 Sierra township will have its very own MRT station, the attractiveness of the residential properties there has increased substantially. Furthermore, these homes are ideal for nature lovers given the project’s 16 themed gardens, including a massive 7.2-acre Central Park.
