16 Sierra’s show units, particularly Akira, are located in the actual houses in their actual enclave and that’s a good thing. This gives prospective buyers an accurate impression of what it would be like living in that house, such as if the layout is practical and user friendly, what he could do in terms of ID or modifications to suit his lifestyle and even little things like where the windows open out to and the actual views he will see or if the rain will come in to a particular section of the house, or if it is suitable for pets, if there is enough parking space and so on and so forth. He can also test for himself the workmanship and actual materials used for the windows and clasps, door handles, bannister finishing etc ─ in short, a real feel of the real thing.

What you will see as you enter the house. The space under the staircase has been cleverly covered up to turn it into a storeroom

Location
Sierra Zentro would be the first thing you’d see of 535-acre 16 Sierra if you were driving along the SKVE anywhere near the Plaza Toll Ayer Hitam East-Bound. Sierra Zentro is the commercial component of the mostly residential 16 Sierra township and comprises very eye-catching 3 and 4 storey shop offices perfect for banks, supermarkets and such to serve the needs of the growing township and its surrounding neighbourhoods. Sierra Zentro (phase 1) was launched in 2013. Today, the project is putting in its finishing touches, ready to serve an emergent community.
Indeed, 16 Sierra the garden township, launched in 2010, is fast becoming a household name now that it is in its 6th year of development, and having completed or is in the midst of completing 8 of its developmental phases. (There are 16 lined up, hence the name 16 Sierra).

16 Sierra, located on “high-ish” ground about 90m above sea level, can be prominently seen and accessed through 3 existing highways ─ SKVE, LDP, MEX and MAJU, and a fourth upcoming one SKIP, as well as through a few trunk roads from the Bukit Jalil Highway.
Getting There
If coming from the Bukit Jalil Highway, one can use the inner roads through Kinrara to join to Persiaran Puncak Jalil. Or you could turn in to Taman Puncak Jalil itself from the said highway which then cuts through to 16 Sierra via Persiaran Puncak Jalil (the same straight, traffic-less, residential road if you had turned in from Kinrara), then to Persiaran Puncak Jalil 1, then to Persiaran Lestari Perdana, pass Giant Hypermart/The Atmosphere and Sfera and then straight across the bridge that goes over the LDP, then on to Persiaran Alpinia where you will see the wall sign that announces your arrival at 16 Sierra.
Or you could use the SKVE itself if you are coming from Putrajaya, Semenyih, Kajang, KL and Cheras. The SKVE is the most direct access to use. Or if you are coming from Puchong, PJ, Sunway and Klang, you could use the LDP and make a turn back at the Diamond Interchange.
From Persiaran Lestari Perdana, turn right to Jalan Putra Permai, pass by Giant Hypermart Seri Kembangan, Sfera Residences and The Atmosphere to head straight across the bridge for 16 Sierra

Connection By Rail: MRT and HSR
16 Sierra is not only connected by roads but also by rail. The Sungai Buloh-Serdang-Putrajaya (SSP line) will have Station 31 (S31) at Equine Park, S33 at 16 Sierra, S35 at Cyberjaya City Centre and S36 at Putrajaya Sentral to interchange with KLIA Transit.
And speaking of the KLIA Transit, there is exciting news for frequent travelers as in the pipeline, is the RM43b High Speed Rail KL-SG line (HSR) that will cut KL to Singapore travelling time to a mere 90 minutes. This project will commence in 2017.

16 Sierra is 2.5km or 5 to 10 minutes to Giant Hypermart, The Atmosphere and Pasar Borong Selangor, 4.3km or 9 minutes to Taman Ekuin’s AEON Jusco, and 8.9km or 9 minutes to the super-regional IOI City Mall in IOI Resort City, Putrajaya (via the breezy, mostly traffic-free SKVE).
The township is 13km or 13 minutes to the Government Administrative Centre in Putrajaya and over at the other end, also 13km or 15 minutes (via the LDP) to the famous IOI Mall in Bandar Puchong Jaya, Puchong.
And when it comes to the City Centre of Kuala Lumpur City Centre: 26km, KLIA: 34km and Hospital Serdang: 7km.
Education

Summary
These days, every astute property investor is bullish about Puchong South because they know that’s where growth is at.
Puchong South is actually a relatively new tag for the vast 50-odd sq km tract spanning the entire southern portion of Puchong from the south end of the Ayer Hitam Forest Reserve, to the border of the ELITE Highway, right up to the perimeters of Cyberjaya and Putrajaya and just across the boundaries of Seri Kembangan.
Before it was rebranded though, there was no Puchong South. Actually there was no name for the area that was vaguely referred to as the jungle, estate and ex-mining land fringed by little shanty towns and languid villages in “that section of Serdang”. In fact, over at the Sri Kembangan side of things, a huge swathe of land called the Ayer Hitam Landfill Site (where many upscale new developments now surround) was the open dumping ground for more than 3,000 tonnes of the Klang Valley’s daily waste and refuse. That was what the area was all about in those days. The stench that permeated the air 24/7 for miles around gravely impacted the rise of real estate there for a long time.
But all that, of course, is now in the past…recent past, that is.
The entire dump site is today a Landfills Park for jogging, walking and exercise. The oxidation ponds are still there, as you can see in the picture below. Entry to the park is free, of course.

See No 4: The Landfills Park’s entrance and signboard is located along Persiaran Lestari Perdana in Taman Lestari Perdana, in between Taman Ekuin and Taman Puncak Jalil. All these areas are now loosely supposed to be in the vicinity of Puchong South. But because they were built well before the name was coined, they are thus, not officially known to be in Puchong South. Yes. It’s a bit confusing. Meanwhile, this is what the Landfills Park looks like inside. 1. These endless roads where no cars are allowed are great and safe for jogging. 2. Another jogger walking on man-made paths inside the overgrown brushland. 3. and 5. There are gazebos everywhere for pitstops. 6. The oxidation ponds are still being used. 7. Signboard showing all the no-nos.
Covering up the dump site is not the only reason why Puchong South is doing so well these days although the move did contribute to the area’s recovery from a fetid past.
Puchong South has become a hot spot for development because of many factors. For one, the real Puchong ─ the one called Pusat Bandar Puchong inside throbbing Bandar Puchong Jaya and Bandar Puteri Puchong ─ is now too developed, too packed and too expensive to bargain for affordability, whereas Puchong South, still pristine in many ways and just “waking up”, has room to manoeuvre, including room to build townships of luxurious landed properties within idyllic botanical settings that pitch a lifestyle replete with contemporary comforts as demanded by the rising affluence of the growing population there.
That’s the draw of Puchong South.
Besides, its PSF prices are amenable and certainly a lot less than the older properties in advanced areas like Puchong Central (subsale Semi-D at RM571psf in Bandar Puteri) or even Kinrara (subsale Semi-D at RM583psf in BK6).
And, Puchong South is heavily connected ─ not just by the road and highway infrastructure but also by MRTs (as shown above in the Location section) to access a selection of nearby shopping malls, entertainment, recreation and food and beverage options, as well as educational institutions at all levels and types.
In The Final Analysis
So given all these things going for 16 Sierra ─ its excellent location, its potential to “ong”, its environment-friendly, garden-inspired concept, its stylish architecture, its quality materials and finishings, its family centric-ness, its developer’s good standing in the industry…the question you’ll have to ask yourself is: Will the township boom and will the home you put your faith and money into today give you the returns you seek tomorrow?
