Curvo Residences is the final residential phase of the first integrated development in Setapak, SkyArena.
Horizon Hills has been steadily attracting both local and foreign buyers since its start in 2007. Prior to the launch of Iskandar Malaysia in 2006, there were not many choices when it came to high-end residential properties in south Johor.
Horizon Hills is a 50:50 joint venture between Gamuda Land Bhd and UEM Sunrise Bhd. Both parties undertake the development of the township that spreads across more than 1,200 acres. Analysis
When the development was launched in 2007, it started off with a good brand and masterplan, which probably contributed to the success of the township. The link houses are popular among upgraders and young couples. The demand for landed residential property in south Johor, especially in Iskandar Malaysia, has been encouraging. The market there still prefers landed to high-rise residential developments.
Even in completed precincts, the developer continues to add value, such as extending walkways to connect the precincts. Houses in Horizon Hills have appreciated through the years. For example, 2-storey link houses with built-ups of 3,087 and 3,162 sq ft that was launched in 2012, and completed 2 years later, were sold from RM831,800 then. In 2017, a 3,162 sq ft intermediate unit was sold at approximately RM1.3 million.
Summary
Over the past 13 years, the township has earned a reputation as an affluent resort-style township. The success of Horizon Hills lies in its overall planning. Within the township is a commercial area, which has a variety of food and beverage outlets, grocer, clinics and schools.
The value of properties is very much dependent on post-vacant possession and the overall maintenance of the township. The developer has set up a property service department to look after the maintenance of the township, such as road cleaning, pest control and tree planting. While the upkeep of some of the earlier precincts has been surrendered to the local council, the developer continues to look after the common areas in the township.
Despite the soft market, sales have been good at Horizon Hills as the demand for landed properties continues to remain strong. Iskandar Malaysia should remain attractive due to its proximity to Singapore, high job creation and migration growth rates, good infrastructure and generally accommodative investment policies.
