Peace of Mind and Easier Payment Scheme through the New Schedule H

Another point that bodes well for Kenwingston SoHos is the fact that SoHos nowadays come under HDA protection, thanks to the initiatives of former-Minister of Housing and Local Government, Tan Sri Ong Ka Ting, who in 2007, pushed for the much-needed amendment to the Housing Development (Control and Licensing) Act 1966 for highrise homes built on commercial land.

Schedule H calls for progressive payments and basically, the crucial words were changed from “commencement” into “completion”, meaning to say that nowadays, the buyer need only pay part payment in fixed percentages to the developer upon the completion of each section of the building, unlike before when payment had to be made at the commencement of the project.

The law was amended to prevent the occurrence of more abandoned projects and to protect buyers. (There were as many as 216 housing projects certified abandoned between 2009 and 31 January 2015).

But to cut to the chase of this long document, Schedule 3 under the new Schedule H of the amended HDA shows the percentages of your progressive payment and exactly when you should pay your developer. This makes payment easier in many ways and definitely safer for the purchaser.

Cyberjaya for Investors and Home Seekers

MRT to Serve Cyberjaya

THE MRT SSP Line will be the second MRT line to be developed after the 51km Sungai Buloh-Kajang Line (SBK Line) which began in July 2011.

As everyone knows, the MRT, together with the existing urban rail network, forms a very important backbone of the public transport system in the Greater Kuala Lumpur/Klang Valley region.

THE MRT SSP Line will serve a corridor with a population of around 2 million people stretching from Sungai Buloh to Putrajaya and will include Sri Damansara, Kepong, Batu, Jalan Sultan Azlan Shah, Jalan Tun Razak, KLCC, Tun Razak Exchange, Kuchai Lama, Seri Kembangan and Cyberjaya.

The proposed alignment is 52.2km of which 13.5km is underground. The rest will be elevated stations. A total of 37 stations, 11 of them underground, 26 elevated, will be built.

Upon commencement of full service in the second quarter of 2022, the SSP Line is expected to have a ridership of 533,000 passengers per day. This is expected to further improve the chronic traffic congestion currently faced by Kuala Lumpur.

And it takes only 20 minutes to get to the KL City Centre via the MEX Highway and just 20 minutes to get to KLIA and KLIA2.

Summary

Cyberjaya, Malaysia’s Intelligent City, has been in the news a lot of late. Mostly it is centered around the coming of the multi-million dollar Cyberjaya City Centre (CCC) and how it will be the catalyst for growth and investment.  Cyberjaya is also pushing its way forward in becoming the Most Livable City in Malaysia by 2020 being eco-friendly with its own recycling centre and well-amenitised and connected by everything else.

Now Cyberview, the dedicated government-owned company, is tasked with driving the way forward with this city, and Faris Yahya, the managing director of Cyberview was on BFM 89.9 recently talking about how they were going to go about transforming Cyberjaya into a City of Creation.
