Nestled within the comforts of a 27-hole golf course, Seiring Residences is made up of 2-storey Semi-D and Semi-D cluster homes. With only 32 units occupying the whole project, Seiring Residences is the true definition of low-density living.

Developed under its subsidiary Indah Jaya Development Sdn. Bhd, the project is under leasehold tenure as most of Bandar Tasik Puteri’s land is leasehold with 99 years expiry. If you have ever been to the site, you will realize that the trail preceding Seiring Residences is encircled with lush greeneries and is a very quiet one. The peacefulness and tranquility that it exudes brings its residents one step closer to nature.

Seiring Residences Masterplan

A check with the developer reveals that the project is expected to be completed in February 2017 and holds a residential title. The benefit of a residential title over a commercial one is that the assessment fee and utility bills are cheaper by almost half.

The 32 units of semi-D houses are divided into 2 phases. Phase 1 of the project consists of 16 units and is currently under construction. This will be ready by February 2017. Phase 2 of the development consists of another 16 units and its commencement is yet to be confirmed.

There are 2 types of units for Seiring Residences, the standard unit and units with extra land. The built-up for both units are 40’ x 80’, with lot sizes of 3,173 sq ft. However, the land area differs for the two units.

The land area for standard type of unit is 3,840 sq ft while the unit with extra land has a staggering land area of 6,346 sq ft. It essentially means that you can build another house of the same size on the extra land behind the unit. Depending on your preference, you might even want to build a swimming pool on it.

There is currently only 1 unit out of the 15 with the extra land built-up. All other units belong to the standard built-up category. The developer also reveals that this is the last unit available due to its potential customer failing to secure loan. Interested parties will have to act fast or wait for the second phase to commence.

The 2-storey semi-Ds are very spacious both inside and outside. This is evident from its 4 bedrooms and 5 bathrooms layout. The layout is designed such as the ground floor will occupy 2 bedrooms whereas the upper floor holds the other three. The master bedroom which is located on the upper floor will leave you in awe with its spaciousness.

Aside from that, there is also a maid’s room and store room on ground floor. Being a Semi-D, it has the advantage of having a living hall on the upper floor. The living hall which is situated right outside the master bedroom provides a cozy environment for family members to relax in.

Acknowledging that security is of top priority to residents, the management has taken the initiative to introduce security guards for Seiring Residences although the project will not be gated. The sales person disclosed that each unit will be charged a fee of about RM100 per month for the security guard but the actual amount is yet to be confirmed and might change once the project is completed.

A township is never complete without proper medical care. General practitioner care as well as specialist faculties are necessary to address a township’s medical concerns. Hospital Sungai Buloh which is accessible via LATAR – BTP Interchange and North-South Expressway is one of the main hospitals for Bandar Tasik Puteri’s residents. For residents who prefer to travel through the Selayang-Batu Caves route, Hospital Selayang is located within close proximity. For those seeking specialist treatment, fear not as KPJ Rawang Specialist Hospital is only a stone’s throw away from the town.

Being a township encompassing different races and cultures, there is a variety of religious places such as Buddhist temples, churches, mosques and Hindu temples. There is also an argricultural market organized by FAMA and weekly night markets.

There are concerns regarding the state of the roads as the town is still under construction. Due to heavy vehicles moving in and out of project sites, potholes are present on most road surfaces. In view of this, the developer is making a continuous effort to fix the situation. Also it is worthy to note that despite its quiet living, some still find the distance to be a challenge, especially those working in Kuala Lumpur.

Summary

Summary

M Residence is a project by Mah Sing Group leaving its footprint in Bandar Tasik Puteri. As a competitor, Mah Sing is offering Semi-D houses as well in the Low-Yat dominant township. One of the advantages that M Residence commands over Seiring Residences is that their land is freehold. However, it is worthy to note that M Residence is of a much higher density living compared to Seiring. This is evident from its more than two-fold increase of units from 32 to 68 units.

Seiring Residences will need to incur a monthly maintenance fee of around RM100++ though. This is not the case for M Residences. With both developers having extensive experience in property development, it will be a hard decision. Personally I have visited both projects and Seiring Residences attracts me more in terms of its lower density feature. Another factor to be taken into consideration is that the built-up for M Residences is slightly bigger than Seiring.
