The mystifying Aura in Putrajaya

The mystifying Aura in Putrajaya

Have you ever wondered why you would feel intimidated by your boss? Or perhaps, how he is able to excite you with his mere presence or grace? The answer lies with Aura. It is a type of subtle energy that can only be felt by us and has the ability to influence people. Realising its incredible powers, Putrajaya Holdings has decided to name this newly launched luxurious residency after it. Quite a smart move, I would say.

You see, Aura also means Accessible, Upscale, Retreat & Amenities, according to the developer. They have incorporated these four vital elements into this project, in hope of bringing you an exciting and uplifting place to stay. Wrong they are not, as this place also boasts an amazing panoramic view of the surrounding greeneries and lakes.

Just wait till you arrive in the area. You will be equally impressed by its crystal clear skies and smooth traffic conditions as well. So, if you asked anyone why would they want to move here, the answer would lie in its beautiful sceneries and tranquil living environment.

Interesting isn’t it? If you want to know more about Aura, then stick around a little longer.

About:

Putrajaya Holdings Sdn Bhd (PJH) is the master developer for Putrajaya. Yup, for those who don’t know them, they are a member of the Petronas Group and they are backed by the National Heritage Fund, Khazanah Nasional Berhad and the country. In fact, they are the master developer of Putrajaya and were entrusted with the task of designing and developing the city through a 20 years plan. Considering that they have a proven track record of delivering high quality residential developments at an affordable rate as well, I am pretty sure that Aura won’t be disappointing either.

Aura’s elegant and stylish facade

Aura’s elegant and stylish facade

Alright, the first thing you should be aware of about this project is that it consists of 5 blocks of residential towers in 3 different phases. In total, there are approximately 360 units of Condominiums and Condo Villas available in this development, with more than 70% of them already sold. The ones remaining are mostly from the third phase of the project, which was just launched last year.

So, what is the difference between its Condominium units and Condo Villa units, you may ask?

Another majestic side of Aura

Another majestic side of Aura

Well, for starters, when you have the word “Villa” in them, they would instantly sound more glamorous won’t they? Indeed they do, as the Villa towers are less dense and more refined than the Condominium towers.

At just 5 storeys tall with 25 units in each of its twin towers, you can enjoy greater comfort and privacy staying there than in its other 14 to 15 storeys condominium blocks, which are tightly fitted with 91 to 128 units each. But bear in mind though, the villa suites won’t be cheap! Thus, if you are on a tight budget and are looking for a more affordable place to stay, the better option would be to take the Condominium units.

Now that you know their pros and cons, what will your preferred unit be? Will you go for the simpler and cheaper Condominium units or the more luxurious and spacious Villa units?

Both of them might be unique in their own ways, but they ultimately share one thing in common – a full set of classy facilities and amenities! From swimming pools and children playgrounds to landscaped podium and terrace garden, you and your family can have a fun-filled time staying here whilst being accompanied by a panoramic view of the surrounding green landscapes. So, irrespective of which unit you choose, just sit back and relax as the Aura is strong with this one!

Finally, we have arrived at the juiciest part of the review – the interiors! This is the part where you can truly embrace its warmth and serenity. As you step inside for the first time, you will encounter a very soothing aura radiating from its Zen inspired architectures. Take a closer look and you will discover that the space is well lit with sunlight and there are many wood elements incorporated into the unit.

While the designs may not appear to be too intricate, the fact is, they have been stylishly laid out to present a very practical and elegant enclosure. What’s more, partial furnishings such as air-conditioners and kitchen cabinets were also included to promote a greater sense of wholeness for the unit. Overall, thumbs up from me for the interiors as they look very earthy and cozy!

Floor Plan

For the floor plans, there are 9 different types of layouts available in Aura. The first two are Types A and B and they are exclusive to Towers A and B. While they are the smallest units available in the project with just 2 bedrooms and 2 bathrooms with a built-up area of roughly 750 sq ft, don’t be fooled by their size. They are perfectly designed to suit the needs of newlyweds or young adults who are looking to purchase their first home. They will do just fine for you and your family.

Otherwise, you might have to consider getting the Type C units instead. Like Types A and B, they are also limited to the two towers only. However, they come with an additional bedroom and bathroom and have almost twice their size at 1,231 sq ft. The best part is – they are also featured as dual key units! Hence, you have the option to use the extra space as a private room for you or your parents, or just let it out to earn some rental income.

Okay, not all of you may fancy the dual key concept. This is where you guys need to look at the other layouts such as the Types D, E and H. Basically, the trio are larger versions of Types A and B and they come with 3 bedrooms and 2 bathrooms. However, Type E has a slightly larger built-up area than the both of them at 1,138 sq ft.

If they still can’t satisfy you and your family, then the only options left are the Types F or G. The two are the largest and most premium units available in the project, and they come with a built-up area of 1,370 sq ft and 1,393 sq ft respectively, and 3+1 bedrooms and 4 bathrooms. For anything else bigger, I’m afraid you’ll have to look elsewhere.

Location

003Aura- Area Map

Aura is located in Precint 8, Putrajaya. Okay, some of you may think that the city is boring or not “happening” enough to live in; but I beg to differ. It has undergone significant transformation since it began its development over a decade ago. Gone are the days when it only housed government offices and agencies. Today, you can find many exciting shopping malls such as IOI City Mall, Alamanda Putrajaya and D’Pulze around the area. Even new commercial centres and restaurants are popping out left and right, giving you more options to shop and dine from.

Putrajaya’s very own IOI City Mall

The best part about the city is actually its excellent town planning. Here, buildings are strategically planned and developed according to different Precincts, and the roads are very smooth and straight. In fact, the city has been buffed with many stylish landmarks and monuments such as Seri Perdana, Putra Mosque, Putrajaya Landmark and Seri Wawasan Bridge as well.

The majestic Seri Perdana Complex

That’s not all. You can also visit the Putrajaya Lake for recreational activities, fishing, or water sports activities if you are into them. Otherwise, take a relaxing trip to their Wetland Park instead, as there are various species of floras and faunas to explore. The opportunity to have fun in Putrajaya is truly bountiful, if you know where to seek for it.

Now then, in terms of accessibility and connectivity, you’ll find Putrajaya second to none. From Maju Expressway (MEX) and Damansara-Puchong Expressway (LDP) to South Klang Valley Expressway (SKVE) and North South Expressway Central Link (ELITE), you can travel virtually from anywhere to everywhere from Putrajaya via these highways.

Say you need to travel to KL for a meeting. You can probably reach there within 30 minutes if the traffic condition is good. Add another 10 to 20 minutes, and you’ll probably land yourself in Damansara instead. It’s that quick and easy.

Hey, want to know something better? In future, you might even get to travel to Singapore from Putrajaya within 2 hours via the High Speed Railway! Cool isn’t it?

Analysis

Name Tenure/ Land Title Price (per  sq. ft.) Maintenance Fee (per sq. ft.) Car Park Bays
Aura Residence (PJH Developments) Freehold/ Residential RM650 RM0.30 2 carparks
Conezion (IOI Properties) Freehold/ Commercial RM620 RM0.33 2 carparks
Clio Residences (IOI Properties) Freehold/ Commercial RM650 RM0.33 2 carpark

To the left, you have Aura Residences. To the right, you have IOI’s Conezion and Clio Residences. Honestly, the competition for high rise residential apartments and condominiums has never been this intense in Putrajaya. Nonetheless, the trio ranked quite closely in terms of pricing, as they are within the RM620 to RM650 psf range.

For Aura Residences, the developer is giving out a special promotional package that includes 10% Bumi discounts, free stamp duty for MOT, no legal fees and stamp duty for SPA, flexi payment scheme and other special discounts and rebates. In fact, they are also providing buyers with a free kitchen cabinet with hood and hob and 2 units of free air-conditioners for the living hall and bedroom.

Summary

It’s not very easy to describe Aura, really. It is stylish, modern and majestic, yet it is practical and affordable at the same time. To put it simply, you really have to come to Putrajaya to see and feel it for yourself. Don’t worry, you won’t waste your time driving all the way here as you can marvel in the beautiful sceneries and breathe its fresh air along the way.

Its neighbourhood, Precinct 8, is a pretty established and convenient place as well. So, living here would not be a hassle, especially when there are many petrol stations, commercial centres and shopping malls nearby. Overall, if you are looking for a place to stay around Kuala Lumpur or the Southern Klang Valley area, Aura is an excellent option for you.
