Built on 3.91 acres worth of freehold land, Temasya 8 is a project by I&P Group, the developer that started the township of Temasya in Glenmarie, Shah Alam. A wholly-owned subsidiary of Permodalan Nasional Berhad (PNB), this company was formed in 2009 with portfolios including residential developments like Bukit Damansara, Bandar Baru Bangi, and Taman Kelana Jaya, and commercial developments like Bandar Kinrara, Bayuemas, and Alam Sutera.

I&P Group is well-known as a trusted developer in Malaysia. Some of their achievements include being awarded ‘The Edge Top Property Developers Award’ for eleven consecutive years since 2003, and having completed more than 8,000 acres worth of developments all around the country.

This project comprises a 20-storey serviced apartment tower that houses 160 residential units. Coming with six different layouts, there are also three low-rise commercial blocks offering 104 business suites.

Temasya 8: Where about in Shah Alam again?

Before you can truly say you know Shah Alam, check out if you’ve covered these points first.

It is Selangor’s state capital covering 293km2 land area that is still growing, thanks to the expansion move by the Shah Alam Municipal Council (MBSA). Many new townships have been developed here as of late like Kota Kemuning and Setia Alam due to the many demands from home seekers and investors alike.

Back in the 90s however, Shah Alam wasn’t so popular. Reason being is distance issue due to the lack of sufficient highways. Now however, one can get to Kuala Lumpur from Shah Alam through the Federal Highway, to Damansara through the New Klang Valley Expressway (NKVE), and to Klang through the Shah Alam Expressway (KESAS), all with less travel time and much less of a hassle.

There used to be only the KTM train service serving this place with a handful of stations like in Batu 3 and Padang Jawa but now, an LRT Kelana Jaya line that extends all the way to Putra Heights from KL has just been opened that includes a station in Glenmarie which is a good news indeed.

The amenities in Shah Alam is pretty great though, so much so that most Shah Alam-ians couldn’t even be bothered with other places.

Take the education sector for example. Having more than fifty primary and secondary schools around Shah Alam’s many sections should be more than enough right? Plus, there’s ample tertiary education choices too like University Teknologi MARA (UITM), University Selangor (UNISEL), and Management and Science University (MSU) to name a few.

Health-wise, Shah Alam even has its own government-supported hospital called the Shah Alam Hospital that was opened in 2015 to divert congestion of patients in Klang Hospital. Apart from the many small private clinics around, there are also private hospitals like the Darul Ehsan Medical Centre in Section 14, and Columbia Asia Shah Alam in Section 17 for those who are more well off.

Those who crave an active, healthy lifestyle will appreciate Shah Alam Sports Complex in Section 13. Inside it, there’s the Shah Alam Stadium with 80,000 seats capacity, the Melawati Indoor Stadium that can accommodate 40,000 people at a time, the Darul Ehsan Aquatic Centre public swimming pool, and the Shah Alam Exteme Park extreme sports park.

Temasya 8 is located in Glenmarie, a township that’s located in the northern part of Shah Alam, approximately 6 kilometres away from Shah Alam City Centre, and neighbours Subang Jaya – Petaling Jaya’s southern district.

Located right beside the industry area called the Hicom-Glenmarie Industrial Park, there are many big and medium scale factories and businesses surrounding developments like Proton, Toshiba, Mercedez Benz, and Domino’s Pizza.

There are lots of amenities one can easily find within the vicinity of Temasya 8. There’s for example Paradigm Mall in Kelana Jaya, KDU University College Utropolis in Glenmarie, Subang Jaya Medical Centre in Subang Jaya, and the Shah Alam stadium in Seksyen 13, all within five kilometres away. The new Glenmarie LRT station is just around 600 metres walking distance, providing convenience for those who prefer not to drive.

Around five kilometres away from Temasya 8 lies an integrated development called Paramount Utropolis. Let’s compare these two projects to see how Glenmarie fares as a whole.

Obviously Temasya 8 wins in being a low-density development, perfect for those who crave peace and quiet. Then again, Paramount Utropolis being next to KDU University College means that high chances are, Temasya 8 may lose out on student tenant potential.

Summary

Temasya 8: The verdict

Is Glenmarie a prime spot? You bet it is. How can it not be when it’s part of Shah Alam that borders Kelana Jaya and Subang Jaya? We’re not talking parts of Shah Alam that neighbours (ahem) Klang here.

So it’s good that Temasya 8 is located there. Amenities in abundance all around, surrounded by convenient highways (though traffic is quite an issue here), and plus, the recently opened Glenmarie LRT station is sure to give it more value.

The product no doubt is good. But is it ‘Architectural Wonder’ material? Perhaps not. Just adequate enough for one to proudly own, be it for own-stay or for investment purposes.

Yes for the latter too since Glenmarie is definitely not a sleepy town.
