Horizon Hills has been steadily attracting both local and foreign buyers since its start in 2007. Prior to the launch of Iskandar Malaysia in 2006, there were not many choices when it came to high-end residential properties in south Johor.

Horizon Hills is a 50:50 joint venture between Gamuda Land Bhd and UEM Sunrise Bhd. Both parties undertake the development of the township that spreads across more than 1,200 acres. They were one of the first developers to cater to the needs of buyers looking for high-end residential properties in Iskandar Malaysia. Residential properties at Horizon Hills were higher than the average selling prices way back in 2007. However, the take-up rate was good.

The developer has invested over RM200 million on infrastructure and was the first developer in Iskandar Malaysia to offer golf club memberships to house owners for the 18-hole golf course within the development. All Horizon Hills residents are entitled to complimentary membership at Horizon Hills Golf and Country Club (HHGCC). Facilities including swimming pool, tennis and badminton courts, gymnasium, restaurants, cafes, spa and beauty centre, and a ballroom.

Horizon Hills’ strategic location is its strong selling point as the project is easily accessible

Horizon Hills’ strategic location is its strong selling point as the project is easily accessible, being just 18km from the Second Link Crossing in Tanjung Kupang, Gelang Patah, and close to Lebuh Iskandar, North-South Expressway, Perling-Pasir Gudang Highway, and Skudai Expressway.

Horizon Hills’ signature features include:

  • A 200-acre international 18-hole golf course, with 12 acres of golf frontage designed by master course architect Ross Watson
  • A signature resort clubhouse designed by Ernesto Bedmar, which expresses the township’s resort living concept
  • Johor’s first residential wetlands, complemented with 400 acres of open space, 150 acres of themed gardens, 30km of cycling path, 2km of canal garden system, 50-acre lake and a 2.5km shoreline
  • A dedicated international zone called Expat Village to cater for the growing industries in south Johor and Singapore

The target audience for Horizon Hills includes those looking to upgrade to newer homes, those working in Singapore, Malaysians residing in Singapore, and Malaysians working in the integrated resorts in Singapore. It also targets foreigners in Singapore, Indonesia, China, and the Middle East.

The low-density master-planned township, comprising 13 precincts with a total of 6,000 homes is estimated to complete in another 6 to 7 years. The township has a gross development value (GDV) of RM7.2 billion.

Project Details

Located in the heart of thriving Iskandar Malaysia, Horizon Hills is a low-density residential project that spreads across 13 precincts. It has a private 18-hole par 72 designer golf course, and sets a new benchmark for property development in Johor.

Most of the projects in Horizon Hills are landed homes with individual titles.

Horizon Hills’ masterplan was based on the development principles that Gamuda incorporates in all its townships – accessibility and connectivity, sustainable designs, lifestyle facilities and amenities, and safety and security.

Only 30% of Horizon Hills’ natural topography was reshaped. So homes are built on naturally undulating terrain, with views of the golf course. Close to 45% of the township has been preserved as green lungs and water features.

In addition to the three-tier security system, the township also adopts the crime prevention through environmental design approach (CPTED). Residents get to enjoy a wide range of amenities and facilities, including the 200-acre golf course and the 150,000 sq ft resort clubhouse that has an Olympic-size swimming pool, children’s pool, gymnasium, yoga and dance room, table tennis room, tennis court, grand ballroom, café and restaurant, badminton court, and reading room.

Analysis

When the development was launched in 2007, it started off with a good brand and masterplan, which probably contributed to the success of the township. The link houses are popular among upgraders and young couples. The demand for landed residential property in south Johor, especially in Iskandar Malaysia, has been encouraging. The market there still prefers landed to high-rise residential developments.

Most of the projects in Horizon Hills are landed homes with individual titles.

Even in completed precincts, the developer continues to add value, such as extending walkways to connect the precincts. Houses in Horizon Hills have appreciated through the years. For example, 2-storey link houses with built-ups of 3,087 and 3,162 sq ft that was launched in 2012, and completed 2 years later, were sold from RM831,800 then. In 2017, a 3,162 sq ft intermediate unit was sold at approximately RM1.3 million.

Summary

Over the past 13 years, the township has earned a reputation as an affluent resort-style township. The success of Horizon Hills lies in its overall planning. Within the township is a commercial area, which has a variety of food and beverage outlets, grocer, clinics and schools.

The value of properties is very much dependent on post-vacant possession and the overall maintenance of the township. The developer has set up a property service department to look after the maintenance of the township, such as road cleaning, pest control and tree planting. While the upkeep of some of the earlier precincts has been surrendered to the local council, the developer continues to look after the common areas in the township.

Despite the soft market, sales have been good at Horizon Hills as the demand for landed properties continues to remain strong

Despite the soft market, sales have been good at Horizon Hills as the demand for landed properties continues to remain strong. Iskandar Malaysia should remain attractive due to its proximity to Singapore, high job creation and migration growth rates, good infrastructure and generally accommodative investment policies.

At Horizon Hills, it goes beyond buying a home. It is buying a lifestyle.
