Curvo Residences is the final residential phase of the first integrated development in Setapak, SkyArena.
Eco Botanic is located in Iskandar Puteri, Johor, and it was launched in 2015. Developed by Eco World Development Group Bhd, Eco Botanic is about 70% developed as at October 2020.
Eco Botanic is a fully strata-titled, gated township that is scheduled for completion over 9 phases by 2020. It has a total gross development value of RM3.794 billion and is accessible from major highways, including the Iskandar Coastal Highway, Pasir Gudang Highway, Skudai Highway, North South Expressway and the Second Link Expressway.
After the successful launches of Eco Spring and Eco Summer in Tebrau, and Eco Tropics in Pasir Gudang, EcoWorld will be expanding its southern portfolio with Eco Botanic 2. The 200-acre Eco Botanic 2 will be sited right beside Eco Botanic, with approximately 27 acres of green reserve.
While Eco Botanic is a gated and guarded luxury development catering mainly to the upgrader market, Eco Botanic 2 is crafted for first-time homeowners, young families, and the M40 group. The M40 group consists of young individuals and families, whom the developer can continue to serve their needs, as their investment capacity grows over time.
The development would offer landed homes priced between RM600,000 and RM900,000. There will be a Bumiputera discount of 15%, which puts the price range between RM520,200 and RM833,000.
About 20% of Eco Botanic 2 has been earmarked for a commercial development that will offer shops and 3 apartment blocks. It sits adjacent to the commercial component of Eco Botanic, making it a combined commercial area of 50 acres.
With a gross development value (GDV) of RM1.67 billion, Eco Botanic 2 is scheduled to be completed by 2025.

Analysis
According to the developer, majority of their products are priced between RM500,000 and RM700,000, as this range is very much in demand by the buyers in Johor, who are mostly first-time homebuyers.
The registration response to Eco Botanic 2 has been encouraging and the potential buyers will be mostly owner-occupiers. EcoWorld also assists potential buyers in doing pre-loan checks.
Eco Botanic 2 will only offer terraced and garden homes, so there will not be any bungalows or semi-detached houses. The development is owned by a special purpose vehicle (SPV) jointly held by the state government and EcoWorld.
Iskandar Malaysia should remain attractive due to its proximity to Singapore, high job creation, and population growth. That said, the area will have many more developments to come as there is still plenty of land to be developed.

Summary
Over the years, the developer has seen a shift in its buyers’ demographics. When Eco Botanic was launched in 2015, about 50% of the buyers were Generation X. Lately, however, almost three-quarters (70%) of the buyers are Generation Y and Z, who are probably supported by their Generation X parents.
