The views are without a doubt would be spectacular, as promised by the developers. Residents who have booked or purchased units at the North West and South East will have the view of Suria KLCC, as well as many other office buildings around. The sales rep assured that given the extreme height of the establishment, there won’t be any visual obstruction insight especially for higher floors. And most of the developments belong to the government and any developments on their land would take a while. It would be impossible for PULAPOL or UTM Semarak campus to be taken down and replaced by skyscrapers. For those located at the North end of the establishment, lo and behold, you will be seeing greens! You will be able to see Titiwangsa Golf Course and Titiwangsa Lake Garden. Personal recommendation, these are the best lots among all. A change in sight doesn’t hurt.

There’s an undeveloped 1-acre of land located next to Expressionz with a cloud of uncertainties of future development. But do enjoy the view of little Sungai Bunus for the time being while the land is still barren.  The is a river called Sungai Bunus nearby. Given Sungai Bunus record, the hardest hitting flood occurred in 1971 and a relatively similar scale happened on Dec 13, 2011, where Jalan Tun Razak was affected tremendously due to the spillover from Sungai Bunus. Government since then has given their undivided attention by expediting the Sungai Bunus Flood Mitigation Project in 2013. This was also considered apart of the River of Life project.

Therefore, Sungai Bunus will be going through a complete makeover in not only making it durable against flash flood but more appealing to the eyes of the beholder and this include Expressionz’s residents.

But let’s look at Expressionz as a home. Put aside the modern marvel that it promises to bring but the practicality of living in such architectural wonder.

The residential suites provide nine types of design and size. Ranging from 643 sq.ft. to 1405 sq.ft., Expressionz isn’t all about size. Given the fact that it is located in the city center, where space are rare and precious to many developers. Most of the bigger units are taken. For those who are still keen to buy at this late stage, units with two bedrooms or less are the remaining units left. Let us just deal with what are available.

Type A1-C, sized at 868 sq.ft. has two bedrooms and one utility room at its dispense. There is no distinctive divider between the living and dining area. It can only fit a two-seater sofa and any sitting object would be a surplus requirement in this scenario. The unit has an open kitchen but the location seems to be a bit bizarre. It is located behind the proposed living area.

The master bedroom is elegantly done and arranged. Ample of space for wardrobe as there is a walk in closet attached before the bathroom’s entrance. It is a dream room for women with shoes and bags to store. When asked about the utility room, it is nothing more than a tiny storage compartment, located behind closed doors in the master bedroom.

Expressionz’s location is extremely tight! Built on a 1.3 acre of land, it is smacked right in between Wisma BERNAMA and a small undeveloped land. It makes one to wonder how would the future residents commute in and out of the area . The 2-way road of Jalan 1/55A leading up to the location is extremely small!

The jam will heighten with the BERNAMA folks rushing in for work and the residents of Expressionz rushing out for work. Upon exiting Jalan 1/55A, you will face a bigger jam of those from Jalan Tun Razak entering Jalan Semarak or simply heading to KLCC. What about folks travelling all the way up on Jalan Tun Razak heading to Jalan Ampang. Or even those heading to PULAPOL or Menara FELDA. Please do bear in mind that Menara TH Selborn, Wisma Perkeso and Menara Celcom are also among the many immediate office buildings nearby. Imagine the rush?

Just leaving the area itself is a hassle! What should be a five minutes drive would end up as a 20-minute commute if you are caught in the jam.  There goes business / leisure lifestyle! Even the roads to the development are a bit of a headache. Those commuting to this area will face the dreaded jam especially at the Bulatan Pahang that is currently facing a make over due to the DUKE extension. Just don’t miss the U-turn before Bulatan Pahang or else…

Undeniably the area is surrounded by amenities. Hospitals are just a stone throw away. PUSRAWI, HUKL and Institute Jantung Negara are within a short driving distance. Estimation of arrival would be an understatement. It’s Jalan Tun Razak where all the bottleneck jams occurred. But physically these hospitals are relatively close.

For those who would stay here due to close proximity to work, you would still need a car especially if you need to commute to the offices. There aren’t any LRT stations within a walking distance nearby. But no worries, the kind people of Expressionz are providing shuttle busses every hourly to top areas within the city centre. Perhaps that could ease the headache when it comes to commuting.

For cultural and outdoor activities, the residents especially expats would be able to enjoy the facilities nearby. The grandeur of Istana Budaya is just around the corner for theater aficionados. Can’t imagine carrying the golf clubs all the way to the greens but some folks have done it before! There are many areas or places that can be accessed without going through the mad jam of Jalan Tun Razak given the fact that you are willing to walk on foot. It can be done but it really depends on your will power.

More amenities for residents

Places for groceries are everywhere. Some would walk up to Intermark’s Jaya Grocer. While others would go to the distance of Great Eastern’s Cold Storage and even the one located at Suria KLCC, via foot. Yes, you still can drive there but the jams are not just a daily thing but an hourly thing. Just try to commute during the odd hours in order to avoid the morning and lunch rush as well as the evening madness.

Nestled in a prime area has lot of advantages, but is it really worth all the jams, on going constructions and infrastructures stacked side by side? Yes there will still be greens to view through the tall towers of Expressionz but getting out of the place is rather a ‘bummer’ though.

Summary

This establishment is purely for investment. For those looking for a long term place to call home, this is not the establishment to purchase. Given its high end design and image projection, Expressionz suits those who needs a place stay for a short duration of time. Based on how Expressionz is marketed as well, expats would definitely be the key residents of the area. They would probably be the ones renting and  taking up most of the units here. Do bear in mind, the units are fully furnished and it is definitely hassle free for any relocation!
