Molek Pulai consists of one tower block 26 storeys in height. The fact that there are only 150 units, 8 units per floor alongwith 3 lifts to serve all the residents makes it nothing less than a low-density development. Most developments in Iskandar can be medium density and yet Molek Pulai pretty much defines what low-density is all about.

With only 150 units in total and 8 units per floor alongwith 3 lifts to serve all the residents it is indeed a bargain to reckon with. There is not doubt that at around RM600 per square feet, it may not be the cheapest offer in town so to speak along with a maintainance fee of 0.35 sen.

Two parking bays are given to all unit owners with the exception of the Type A residents. The parking bays start from levels 2 to 6, whilst the shop lots are located at levels 1 and 2. Level 7 is the facilities podium. All residential units start from level 8 upwards. Level 3 is the SOHO level.

Do remember that Type A – 1 bedroom starts at around RM580,000. 2 Bedrooms at around RM650,000 and 3 bedrooms and above at around RM900,000.

But if you actually visit Berinda Properties’s Sales Gallery at Jalan Molek, Taman Molek, you will see for yourself how aesthetically simple the layout of the showroom unit (Type C) really is. I was there and was immediately impressed by how well planned it was, better than a lot I have seen these past few weeks. Even I would buy if given the chance.

I was ushered into their only showroom unit, Type C. Immediately I was taken aback by the way it was laid out. Simple yet aesthically comfortable to the eye with everything within a very short walking distance which I kind of like.

All units however do not come with a balcony and quite frankly a lot of residents prefer it this way. There is plenty of room behind the kitchen in the Yard area for a “Wet Kitchen” setup, a washing machine and hanging up your laundry. The 3rd bathroom is located right next to this Yard area and straight next to the kitchen making it a nice convenience.

Taman Molek is a main township in Johor Bahru, Johor, Malaysia. It was developed by Pelangi Berhad Group in the 1990s and is now a mini commercial hub with several major banks : Standard Chartered, HSBC, Al-Rajhi Bank, Kuwait Finance House, Royal Bank of Scotland, OCBC, UOB, RHB Bank, EON, Maybank, Hwang-DBS Investments. It is surrounded by Taman Johor Jaya, Taman Redang, Taman Desa Harmoni, Taman Saujana and is adjacent to two major golf courses, Ponderosa Golf and Country Resort and the Daiman 18 Golf and Country Resort. It is becoming increasingly popular as a commercial and residential area and with a direct link to Johor Bahru slated to open soon.

It is also close to the Tebrau-Plentong corridor which is seeing tremendous growth and also a lot of high end developments such as waterfront and marina type projects along with hotels and more commercial areas set to come in future.

A little known fact about Taman Molek is that for about half century it was the site of the main transmitting station of the BBC or British Broadcasting Corporation in the Far East – known locally as BBC Tebrau – before this was relocated to Singapore. In the old days the Masai Trunk Road was popularly known as the BBC Road.

What I found interesting is that Robert Kuok owns all the land featured in their land model in the main lobby showroom featured below (3 photos)

Berinda properties with around 40 years experience dealing with properties only shows how mature this company is. As you can see from these three photos – model – the whole land are is huge and they are planning many more developments as time goes on.

What was told to me by the Sales Gallery staff was that Robert Kuok and Berinda Properties have acquired this huge plot of land in order to make into one large township, self sufficient and able to provide a high-end kind of living for all who live in it and if I had missed anything said to me, I pretty much can bet that it will be just that, no need to venture to Johor Bahru city.

With a waterfont in front of one of their other developments, Ponderosa to boot the whole environment, I would like add that this is one of the few places in Austin Hills that is going to be one of these environmentally friendly places where you would like to be.

To the rear of the above photo, well behind Molek Pine 1,2,3 and 4 there was an army camp which has since moved to Kluang, I was told.

By the way, below are some photos I took in front of Berinda Sales Gallery, Jalan Molek. These seem to be the quaint shop houses-cum- Japanese and Korean eateries, perfect for all the Koreans now living in Molek Pine 2 and 3 and something to look forward when it comes to the incoming Japanese residents in Molek Pine 4 which I will be covering as well.

Summary

The fact that the majority of the purchasers on this upcoming development happen to be Japanese only demonstrates how appealing this residence is. Malaysians of course love it too according to the sales staff at Berinda Properties. What really got me was the fact that our “Sugar-King” Robert Kuok who now resides mainly in Hong Kong, PRC is behind all these developments. Not only does Berinda Properties have Molek Pulai, but also three others – Molek Pine 1, 2, 3 and 4 with the plan to build another Molek Pine 5.

Molek Pulai I would declare is the smallest of them all but located in the same township (See above land area photos fully owned by Berinda Properties/Robert Kuok) that Berinda Properties owns right now. It’s a beautiful mature location what with plenty of shops, banks, and sundry shops of all kinds not forgetting the quaint Japanese and Korean shops and eateries right in front of your “doorstep” so to speak – right in front of the property facing the street.

For me, I was impressed with how neatly designed Molek Pulai is, a wonderful type C unit layout, one lovely Japanese toilet function, cool may I add and something I believe that’s amazingly efficient!. At the price offered, its competitive, not necessarily that cheap but there again, when its comes to something as high-end as Molek Pulai and where its located, a mature township where everything is within a few minutes drive, what do you expect?. Do remember that Robert Kuok owns all this and you can be sure of a great development, well structured, well maintained with excellent in-house facilities to boot and with a great financial foundation.

The best thing being – you are living in a very mature neighbourhood, so you don’t need more than five to fifteen minutes to get to where you need to go like a Bank, to a Shopping Mall or even one of the Major Expressways. It’s a buy well worth considering above all others.
