Hillpark Shah Alam North: A green review.
There’s home, then there’s home next to 56-acres worth of park. The latter is what offered by Hillpark Shah Alam North, a 550-acre township developed in Bandar Puncak Alam by MKH Berhad.
Launched in phases, this project comprises of double storey link and superlink homes, and signature shops with future developments to also include bungalows, serviced apartments, a school, and a supermarket. There are six phases altogether so far namely Pines (2-Storey link homes), Cherry (2-Storey link and superlink homes), Olive (2-Storey link homes), Avenue (signature shops), Meranti (2-Storey link homes), and Maple (2-Storey garden homes).
The first three phases i.e. Pines, Cherry, and Olive are already sold out, leaving only the options of Meranti and Maple for the home buyers, and Avenue for the business owners, available. The starting price for Meranti is RM480,000, RM509,000 for Maple, and RM900,000 for Avenue, with built-ups starting from 1516, 1554, and 3078 square feet respectively.
What sets this project apart is as mentioned, its offering of nearly 56-acres worth of park in the form of common parks and individual-phase park; more on that in the ‘Project’ section but one thing’s for sure, that’s a lot of nature!

Hillpark Shah Alam North: Eco-friendly all around.
As mentioned, currently there are three phases to Hillpark Shah Alam North that are open for sale. They are 2-storey link homes Meranti, 2-Storey garden homes Maple, and 2-storey signature shops Avenue. Do note however for Meranti, more than 90% of its 392 units are already taken up.
There are two phases for Meranti link homes, namely Meranti I at 20’ x 65’ with built-ups starting from 1516 square feet, and Meranti II at 20’ x 70’ with built-ups starting from 1563 square feet. Meranti’s design sports a contemporary look with its square façade and clean architecture. Both phases come with four bedrooms and three bathrooms while price starts from RM480,000.
Maple is a 2-Storey garden home at 490 units in total that also comes with two phases namely Maple I at 22’ x 70’ and built-ups starting from 1554 square feet, and Maple II at 22’ x 75’ with built-ups also starting from 1554 square feet. Though bearing a modern look, there is also that traditional touch to Maple’s design that’s perfect for the more reserved type of people. Both types come with four bedrooms and three bathrooms with price starting from RM509,000.
The signature shops, Avenue, comes with three choices of land area namely 22’ x 70’, 22’ x 75’, and 22’ x 80’. There are 223, 2-storey shop units altogether up for grabs with built-ups starting from 3078 square feet and price starting from RM900,000.
The developer is even collaborating with PanaHome MKH Malaysia Sdn Bhd for its Maple homes. A subsidiary of PanaHome Corporation which in turn is a subsidiary of Panasonic Group (yup, the electrical appliances company), PanaHome MKH Malaysia Sdn Bhd will build the Maple’s building framework besides equipping the houses with Panasonic’s latest PURETECH Air Ventilation System, and two Panasonic Econavi 2HP Aircond units.
What’s unique about the construction process is that PanaHome will implement a Wall Pre-cast Concrete (W-PC) construction method that pre-fabricates large concrete panels like the flooring slabs, walls, and roofs at a temporary factory at the construction site, before later assembling them using a crane. This cuts down on transportation time of the building materials resulting in reduced construction period.
The PURETECH Air Ventilation System works by having a filter-integrated air supply fan unit installed outside the house which connects to an air outlet inside (both at the front entrance), ensuring a clean air coming in to the house, free from dust and other air pollutants. Ventilating fans installed inside the house will then be connected to pipe hoods outside to let the old air out, making room for fresh, clean air in.
But the selling point of Hillpark is of course its parks. Not only are they sheer in sizes covering almost 56-acres, but some of the parks are also exclusive. Apart from the main parks for residents of all Hillpark phases like the Central Lake Park and the Forest Park, each phase has its own dedicated park like the Cherry Linear Park, Meranti Central Park, Olive Central Park, and Maple Central Park. One can then choose to just hang out in their own precinct’s park if the thought of heading to the main parks is too much of a hassle (Olive residents may find it a bit too far to walk to the Central Lake Park, as opposed to Maple residents which precinct is located next to it).
Plus, these parks are fitted for one to fully appreciate nature in all its entirety. Provided are children playground, jogging track and bicycle track, and even an amphitheatre at the Central Lake Park which bears the possibility of an outdoor movie! There are even themes set for the parks like Herb Farm, English Orchard, Spanish Courtyard, and Japanese Rock Garden – talk about international, eh?
Hillpark Shah Alam North needless to say is one huge, green development. For the residents there, that means guaranteed nature living at its best.

Hillpark Shah Alam North: In which part of Shah Alam again?
Before learning more on the whereabouts of Hillpark Shah Alam North, why not have some read on the original Shah Alam first; an especially useful info for those who’ve never been to this part of Selangor.
The state capital of Selangor, Shah Alam covers a land area of 293km2 and is still growing in number, mainly thanks to its expansion led by the Shah Alam Municipal Council (MBSA). Many home seekers who prefer peace and quiet, and investors alike are eyeing this area more and more; creating a huge demand for property development there, evident from the blossoming of new townships as of late like Kota Kemuning, Setia Alam, and Bandar Puncak Alam.
This district however wasn’t so popular back then, circa the 90’s. Reason being is distance issue of course. Now however, thanks to the many arrays of highways like the Federal Highway, the New Klang Valley Expressway (NKVE), the Shah Alam Expressway (KESAS), the Guthrie Corridor Expressway (GCE), the North-South Expressway Central Link (ELITE) and the Kemuning-Shah Alam Highway (LKSA), Shah Alam is getting more well connected to other established cities and townships like Damansara, Putrajaya, and even the heart of Malaysia, the city centre of Kuala Lumpur. Not to forget Shah Alam’s bordering districts like Subang Jaya, Petaling Jaya, and Klang which consequently benefit from these excellent connections as well.
Different time, different issue. In this modern era where people are looking for a convenient and fast way to travel, Shah Alam like most Selangor districts faces the lack of the most reliable mean of transportation around, a train service. Sure there’s the existing KTM service but considering this district’s size, a handful of stations like in Batu 3 and Padang Jawa just won’t cut it. Most if not all Shah Alamians are resigned to using buses, cabs, and of course their own private vehicles to get about.
Then again, these same people are also content with just staying in Shah Alam twenty-four-seven. Considering how this place has all the modern day conveniences to offer, it is a good reason as any for the people there not to care much for other towns outside their own.
Take the education sector for example. In the many sections of Shah Alam, there are more than fifty primary and secondary schools strategically located for the convenience of Shah Alamians. For non-Shah Alamians alike, there are ample tertiary choices like the ever-famous University Teknologi MARA (UITM), the fast-growing University Selangor (UNISEL), and the business-oriented Management and Science University (MSU) to name a few. Talk about educated society!
Where health is concerned, apart from the many small private clinics, Shah Alam has its own government-supported hospital called Shah Alam Hospital which was opened in October 2015 after many years of delay, right next door to an existing community clinic called Poliklinik Komuniti Shah Alam. This caused quite the celebration among the public since no more one needs to drive all the way to Klang Hospital, only to face the overcrowding of patients there. Those who are more well-off though can always get themselves admitted into more comfortable private hospitals like the Darul Ehsan Medical Centre in Section 14, and Columbia Asia Shah Alam in Section 17.
After one gets educated about health, that’s when one will live an active lifestyle and Shah Alam Sports Complex in Section 13 is the place to go. Sports enthusiasts will surely appreciate Shah Alam Stadium with its 80,000 seats capacity, the indoor stadium (Melawati Stadium) that can accommodate 40,000 people at a time, the public swimming pool (Darul Ehsan Aquatic Centre), and the extreme-sports park called Shah Alam Extreme Park, all located there.
Now that you are more familiar with Shah Alam, let’s move on to one of its newer townships: Bandar Puncak Alam.
Spanning more than 14,000 acres of land, this township is located around 20 kilometres northwest of Shah Alam so naturally, it is much closer to Kuala Selangor and Klang. Rest assured, Bandar Puncak Alam still belongs to Shah Alam. Apart from Hillpark, other sub-townships belonging to Bandar Puncak Alam includes Alam Perdana, Alam Jaya, Ambang Suria, and Shah Alam 2.
Surrounded by decent highways like the New Klang Valley Expressway (NKVE), the Guthrie Corridor Expressway, and the Kuala Lumpur-Kuala Selangor Expressway (LATAR), Bandar Puncak Alam is no doubt surprisingly well-connected. There’s even a rumour that the proposal of a new highway called Damansara-Shah Alam Elevated (DASH) is getting approval in August 2016, despite its controversy of getting strong protests from Damansara residents whose home areas will be affected by the construction – truly a case of ‘One man’s loss is another man’s gain’.
Amenity-wise, this township has improved a lot over the years. You can count on any place to have the standard shops, but to have hypermarkets like Econsave and Tesco Puncak Alam is a sure sign that the particular area is booming. What’s more, there’s even a tertiary education offering in the form of Universiti Teknologi Mara (UiTM) Puncak Alam there, ensuring plenty supply of students (take note investors!).
Hillpark Shah Alam North sits on an elevated land located right along the road of Persiaran Mokhtar Dahari. UiTM Puncak Alam is literally across the street, a mere 1 kilometre away. This sub-township of Bandar Puncak Alam is also closeby to other amenities like being around 6 kilometres away from Tesco Puncak Puncak Alam, about 2 kilometres away from Puncak Alam Golf Driving Range, and around 4.5 kilometres away from Puncak Alam 2 Mosque.
To get there from Shah Alam or KL for that matter, one only needs to drive along the Persiaran Mokhtar Dahari road for around 15 kilometres after exiting Guthrie Highway’s Puncak Alam exit. Hillpark township will then be to the right.
Location-wise, needless to say that this township poses quite the potential be it for own-stay or investment since for the latter, there’s the UiTM Puncak Alam students for rental purpose.
Analysis
Hillpark Shah Alam North: An assessment.
Literally right next door to Hillpark Shah Alam North lies a terrace-link development called Castana at Seri Pristana. Interestingly enough, though the property is located less than 500 metres away from Hillpark, it holds a Sungai Buloh address. Then again, it’s not really a surprise since Bandar Puncak Alam itself lies at the border of Shah Alam, and is much closer to districts like Kuala Selangor and Sungai Buloh.
Nevertheless, Castana terrace-link makes for a good choice to better understand the potential of this area with Maple, being the latest phase in Hillpark chosen for comparison.

Though Castana is lower in density, keep in mind that Maple is part of Hillpark township that spans a bigger land size. Castana was completed in 2014 and to see its price appreciated to up to RM800,000 today is a good sign to how this area is quite well-received. For a fully furnished unit, Castana can even fetch rental rate of around RM1500.
MKH Berhad: On the right track.
Established for more than 36 years, MKH Berhad is quite the strong developer even making it into being listed in the Main Market of the Bursa Malaysia in 1995. They’ve even ventured into palm oil plantation in Indonesia in 2008, further strengthening their business model.
Having a huge presence in Kajang for more than thirty years (MKH stands for Metro Kajang Holdings), this developer has since extended their portfolios to include other parts of Kuala Lumpur and Negeri Sembilan. They’ve completed more than 30,000 units of mixed projects worth RM12 billion so far.
Summary
Hillpark Shah Alam North: The verdict.
Does Bandar Puncak Alam holds a prime address? The answer for most people would be: No.
Well, at least not for now. How can it be prime when there’s the likes of blooming townships that are faring better like Setia Alam, not to mention the established ones like Mont’ Kiara and Old Klang Road?
But for in the future, that’s a different story. Attracting big players in the property development industry like MKH, IJM Land, and EcoWorld shows that Bandar Puncak Alam can be prime too, given time.
The products however are undoubtedly good. To own a sensibly spacious, landed home that’s surrounded by parks in a place that’s not uber-far from KL (bear in mind, it’s still quite far though) for a reasonable price is quite a bargain. Especially in this day and age.
So if you’re a big fan of nature (creepy crawlers included), then owning a home in the green Hillpark Shah Alam North may just be for you.
