Notice the goliath residential towers above? Garden Plaza’s impressive modern architectures will leave you astonished just by looking at it. Completing in 2015, there are 3 blocks of SoFo towers which have already been fully sold out. According to the developer, the residential suites will have the capacity to house a population of roughly 7,000 people. Hmm, that seems to be a bit too dense for my investment liking. Not forgetting, competition for rental yield is also extremely competitive in Cyberjaya, with numerous SoHos and studio apartments around town. For instance, both of MCT’s projects, The Place and Sky Park @ Cyberjaya are located much closer to Lim Kok Wing University, thus, would prove to be a major investment threat to Garden Plaza. However, if you are just looking to stay here, then you will no problem settling into these three exquisite ivory towers.

Just buy a unit and move in. That’s what Mah Sing wants you to do with its fully furnished residential suites which are completed with air conditioners, queen size bed, study table and chairs, wardrobe, electrical appliances and a full set of kitchen cabinet with hood & hob. Quality sanitary fittings and wares are also provided, along with aluminium framed windows and plywood flushed doors. Probably, the only thing that is debatable is the ceramic tiles used for its floorings. Nevertheless, considering the initial launch price was between RM400 – RM500 psf, this project is a real bargain. Overall, well done to Mah Sing for providing such high quality finishings.

There are 4 layouts available in the Garden Plaza residential suites including Type A1, Type A2, Type B2 and Type C. The Private Suite A1 is the smallest unit with 450 sf in size, which is also identical to the Type A2 unit. Now, it is not uncommon for a studio unit to include a single bedroom but the Type A2 Student Suite has taken the word “pigeon hole” to a whole new level with 3 bedrooms and 2 bathrooms. Similarly, the Student Suite B2 is equally as compact as Type A2, with 4 bedrooms and 3 bathrooms squeezed in a tight compound of 700sf. Probably the only unit you can get with an adequate breathing space is with its Family Suite, which is the Type C unit. It is the only unit that comes with a larger living area, dining hall, kitchen, 3 bedrooms and 2 bathrooms. Besides, it is also more suitable for a family stay with a spacious design of 1,000 sf in size. Nonetheless, all four units have proven to be quite successful as they are no longer available for purchase.

While the residential suites have been fully sold out, the retail components are still opened for sale. There are still several units available from 1,824 – 1,833 sf and are priced at RM1,208,800 – RM1,836,800. Unlike the other launches in Cyberjaya, Garden Plaza is smacked in the middle of Cyberjaya and Putrajaya. This strategic location enables those who are frequently travelling between those two places to own a really convenient and comfortable place to stay. In fact, those coming from LDP highway will save at least 10 minutes of their travelling time by avoiding the need to enter the Cyberjaya town centre. Besides, there are some potential to generate rental income from its residential suites as well, with a direct link to Lim Kok Wing University being provided.

Accessibility wise, it has always been great in Cyberjaya with multiple highways connected to this city such as LDP, MEX, ELITE, NKVE and SKVE. Initially launched in 2012, Garden Plaza was quoted at a very affordable rate of just RM400- RM500 psf. This is great as the residential suites include high quality furnishings that enable immediate occupancy. As a matter of fact, all units have been fully sold and they are now only available through the secondary market. The retail units however, are still available and are priced at RM650 psf. Considering that there are many rich students and residents around the neighbourhood, it will definitely be a good long term investment if you are planning to start a business here. In terms of competition, you should watch out for MCT’s Sky Park @ Cyberjaya, with an initial entry price of RM600 psf.

More importantly, it has become the focal point that is connecting Cyberjaya to Petaling Jaya and Putrajaya, making travelling between those places extremely convenient. In fact, you should also be excited with the upcoming addition of the Cyberjaya City Centre and MRT station close to Garden Plaza in the future. However, if you are not planning to stay here, investing or starting a business in this township is extremely viable with many wealthy students and affluent people around. All and all, Garden Plaza would be most suitable as a long term investment rather than a personal home, in my opinion.
