The Lead Residences is a highly anticipated project that was followed closely by many investors and buyers since before its launch. Discussions on popular threads like Lowyat forum were running amok with speculations and comments, creating even more curiosity and hype on this project. Its main talking point was of course its location just in front of Aeon and its dedicated pedestrian bridge.
The Lead Residences was designed to be an all-in-one home that will incorporate a lifestyle of convenience and comfort to its residents in a well connected environment. Residents will enjoy not just a privileged lifestyle as part of an integrated development but also a very low density of homes which will ensure maximum peace and privacy to families.
There will be a total of only 403 units of homes at The Lead Residences while the boutique hotel beside them will have a total of only 98 rooms available. Aside from being able to enjoy the convenience of a shopping centre a pedestrian bridge away, residents of The Lead Residences will also enjoy a total of 42 retail shops below their homes. These shops are not resident-exclusive, as visitors to Aeon are also able to utilise the services at these shops.
The Lead Residences will offer a simple total of three layouts to its buyers. The smallest unit at these homes are 855 sf, followed by the slightly bigger unit of 1,065 sf and 1,317 sf. A quick visit to the showroom showed that the developers are not only meticulous in their design as can be seen in the architecture of the show gallery, but they are also generous with a show units for all three different layouts.

Checking out all the three different show units, the conclusion that can be drawn is that the biggest unit is obviously the most spacious and beautiful, but because of the designer’s excellent planning, even the smallest unit of 855 sf appear to be quite spacious.

There are no odd corners, everything is rather straightforward that even with a wet kitchen and spacious drying yard for all the units, the remaining space is adequate enough that even the 1,065 sf unit is sufficient for a moderately sized family. It is situated in Bukit Tinggi of Klang, and is also located relatively close to the well planned township of Setia Alam which is mere minutes away.
The location of The Lead Residences is the envy of many. Not only is it within walking distance to Aeon Bukit Tinggi, it is in fact connected by a dedicated pedestrian bridge to the neighbourhood shopping mall. The Lead Residences is neighboured by its sibling developments of The Landmark, an office development which is aptly named for its designs and location, and a boutique hotel that will be sandwiched between The Lead Residences and The Landmark.

With The Lead Residences’s utmost convenience of access routes, finding The Lead Residences in the city of Klang is no harder than just searching for Aeon Bukit Tinggi on Waze. This branch of popular supermarket franchise is not to be mistaken with Aeon Bukit Raja which is the one closer to Taman Berkeley in the older part of Klang easily accessed from the Federal Highway.
When approaching the area, the first thing visitors will notice is that this development is very easily accessed via the New Klang Valley Expressway (NKVE) at approximately only 20 minutes from Glenmarie in Subang. The drive takes a very short time on a clear smooth road, and before you know it you’ll be taking the turn off to Setia Alam.
The next thing that visitors will notice is that they are in a very well planned township with wide and spacious roads. Traffic lights are numerous on the main roads which may be a cause for pain during peak hours, but are otherwise fine during weekends. While the convenience of having a shopping mall within walking distance to home via a dedicated pedestrian street may be all fine and dandy, other factors such as education and health institutions are also just as important in the makeup of a perfect home’s location. Hence the next thing that was studied about the surroundings of The Lead Residences were its amenities.
It was found to be quite satisfactory with this part of Klang being newer and better planned. There are four medical healthcare centres within a short distance of The Lead Residences, namely the Andalas Medical Centre, Arunamari Medical Centre and the Pantai Medical Centre of Klang. The general hospital of Klang is also nearby.
The Lead Residences does not fail in the education department which will be good news for families with school-going children planning to move here. Of the popular public schools close to The Lead Residences is the Hin Hua High School and Sekolah Menengah Kebangsaan (SMK) Convent. There is also Beaconhouse Klang, an international preschool in the area while the nearby Regent International School nearby takes in students between the ages of 4 and 16.
Aside from Aeon Bukit Tinggi as an entertainment centre which is not as exciting as the bigger shopping malls in the Klang Valley, residents can easily avail themselves at Setia City Mall which is no more than 25 minutes away from The Lead Residences. This shopping mall makes up for everything that is not available at Aeon Bukit Tinggi, inclusive of a cinema and outlets of popular apparel brands.

Other forms of entertainment close to The Lead Residences is rather unorthodox but is so exciting that it attracts visitors from all over Klang Valley. Every Saturday night approximately 15 kilometres from The Lead Residences in Setia Alam is the longest pasar madam in Malaysia at 2.2 kilometres long. Its biggest attraction are its gastronomic choices of food, and in as crowded as it is, the wide streets ensure ample space for visitors to move around.
The only slack part to the location of The Lead Residences is that is undeniably more suitable to those working in Klang than in the city of Kuala Lumpur due to its distance to Kuala Lumpur approximately 42 kilometres away. Shah Alam and Subang are much nearer at only 21 and 27 kilometres away respectively.
Analysis
New property developments have been popping up like mushrooms after rain in Klang. This comes as no surprise with the continuing scarcity of land closer to the city, and more highways being developed to make the travel distance between cities closer and more bearable. The upcoming LRT Line 3 that is to reach into Klang and have a stop close to The Lead Residences doesn’t hurt its prospect either.
As a result, pricing of new properties in Klang are on a continuous hike but are still bearable and reasonable. Amongst some of the other new developments which are not so much in the immediate vicinity but are also of massive market interest are Gravit8 and The Maple Residences. The former is a mixed development of similar concept to The Lead Residences, while the latter is part of a large township considerably further out on the outskirts of Klang
Prices of The Lead Residences averages at approximately RM656 psf, The Maple Residences at between RM550 and RM600 while Gravit8 ranged between RM500 and RM550. It is obvious from here which is the pricier one, but is understandably so for its far more convenient location within town itself as compared to the other two.
Summary
The Lead Residences is opined by many to have been overpriced during its launch. It is however quite clear that these are the usual grouches of society, as the project sold very well despite the slower market sentiment at the time of its launch. The fastest units to have been sold out at The Lead Residences were the smallest ones of 850 sf which were bought mainly by investors.
The bigger units at The Lead Residences mainly attracted home buyers looking for their first home or desiring to upgrade their homes instead as they found the larger sizes to be ideal. All in all, this was a hot project in the market which egged buyers into making their purchases fast.
