Project Details
Offering luxury and privacy in an environment of sustainability in the heart of the city is Novum, the prized development that is going to change the landscapes of Petaling Jaya. These homes that will present an intrinsic design to passerby are formed from a series of interlocking structures, where the very units themselves play a part in creating the design.

There will be a total of almost 15 different layouts which are generalised into three main categories of Type A, Type B and Type C. Each main category is then further broken down into smaller categories that differ in sizes slightly and in designs. The only similarity each category type will carry are the number of bedrooms and bathrooms it will have. For example, the main category and all sub-categories of Type A will have two bedrooms and two bathrooms; but they may all vary slightly in size.
Some of the features that buyers will need to watch out for lies heavily on whether they wish to have a balcony or not. As with the different category types, some of the units may have a balcony while others will not, in order to present the intrinsic designs the developers have planned.

Another deciding factor of which unit to pick is the view that residents plan to have. There are only two views to choose from, either the Petaling Jaya view or the Kuala Lumpur view. While future residents will probably not be able to see the KL Tower or Petronas Twin Towers from their future homes, buyers are mostly advised to choose the Kuala Lumpur facing units. This advice is also usually heeded, once the buyer finds out that there is a huge parcel of empty land just behind Novum in the Petaling Jaya view direction. If a taller building were to be built here, all views will be blocked by the future building.
For those that are wondering about the Federal Highway views, there will not be any. This will come as a relief for those that prefer not to see any more traffic once they step through their doors. Novum will not be built parallel to Federal Highway, it will be built inwards; hence the no view of Federal Highway nor traffic.
Designed to meet the future head on, the developer is building a service for future residents of Novum. The service is in form of a smartphone application, which has in fact already been built and is running on Beta mode. In future, residents of Novum will be able to utilise this app to pay their monthly maintenance fees, and even book facilities that require reservation. For example if residents want to book a room at the Business Centre, they will be able to book a room directly through the app without the hassle of walking to the management office, filling up forms and waiting for feedback.
Novum will host a variety of extraordinary facilities. Amongst some of the outstanding ones include the Kitchen which is literally a large Kitchen with a ‘restaurant’ portion attached to it to host parties. The purpose of having a Kitchen is for guests to host parties without messing up their units or worrying about the lack of space. All the host has to do is place a booking, hire a chef and send out the invitations.

Also dedicated to savvy professionals, Novum has a proper Business Centre that comes with a lounge for visitors to chill out, and private rooms to conduct business meetings. These are proper meeting rooms with meeting room facilities provided inclusive of whiteboards, and again all the residents need to do is place a booking through the app for the room they desire. The best part of all these facilities is that they are all already paid for in the maintenance fee and usage of these facilities are ‘free’ with no extra charges.
One of the unusual factors of Novum is that it is one of the few freehold developments in this area. It is a factor that the developer does not play up, but is an astounding one for aside from the South View serviced apartment located a stone’s throw away also in Bangsar South, there are no other freehold residential nor commercial developments in Bangsar South.
Novum also provides a low density to its residents with only 729 units spread out over 3 acres of land and three towers. As compared to South View which has 1,204 units spread out over only two towers, Novum is the better choice for those who value their privacy. Tower A of Novum stands at 40 storeys tall, Tower B at 37 storeys and Tower C at 41 storeys. Type A and Type B of Novum comes with one free parking lot, while Type C and Type D comes with two free but tandem parking lots.

All units at Novum come partially furnished with a top range of taps, Hans Grohe showers and basins. The kitchens come with a full set of built-in cabinets, space for a large fridge and built-in hoods and hobs. Enticingly, the kitchen also comes furnished with an oven. The bedrooms and living rooms are ready furnished with air-conditioners, but unfortunately water heaters are only provided in the master bathrooms. All other bathrooms come with only water heater points.

Located on Commercial title land, future residents of Novum have to pay commercial utility rates. Novum is however governed by the Housing Development Act (HDA), hence residents enjoy the benefits of being protected under the Malaysian housing laws.
Location
Novum is a project that is designed for the city loving dwellers with its busy location in the heart of the city surrounded by office buildings, fronting the Federal Highway and being within 5 minutes of Mid Valley Megamall one of the country’s most popular shopping malls; and also a favourite mall of visiting tourists.

Novum is located in Bangsar South, a township that was in the recent past known as Kampung Kerinchi. Similar to what Mont Kiara was in the past, in a turn of events with Singaporean developers entering the property market in Malaysia, the slums of Kampung Kerinchi was renamed to Bangsar South and was transformed into the growing upscale township it is today.

With the majority of Bangsar South being developed the UOA Group and IJM Land entering the area with the prestigious Pantai Sentral Park township, future residents of Novum will enjoy unprecedented accessibility with new roads being built and they will also benefit from the future LRT 3 line that is being planned for this area.
Even without the upcoming LRT 3 line that will be going through Pantai Sentral Park, residents of Novum will still have unprecedented access to the Kerinchi LRT Station. According to the plans being drawn, Novum will be within a mere 50 metres to the pedestrian bridge that runs across the Federal Highway and connects to the Kerinchi LRT Station. From this station, KL Sentral the hub of all public transportation in Malaysia is a short 15-minute ride away.

Federal Highway will be the main point of access for residents of Novum. In order to avoid the congestion of overpopulation in Bangsar South, there is a new access road being built to KL Gateway from the Federal highway which residents of Novum can also use as a shortcut to get back home.

There is another access road that connects directly to Bangsar South instead, in lieu of providing more entry points to the area. By utilising these access roads, residents also enjoy direct access to the New Pantai Expressway (NPE) which leads to Damansara, Section 16 of Petaling Jaya and Bandar Utama. These roads are generally congestion-free.
By driving deeper into Bangsar South, future residents of Novum will also be able to get out onto the New Klang Valley Expressway (NKVE). As many motorists use this road as a shortcut to the highway, traffic congestion during peak hours render these roads untravelable.
Many long time residents of Bangsar South who lived here since before this area was renamed and developed have complained that this area is no longer the peaceful neighbourhood it once was, and just getting from their homes to the highways take a minimum of 45 minutes in what would in the past be less than 5 minutes.
This is however unavoidable, and residents who have flexi working hours will benefit the most from their easy access to the numerous highways. From the NKVE, residents of Novum are able to get to the heart of Kuala Lumpur in less than 20 minutes, Kuchai Lama in less than 15 minutes and to Cheras in approximately half an hour. In short, accessibility to these highways provide an excellent network of ingress and egress roads for future residents of Novum.
The area of Bangsar South is however not entirely transformed yet, as can be witnessed by driving deeper into the neighbourhood to get to NKVE. Low cost flats and apartments still mar the skylines, although many of them have been repainted in order to keep up with Bangsar South’s new image.
There have been rumours that these buildings are going to be torn down in the future by UOA Group, but the long time residents of these apartments are understandably unhappy about the situation. Although there has been no public announcement made, there have been very strong sentiments from the internal staff of UOA Group that the conclusion of tearing down the low cost flats and apartments is a forgone one.
With its ideal location between Petaling Jaya and Kuala Lumpur placing it at less than 5 minutes from PJ State the commercial hub of Petaling Jaya and less than 15 minutes from the Kuala Lumpur City Centre on a day of clear traffic, residents of Novum will be close to some of the best local and international schools for all ages. University Hospital is literally at the next highway exit, Columbia Hospital is approximately 2 kilometres down the road from the latter, and Pantai Hospital of Bangar is less than 10 minutes away from home promising the best in healthcare.
In lieu of good food, there is a flood of varieties to choose from for the future residents of Novum whether they wish for street food or fine dining. The former can be found at both Petaling Jaya and Kuala Lumpur with a quick search on the internet, while fine dining from most nationalities can be found at Gardens, Mid Valley Megamall and the Nexus Shopping Centre that is even closer to home than Mid Valley Megamall.
Analysis
Price Analysis
After comparing Novum to all the surrounding developments, it is concluded that it is firstly ‘better’ than its counterparts because it has Freehold title, and is located in a just as prime location with fantastic access to highways and public transport. So how does it compare in terms of pricing?
The closest development that can compare to Novum is naturally South View, as both are of Freehold title and both are in almost the same area. The average price psf at Novum is as of November 2015 approximately RM1,020 psf, as compared to South View which had an approximate launch price of approximately RM1,000 psf. The nearby second phase of Pantai Sentral Park was priced at approximately RM780 psf during its lauch, although its units are by far larger than those offered at South View and Novum.
From comparing nearby residential developments, Novum does indeed appear to be selling at market price, which is admittedly on the understandably high side. Buyers of Novum however believe that their purchase will be a worthy investment for the future.
Summary
With the flood of developments congesting Bangsar South, Novum does appear to be a very appealing one because of its low density and unique designs. It will not be able to boast of panoramic views on hilltops such as at Pantai Panorama, nor of being ensconced in nature such as the Pantai Hillpark developments. In fact, future residents of Novum may even be bothered by the highway noises on Federal Highway even through the 8 millilitre soundproof windows provided by the developer; but one thing Novum has that non of the other developments have as of yet is unparalleled access to an LRT station that is less than 400 steps away from its door.
