Curvo Residences is the final residential phase of the first integrated development in Setapak, SkyArena.
Bandar Seri Impian is a flagship project by Matrix Concepts Holdings. It comprises 15,000 completed and sold residential and commercial properties, with an approximate gross development value (GDV) of RM1.3 billion.
The township is within the vicinity of Kluang, and it embraces the lush greenery and nature. This mixed development unfolds across freehold land, with some projects that have been completed, and some that are still being developed.
The developer has allocated plots to develop schools, bus terminal, market, fire station, a medical centre, post office, police station, religious worship places, shopping complex, public libraries, and healthcare centres. As for facilities, there’s a 13.5-acre lake park with exercise stations, playgrounds, basketball court, futsal court, badminton court, reflexology areas, cycling and jogging paths, and a gazebo.
Matrix Concepts has been developing projects in Kluang since 2005, upon signing a joint-venture development agreement with Koperasi Kemajuan Tanah Negeri Johor Bhd to develop a former plantation site into what is now known as Bandar Seri Impian. The township was initially named Taman Seri Impian, but it was renamed in 2015 when the development expanded and its population grew.

Project Details
The residential component at Bandar Seri Impian is extensive, encompassing single-and double-storey terraced, semi-detached, and bungalow units. In the first half of 2017, the developer launched 5 projects (a mix of residential and commercial). The developer has said that the residential properties in this township are in the affordable range, from around RM400,000 to around RM500,000 for double-storey terraced houses, and RM200,000 to RM300,000 for single-storey terraced houses. Overall, all launches have received good response, with about 75% to 80% take-up rates.
Based on the master plan published in their website, the residential component of Bandar Seri Impian consists of several neighbourhoods – Impiana Garden, Impiana 2, Impiana Casa, Impiana Casa 2, Impiana Casa 3, Impiana Villa, Impiana Damai, Impiana Indah, Impiana Villa 2, Impiana Bayu 1, Impiana Bayu 2, Impiana Bayu 3, Impiana Alam, Impiana Kopketa, and Impiana Heights.
In July 2017, the developer launched Casa 3A with 138 units of double-storey terraced houses, with selling prices from RM438,000. More residential properties were also unveiled during the second half of 2017 at Impiana Bayu 3A and Impiana Damai 2.
Launched in September 2020, Impiana Damai 2A offers a choice of two layouts. The first, Eloisa 1 has a built-up area of 2,875 sq ft, while Eloisa 2 has a built-up area of 2,650 sq ft. Impiana Damai 2A offers a 1-acre park integrated within its vicinity, for exclusive use by its residents. This phase is scheduled for completion in Q4 of 2022.
The commercial and retail hubs in Bandar Seri Impian are named Impiana Square and Impiana Avenue. They are located in the heart of the township, overlooking the lake park. To accommodate the demand of a growing population, Impiana Avenue was launched in 2009. As for Impiana Square, the 80-acre freehold commercial development was launched in 2016, and it has a gross development value (GDV) of RM190 million.
Impiana Square is expected to become a commercial hub within the Kluang district due to its location that directly connects it to the Gemas-Segamat-Kluang-Pasir Gudang Expressway. It is also easily accessible via the Jalan Kluang- Bandar Tenggara road with connections to interchange/exit points to the new highway. Impiana Square comprises 2- and 2½-storey shop-offices, with built-ups starting from 2,640 sq ft. The selling price of these shop-offices was from RM888,000 onwards.
Set in the peaceful town of Kluang, Bandar Seri Impian provides a relatively safe environment, with 24-hour gated and guarded security in each neighbourhood. The most exclusive of the neighbourhoods are the Olive Premium and Safira Premium bungalows, which are the lowest density and the biggest homes. The township is expected to be self-sufficient as the development grows.
Phase II of Bandar Seri Impian will be located adjacent to the existing township, and it will occupy a 309-acre freehold site. This development is slated to offer 3,329 residential units.

Bandar Seri Impian is located about 9km from Kluang old town, and the project would appeal to homebuyers who want to purchase a modern home in a new township.
The township is accessible via the existing Jalan Kluang-Bandar Tenggara, and connected to the proposed Gemas-Segamat-Kluang-Pasir Gudang Expressway, which will feature a dedicated interchange at Bandar Seri Impian. With this, Bandar Seri Impian offers potentially good connectivity to:

In the future, the distance from Bandar Seri Impian to Tuas, Singapore, will be around 70km. That means residents would need just about an hour or so, to reach their destination in the Iskandar region or Singapore.
The township is also connected via the national railway, while the Senai International Airport is about 80km away. Additionally, Bandar Seri Impian is nestled at the foot of the Gunung Lambak Recreational Forest. Set against this green backdrop, the township offers a serene and calm ambience.
