Scenaria at North Kiara Hills is a beautiful development in Segambut consisting a mixture of condominiums and link houses. The project is undertaken by the property conglomerate UOA Group. UOA Group was founded in Australia in 1987 and was listed on the Australia Stock Exchange (ASX). Subsequently, it moved its operations back to Malaysia in 1989 and is headquartered here ever since.

After it moved its operations back to Malaysia, the group listed on the Malaysia Stock Exchange in 2011. Considered to be a seasoned player in the property market, UAO Group is involved in many areas of the real estate business such as property development, construction, property investment and property management.

UAO Group is famous for its trademark UOA buildings all over Klang Valley such as UOA Damansara, UOA Pantai, Menara UOA Bangsar, UOA Damansara II, UOA Centre and UOA II Kuala Lumpur. Spanning across a mass acreage of 9.8 acres, this is one of the biggest development in Klang Valley in terms of land area. It is a visible difference from other condominiums as some developments occupy only one third of its total area. 2 acres of the areas are solely dedicated for natural greenery landscape. There is a man-made waterfall landscape which symbolizes balanced living towards the end of the condominium. As the old adage goes, seeing is believing.

If you had made a trip personally to the project, you will notice that although it comprises of 937 units, it gives visitors a very spacious feeling. The distance between units on a floor is wide enough that you barely hear anything from your neighbour’s end. In addition to that, Scenaria also boasts an Olympic pool size and a modern-looking gymnasium. One notable appearance of Scenaria is its extremely spacious lobby and drop-off area.

Another impressive characteristic of Scenaria lies in its extremely spacious car parking space with easy entering and exiting routes. This is attributed to the expertise of UOA Group, which build and manages many car parks in Klang Valley. Each unit will be allocated 2 parking lots.

Scenaria has just been completed and successfully handed keys over to its purchasers on February 2016. It is in a ready to move in condition. It is a freehold development with residential strata title. Having a residential title significantly reduces utilities charges and assessment fees compared to a commercial title residence.

The launching price for Scenaria is at around RM650 psf for the condominium and around RM600 for the link houses. Maintenance fee is set at RM0.22 psf. This is considered to be reasonably low compared to its neighbouring Mont Kiara residences, which can easily fetch up to RM0.45 psf.

There will be a maximum of 3+1 bedrooms and 3 bathrooms allocated for the condominium while the link houses enjoy a staggering 4+1 bedrooms plus 7+1 bathrooms. Our initial reaction to the 7+1 bathrooms was to question the necessity of such abundance.

The built up for the condominium ranges from 1,019 – 1,300 sq.ft. whereas the link houses are from 4,068 – 4,136 sq.ft. There are 6 types of layouts for the high-rise condominium, namely type A, B, C, D, E and F. Type A is a 1,019 sq.ft. unit with 3 bedrooms and 2 bathrooms. This is the smallest unit out of the 6. A big family might find it a little cramped in this unit.

Type B is slightly bigger at 1,021 sq.ft. but comprises of only 2 bedrooms with 2 bathrooms. The difference between type A and B is the latter having a larger room area as it only has 2 rooms compared to the former. On the other hand, the former sacrifices on space by having smaller bedrooms space.

All other units are bigger units comprising of 3 bedrooms and 3 bathrooms with type C measuring 1,168 sq.ft., type D at 1,300 sq.ft., type E at 1,262 sq.ft and type F at 1,250 sq.ft. Type D is the most spacious unit out of all.

The link houses have two types of units available, namely type A and type B. Both are 3 storey units. Type A measures at 4,068 sq.ft, made up of 4+1 bedrooms and 7 bathrooms with 1 powder room. Type B is slightly wider with a sq.ft. of 4,136. Similarly, the unit is made up of 4+1 bedrooms and 7 bathrooms with 1 powder room.

All units come with laminated timber flooring for bedrooms. Let’s not put high hopes on furnishing as the developer does not offer anything for purchasers. There will be no air-conditioners, kitchen storage nor wardrobe in store. However, toilet accessories such as shower head, basin and shower screen will be given.

The facility will be secured with a 3-tier card access security system with 24 hours CCTV monitoring and guard patrol. There will be card access into lift lobbies on all car park levels and ground floor. The security system covers lift access, which carries residents to designated floor only.

The Location: Segambut@North Kiara

Segambut is a township in Kuala Lumpur that is tucked between the comforts of two other major townships Mont Kiara and Kepong. In the early days, Segambut is widely characterized by its rural areas in Segambut Dalam and Kampung Sungai Penchala. As the years go by, developer starts to take an interest in the area by developing it into middle class areas of Taman Sri Segambut and Bandar Manjalara. This extends to the neighbouring high-end accommodation of Mont Kiara and Sri Kiara. It is considered to be a township with a diverse population base.

As is the case of Bangsar South which was previously known as Kampung Kerinchi, developers are taking up the task of developing this township at a rapid pace, looking to convert and rename it into North Kiara or North Kiara Hills. With the renaming, developers are hoping that it will appear more attractive to prospective investors and residents.

Segambut is well-connected to a number of of major routes in Klang Valley. If you are travelling from Damansara Perdana, Mutiara Damansara or Bandar Utama, Penchala Link serves as a quick way to arrive at Segambut although you have to pay a toll charge of RM3.00 at the Bukit Lanjan interchange. Another alternative route would be to go from Lebuhraya Damansara Puchong (LDP) and through MRR1 to arrive at Segambut but this is the longer way. For those who are travelling from Ampang or KL City Centre, you can take the Duta Ulu Klang Expressway (DUKE) to reach Segambut. Segambut is nearest to Kepong and Desapark City as you can evade toll at all to reach the town.

The lively township of Mont Kiara is located right beside Segambut. The abounding amenities available in this affluent township make staying in Segambut desirable. Just a stone’s throw away lays lively night-life entertainment outlets, modern restaurants, grocery stores, shopping centre and other necessities. Residents will have the chance to frequent Plaza Mont Kiara to do their shopping.

In terms of education, Segambut is near to a number of famous institutions ranging from kindergartens to tertiary institutions. A few notable international schools present within close vicinity are such as the Mont Kiara International School, French International School and Garden International School. Another prosperous township near to Segambut is Desa Sri Hartamas. You will also find a diversity of entertainment available here. The Hartamas shopping centre is not considered large but is substantial to fulfil shopper’s every needs such as grocery and eateries. Night-life entertainment such as pubs and drinking places are also in abundance in Sri Hartamas. Publika is another large shopping centre nearby, which houses a lot of eateries. It is also home to the famous, modern and fresh grocery chain Ben’s Independent Grocer.

In terms of medical centre, the closest facility to Segambut is the Sime Darby Medical Centre. It is house to many specialists and medical experts, aiming to serve residents’ medical needs.

Within 10minutes drive from Segambut lies the Kuala Lumpur Golf & Country Club (KGCC). The prestigious golf club features an 18-hole course, a West as well as an East course. Summary

Segambut, or the upcoming North Kiara is still a developing area with a lot of small roads and is pretty congested, especially during peak hours. Residents will face traffic jam even just to cross over to the neighbouring Mont Kiara. As is the case with Bangsar South which was previously Kampung Kerinchi, it will take considerable time before it is fully developed. If you choose to ignore the infancy stage that it is in, it is a perfect place to live in; consider it a half-half between a quiet sanctuary and an urbanized township. The other entrance of Scenaria which leads to Desapark City and Kepong is less congested though.

Due to the township of North Kiara being in its infancy and developing stage, some might find it desirable to invest now in a buy-low-sell-high strategy in later years. Also considering the myriad of amenities available in Mont Kiara, Desa Sri Hartamas and Solaris, Scenaria is definitely a good choice for investors. Some might also find it attractive that their new address will bear the name of North Kiara, replacing Segambut.
