The Project: Greenwoods, Salak Perdana
An hour’s drive from Kuala Lumpur brings you to the quiet township of Salak Tinggi. A gem hidden from the uproarious metropolis living, Greenwoods at Salak Perdana is a sanctuary desired by many. Paramount Property presents to you the modern township of Greenwoods, consisting of 2-storey link houses, apartments and commercial shop lots.
Located within Taman Salak Perdana of Salak Tinggi, Sepang, the township is considered to be a new one with potential yet to be fully realized. There are 3 phases to the Greenwoods development. Phase 1 is called 96 Residences, while Phase 2 will comprise of apartments and Phase 3 of commercial shop lots. Phase 1 is currently under construction and will be completed in November 2017. According to the developer, the launching date for phase 2 and 3 is yet to be confirmed.
The 2-storey link houses will carry residential titles and hold a freehold tenure. The other two phases also carry freehold tenures with residential titles except for the shop lots which will have a commercial title. The whole project occupies a vast land area of 237 acres.
Paramount Property has set the listing price for Phase 1: 96 Residences from RM527,300 to RM1,234,800. There will be a 7% discount for Bumiputra buyers. There is currently no show house available for viewing as the whole site is still under construction. However, the developer reveals that they may have one coming soon.
True to its name, 96 Residences houses only 96 units of 2-storey link houses. The units retain a lot size of 20’ x 70’, which translates to 2,040 sq. ft. Each unit is made up of 4 bedrooms and 4 bathrooms. The most attractive point of 96 residences lies in its bathrooms. Each of the 4 bedrooms will have its own en-suite bathroom unlike most projects which only provide en-suite bathrooms for the master bedroom.
Each unit’s driveway is wide enough to accommodate up to 2 cars. For those who own more than two cars, this will not pose a hassle as they can conveniently park their cars on the roadside.
If you have ever been to Greenwoods, you will notice its serene setting with mostly residential homes in the area. The long stretch of road without any noise pollution makes it an ideal place to live in, unlike the hustle and bustle of typical city life.
Greenwoods residents enjoy a variety of facilities made available to them by the developer. For those who fancy Chinese food, a short drive to the town of Salak Tinggi solves the equation. The nearest hospital in Salak Tinggi is Hospital Serdang. However, there are a number of clinics present in Salak Tinggi such as Klinik Kesihatan Salak and Klinik Desa Geching.

A developing town belonging to the sub district of Salak Tinggi, Salak Perdana is situated in the southern part of Selangor. It shares its border with Kuala Langat to the west, Petaling to the north, Hulu Langat to the northeast and the state of Negeri Sembilan to the east. Sepang also completely surrounds Putrajaya which is a Federal Territory. Salak Tinggi is the capital city of Sepang.

It is known as the Silicon Valley of Malaysia due to its association with MSC Malaysia. The established Multimedia University (MMU) main campus as well as over 250 multinational companies is entrenched in Cyberjaya.
Covering a mass area of 612 square km, the district of Sepang has a population of approximately 220,000. What started as an initial small town has since blossomed into one with international stature following the introduction of several mega developments in the township.
Perhaps as an outsider, one might not be familiar with Sepang but the mention of the word F1 International Circuit will definitely ring bells. Established in 1999, the international circuit is one of the few in the world. The Kuala Lumpur International Airport 2 (KLIA2) began operations in recent years serving mainly the low-cost budget carrier airline AirAsia which was moved from the previous LCCT. KLIA2 recently changed name to LCC2.
There are a number of leisure establishments in Sepang such as Mitsui Outlet Park KLIA. Its main attraction are its duty-free goods such as apparels, perfumes and many more. Patrons from as far as Kuala Lumpur flock to Mitsui Outlet during weekends to shop and dine at its many restaurants.
A coastal beach in Sepang offer patrons good food and relaxation at its best. Bagan Lalang is famous for its seafood and grilled fish while offering the world-class Sepang Gold Coast resort to holiday-seekers. Situated within close proximity to the airport, the resort attracts tourists and locals alike who yearn for a natural and tranquil setting to relax in.
Connectivity to Sepang is made possible through a number of major paths. Travellers from the southern part of Malaysia, Johor, Melaka and Seremban utilize the PLUS North-South highway to arrive at the destination. Salak Tinggi ERL station is located in Salak Tinggi where the KLIA Transit Express Rail Link (ERL) from KLIA to KL Sentral stops every 30 minutes. Salak Tinggi is also known as the Airport City.

It is also home to KFC Hatchery, a latex glove factory owned by Wembley Rubber Products (WRP), the workshop complex of the Engineering Division of the Fire and Rescue Department.
There are a number of clinics in Salak Tinggi such as Klinik Kesihatan Salak and Klinik Desa Geching. These medical facilities are present to serve residents’ needs without them having to travel all the way to Kuala Lumpur.
Each F1 season invites countless visitors to Salak Tinggi and Sepang from all over the world and the township will be crowded. Most travellers stay at the Pan Pacific Hotel, Concorde Inn, Cyberview Lodge, Empress Hotel or De Palma Inn. The recently opened Transit Service Centre budget hotel at the Airport City Business Centre is becoming increasingly popular due its proximity to the KLIA and LCCT airports.
