Curvo Residences is the final residential phase of the first integrated development in Setapak, SkyArena.
D’Alpinia Township, Puchong South ─ GPS Coordinates N 2°58’42.4668’, E 101°39’14.3202’ ─ is a 77-acre self-contained integrated township built by Hap Seng Land. It has four distinctive landscaped themes: 1) Tropika (superlink, townshouse and Semi-Ds); 2) Urbana (Bungalows and Link Bungalows); 3) Andana (Condo and Villa) and 4) Business Park D’Alpinia.
D’Alpinia is “different” in the sense that it is one of the very few developments in Malaysia that is based on the “Build Then Sell” (BTS) concept, meaning the homes are completed first with CCC before they are put up for sale, and not the other way around as widely practiced. The show units are within the actual house itself so that buyers get the real deal, such as feeling and seeing the materials used for fittings, floorings and finishings and what it would be like living in that home on that street.
D’Alpinia is a 30-minute drive from the KL City Centre and is strategically located within the southern Golden Triangle of Puchong, Seri Kembangan and Putrajaya with direct access from the LDP expressway.
About URBANA Link Bungalows
Urbana is the second phase of development within D’Alpinia. Comprising 64, elegant 2.5-storey Bungalows and 2 and 2.5 storey Link Bungalows, these properties are crafted as homes that meet the needs of discerning homeowners ─ lots of space, lots of privacy and a residence that one can be proud to come home to.
Of the two property types, only a limited number of the Urbana 2.5 storey Link Bungalows remain.
These homes are generously proportioned and built with versatile space. The choices that remain are between Type E Ascending (Built-up ─ 4168sq ft going up to the 2nd floor) with 5+1 bedrooms or Type F Descending (Built-up ─ 4031sq ft going down to the Lower Ground Floor) with 6+1 bedrooms.
All of them feature a contemporary architecture, wide entranceways and a generous balcony.

Left: This is Type F descending 2.5-storey Urbana Link Bungalow. These could be likened to Semi-Ds as they are built two-by-two with a generous surrounding garden and are “conjoined” only at the upstairs lanai as can be seen in the Right picture. Thus both houses are separated and yet linked.

Site Plan and Floor Plan of Urbana Type E and Type F

This is Type F (Descending) 2.5-storey Link Bungalow with a Lower Ground Floor, which explains why they look two storey. This means there are 2 gardens. The lower garden at the Lower Ground Floor allows for coming up to the Ground Floor.
Show House Look Around ─ Type F with Lower Ground Floor

Moving away, here is another view of the Dry Kitchen where you can see the staircase location. Behind the photographer is the Dining area which you saw in an earlier photograph.

Location of the Stairs: They lead up to the bedrooms upstairs or to more living/entertainment spaces 0n the Lower Ground Floor.

Left: Here is the stairs leading to the Lower Ground Floor with shot taken from the landing midway down. Right: As you arrive at the Lower Ground Floor, there will be a door ahead that allows you to enjoy your Lower Ground Floor lawn.

The Lawn View: The lawn leads to an incline up to the Ground floor garden. There are two views. Do you see apartments on the upper right hand corner of the picture? Well, that’s 16 Sierra’s La Thea Condominiums. That’s how close 16 Sierra is to D’Alpinia!

This is the Family Entertainment Space in the Lower Ground Floor. The glass doors on the right open up to the lawn you just saw. This area is large enough to include a full fledged bar.

Going upstairs further, here is the Master Bedroom. There is more to this bedroom than meets the eye.

Turn around and you get to the Walk-In closet, a popular addition to most modern bedroom designs nowadays.

And wait, there’s more. This is the Master Bathroom. There are 2 views here. The bathtub, washbasins and all fittings and tiling are included.

Summary
Hap Seng Land has already shown through D’Alpinia that practical designs, generous built-ups for down-to-earth pricing, privacy, low density, exclusivity, an empathy for the needs and wants of homeowners, work very well. Most of all ─ their BTS concept, has also proven effective.
Buyers are alleviated of having to do guess work regarding all aspects of their home as well as the worry of whether the project will be abandoned half way or not. What they see and touch and feel is what they will get, along with the keys to their home upon purchase. Furthermore, the BTS concept along with the giving of generous fittings and fixtures, makes moving in a cinch. Which explains why most of Urbana is sold out and why Andana, the Condo section was sold out within days of its launch, and all without much advertising. Only the Villa section of Andana remains and that only for a few more units. If they interest you, and the location, layout and architectire are right for you, you’ll need to hurry.
