Montana Precinct 11 at Setia Alam: A limited review.
Montana Precinct 11 is one of the many new launches by the SP Setia Group, one of the most prominent developers in Malaysia and the one responsible for establishing the Setia Alam township.
SP Setia Group was incorporated in 1974 as a construction company, and since 1996 has remodelled their main business into property development. The 700 acres Pusat Bandar Puchong is their maiden township development, and they’ve since then developed many other notable townships all over the country like Setia Alam, Setia EcoHill, Bukit Indah Johor, and Setia Eco Park.
Needless to say, this developer has won so many awards that some are even labelling them as a ‘Must BBB (Buy, buy, buy!)’ developer. Of the awards and recognitions they’ve accumulated over the years include winning the FIABCI Prix d’ Excellence Awards for seven times, the FIABCI Malaysia Property Awards for nine times, the Aon Hewitt Best Employers Award for four times, and the BCA Green Mark Awards for four times.
Montana is a 3-storey linked semi-detached homes that has very limited units. Bearing two different designs, Type F and Type G where both comes as either an intermediate or corner unit, there’s only 52 units offered in total.
In fact, there were four types of 3-storey Semi-Ds offered when Precinct 11 at Setia Alam was launched, whereby Montana is one of them. However, the three others (Retusa, Edulis, and Elmeri) are all already sold-out.
Montana was launched from RM1,170,000 to RM1,553,000 max, spotting four rooms and four bathrooms and a land size of 32′ x 70′ for both Type F and Type G. Type F has a built-up size of 2,802 sq ft whilst Type G has a built-up size of 2,708 sq ft.
Obviously with such steep prices and spacious offerings, Montana is more suitable for own-stay but can it also be a goldmine for investors?

Montana Precinct 11: An overview.
Montana Precinct 11 as mentioned is a 3-storey Linked Semi-D homes that has only 52 units in total. Its siblings when this precinct was launched namely Retusa (a 3-storey linked Semi-Ds at 48 units), Edulis (a 3-storey terrace homes at 70 units), and Elmeri (a 3-storey linked Semi-Ds at 52 units) are all already sold-out.
There are two types of designs offered for Montana, namely Type F that has 28 units in total and Type G coming in at 24 units in total. Both types have four rooms and four bathrooms, a backyard, and store rooms (for Type G), at intermediate and corner unit offerings.
The land size for both types is 32′ x 70′ whereby Type F has a built-up size of 2,802 sq ft whilst Type G has a built-up size of 2,708 sq ft.
Type F has a more modern façade, with huge windows on all three floors. Type G has that more conserved look and smaller windows. On the ground floor, both types spot a similar design except for the positioning of the third bathroom.
The family area on the first floor for Type F overlooks the front side of the house, leaving rooms one and two positioned side-by-side at the back. The family area for Type G however is right in the center of the first floor, leaving room one with the front view and room two with the back.
The master bedroom for Type F is the highlight of Montana, thanks to the ensuite wardrobe between the room and the bathroom, and a balcony. Type G’s master bedroom to make up for the lack of that, comes with a lanai instead.
Montana is priced from RM1,170,000 to RM1,553,000 and has very limited units left. As of August 2016, the upper roof beam is ready for casting according to the website, while the whole project is expected to be completed by October 2017.

Setia Alam: The new ‘It’ township?

Shah Alam is Selangor’s state capital covering 293km2 land area that is still growing, thanks to the expansion move by the Shah Alam Municipal Council (MBSA). Many new townships have been developed here as of late like Kota Kemuning and Setia Alam due to the many demands from home seekers and investors alike.
Back in the 90s however, Shah Alam wasn’t so popular. Reason being is its distance due to the lack of sufficient highways. Now however, one can get to Kuala Lumpur from Shah Alam through the Federal Highway, to Damansara through the New Klang Valley Expressway (NKVE), and to Klang through the Shah Alam Expressway, all with less travel time and much less of a hassle.
There used to be only the KTM train service serving there with a handful of stations like in Batu 3 and Padang Jawa but now, an LRT Kelana Jaya line extension all the way to Putra Heights has just been recently opened in third-quarter 2016.
The amenities in Shah Alam is pretty great though, so much so that most Shah Alam-ians couldn’t even be bothered with other places.
Take the education sector for example. Having more than fifty primary and secondary schools around Shah Alam’s many sections should be more than enough right? Plus, there’s an ample tertiary education choices too like University Teknologi MARA (UITM), University Selangor (UNISEL), and Management and Science University (MSU) to name a few.
Health-wise, Shah Alam even has its own government-supported hospital called the Shah Alam Hospital that was opened in 2015 to divert congestion of patients in Klang Hospital. Apart from the many small private clinics around, there are also private hospitals like the Darul Ehsan Medical Centre in Section 14, and Columbia Asia Shah Alam in Section 17 for those who are more well off.
Launched in 2004 and mainly developed by SP Setia Berhad Group, Setia Alam is a new township that spans over 4000 acres of land, falling under the jurisdiction of Shah Alam City Council despite being nearer to Klang. Interestingly enough, this RM20 billion township was initially owned by See Hoy Chan Group who the sold the land to SP Setia; good for SP Setia for realising the potential Setia Alam holds!
Having won many awards like the World’s Best Master Plan Development FIABCI in 2013, Setia Alam has seen its own fair share of triumphs and tribulations. Take its suffering of soil settlement for example, causing walls to crack and leaning in some of the older phase houses. A good lesson for the developers to mind that issue for future projects.
Setia Alam has witnessed a steady growth in its amenity department, though mostly in the commercial sector. Education-wise, not so much. With a handful of schools like SJK(C) Pin Hwa 1, SJK (Tamil) North Hummock, SK Bandar Setia Alam, and Tenby Private and International Schools, Setia Alam is in dire need of more primary and secondary schools to cater to its ever growing population.
When it comes to commercialised entertainment though, Setia Alam wins hands down. It currently has a shopping mall called Setia City Mall, and an abundance of commercial shop lots scattered all over its many precincts, either not yet launched or already open for business. To have its own convention centre (Setia City Convention Centre) is a good sign that this township is meant to flourish… given time of course. Setia Alam is also home to the record-breaking longest pasar malam (night market) in Malaysia so as mentioned, commercial activity is surely thriving here.
Precinct 11 is undoubtedly one of the more prime precincts in Setia Alam, simply because of its proximity to Setia City where Setia City Mall, Setia City Convention Centre, and Setia City Park are all located, just less than 1.5 kilometres away. There’s even a recently completed commercial centre within the precinct called Setia Taipan 2, next to Setia Alam’s McDonalds.
Perhaps that’s the reason Montana is priced rather steep, eh?
Analysis
Montana Precinct 11: An assessment.
Right next to Precinct 11 is Precinct 10, where a plot of land in it was sold by SP Setia to PKNS Property and named Alam Nusantara. The land is where the 2-storey superlink homes called Anggun 2 is currently being built. Let’s compare these two to see whether Montana’s steep price is justified or not.

Looking at the table. It seems that most homes in Setia Alam area are indeed pricey. Montana wins in terms of being a lower density project, has bigger built-ups, and in being a 3-storey semi-D. Doesn’t seem so bad now, eh? Kudos to both for being freehold projects.
Summary
Montana Precinct 11: The verdict.
If you can accept the fact that though Setia Alam is far from the KL city, but is still a prime township on its own, then Montana is the perfect choice for a medium to big sized family (that can afford it) to live in.
And to own a beautiful home is definitely a plus anywhere.
Investors, especially for rental purposes, may want to tread with care though. Sure Setia Alam has the commercial potential, but the same holds true for other townships in Klang Valley.
Hurry up though. Knowing SP Setia, even Montana could be sold out in no time at all.
