Selayang Star City Construction

Selayang Star City is a mixed development comprising a shopping mall, two phases of serviced apartments and a hotel suite undertaken by the renowned developer Leadmont Group. The integrated development is located on Jalan PS 7, Taman Prima Selayang, along the main road of Selayang. The 7-acre development will bear commercial title due to its business nature and the whole piece of land is of leasehold tenure.

Currently, the shopping mall and 2 phases of high-rise apartments have been launched with only the hotel chain pending. The lifestyle mall is scheduled to open its doors for business at the end of 2016. Boasting a colossal floor area of 1,000,000 sq ft with a net lettable area of 550,000 sq ft, the shopping mall is set to accommodate up to 230 shops.

With only two current malls Selayang Mall and Selayang Capitol serving people’s insatiable shopping needs, residents are waiting patiently for Star City Mall to open its door. Phase 1 and 2 of the residential development consists of Polaris and Vega Suites respectively. Polaris Suites was launched 2 years ago while Vega Suites was launched a few months ago. The main difference between Polaris and Vega Suites is that the former comprises mainly of smaller units such as studio while the latter is bigger and more family-centric with spaces up to 1,280 sq ft.

Polaris Suites is considered to be of higher density with 600 units while Vega Suites is on the lower density side with only 320 units to offer. Of course, the price is also higher for Vega Suites. The built-up for Polaris Suites ranges from 624 sq ft to 983 sq ft. Vega Suites commands a slightly different built-up ranging from 477 sq ft to 1,280 sq ft.

Leadmont Group has set the listing price for Polaris Suites from RM349,000 to RM614,000. On the other hand, Vega Suites has been priced from from RM311,000 to RM800,000. You will notice the price difference between both suites. This is due to Vega Suites commanding bigger spaces and also the fact that price has escalated since Polaris was launched 2 years ago. The average psf price for Polaris and Vega is around RM610.

Polaris Suites is 28 storey high with a monthly maintenance fee of RM0.25 psf. Taking the 624 sq ft unit as an example, residents will have to pay monthly maintenance fees of RM156. Vega Suites is 20 storeys high with a monthly maintenance fee of RM0.30 psf. The completion date for Polaris Suites will be in May 2018 while Vega will be in 2019.

It also boasts an impressive mini theatre and a yoga zone designed to stimulate residents’ senses. Most important of all, the serviced apartment features a 24-hour security system with security guards and CCTV monitoring. It also comes with a 3-tier access card system for maximum security.

The third phase will be a hotel chain by the renowned hotel chain Holiday Villa. The partnering with Holiday Villa will witness a 17-storey hotel being developed featuring 294 guest rooms and 306 services suites. It is estimated to be completed around Q3 2017.

Selayang Star City Access Route

Selayang is a town in the northwest of Kuala Lumpur belonging to the district of Gombak, Selangor. It sounds paradoxical if someone were to tell you that Selayang belongs to both Selangor and the Federal Territory of Kuala Lumpur. However this is true. Most of Selayang is administered by MPS (Majlis Perbandaran Selayang).

Part of the town that spills over into the Federal Territory of Kuala Lumpur is administered by DBKL (Dewan Bandaraya Kuala Lumpur). It is for this reason there is one postcode with 2 different states for Selayang, namely 68100 Batu Caves and 68100 Kuala Lumpur. It came as a surprise to me as well knowing that Batu Caves is a part of Selangor and not Kuala Lumpur.

Situated at an approximate 10km northwest of Kuala Lumpur, Selayang is adjoined to a few popular neighbourhoods such as Kepong, Rawang and Batu Caves. Bandar Baru Selayang, which is established in 1987, is also located 2km away from Selayang Township.

Due to its strategic location on the Selangor-Kuala Lumpur state border, accessibility to and from Selayang is made possible through a variety of major routes. Travellers from Petaling Jaya often use the Lebuhraya Damansara Puchong (LDP), cutting through Kepong to arrive at the town. The Batu Caves Commuter station which was formerly the old Batu Caves railway provides train service to Selayang residents. Today, independent taxi services such as GrabCar and Uber provides pick up services right up to your doorstep and most Malaysian families own cars. So commuting will not be an issue in Selayang.

There are currently a number of educational setups in Selayang ranging from primary to secondary and tertiary. Sekolah Kebangsaan Bandar Baru Selayang and Sekolah Kebangsaan Bandar Baru Selayang (2) are well known primary and secondary schools in the township. Another famous school within close vicinity is Sekolah Menengah Kebangsaan Ideal Heights. Muslim parents looking to send their children to religious school may head over to Sekolah Agama Rendah Al-Furqan. College students looking to further their tertiary studies have an option of selecting either the UiTM Medical Faculty Selayang Campus or Kolej Komuniti Selayang.

If there is one thing that Selayang is famous for, it will be its recreational places engulfed in lush greeneries. Perhaps many of you will be accustomed to Forest Research Institute Malaysia (FRIM) Kepong. Located within a stone’s throw away from Selayang, people normally visit FRIM for weekend exercising and hiking. Home to numerous species of flora and fauna, FRIM also functions as an educational and recreational destination well equipped with infrastructures such as a laboratory, information centre, sport facilities, a waterfall, river, trekking route and canopy walk.

Selayang Star City UiTM

Another popular location among locals and outsiders alike is the Selayang Hot Spring. Otherwise known as Kolam Air Panas Selayang, city dwellers visit this place in search for relaxation and tranquility away from the hustle and bustle of metropolis life. Some have also attributed the water to healing diseases such as gout and diabetes by claiming that it has magical healing powers.

Other recreational places include names such as Batu Dam, Bukit Lagong, Taman Rimba Komanwel and Templer Park in the nearby Rawang.

One of the busiest places in Selayang attracting people to purchase wet products at cheap prices is the Selayang Wholesale Market (Pasar Borong Selayang). It has stalls selling fishery, agriculture and poultry products and is usually at its peak before festive seasons during which households purchase more goods for celebration preparation.

Summary

If you compare Polaris and Vega Suites to 228 Selayang, I would say that each has its pros and cons. Being a mixed development with a shopping mall and accompanying renowned hotel chain has its benefits. Apart from the convenience of accessing necessities, property value may also appreciate faster due to its commercial nature.

In addition, owners will have no problem looking for tenants to rent their units as its commercial nature will invite potential tenants with minimal or free advertising. Of course some may argue that they will go for 228 Selayang for the fact that it is of low density. Some might also find living beside a shopping mall to have less exclusivity. In terms of maintenance fee, both projects are charging a reasonable rate of around RM0.25 to RM0.30 psf including sinking funds.
