Aviary Residence @ Puchong Horizon is a development of serviced residences which will encompass 5.425 acres of land. The development will carry a commercial title and is built on leasehold land. There will be two blocks to this development, which Tower 1 will stand 36 storeys tall and Tower 2 at 37 storeys.
The total of 902 units are divided lopsidedly between the two towers, with Tower 1 housing 565 units and Tower 2 337 units. This means Tower 1 will have an average of 15 units to a floor, while Tower 2 will have an average of 9 units to a floor. Each floor will be served by 5+1 lifts.
Selection of units will be limited to 3 layouts, sized between 753 sq ft and 1,076 sq ft. Type A is the smallest at 753 sq ft, 2 bedrooms and 2 bathrooms. These are the most common units at Aviary Residence, totalling 355. Next is Type B, the second biggest unit at 1,054 sq ft. The facilities at Aviary Residence will be spread out over two levels. On the Ground Floor will be the main lobby and the kindergarten, and the rest of the facilities will be sited on the 6th floor of the development. On this level, the swimming pool, jogging track, playground and gymnasium can be found. For all this and many more, the maintenance fee per month is RM0.30 per sq ft.

Location
Aviary Residence @ Puchong Horizon is a development that is well located and will benefit from the matured township of Puchong. Surrounded by amenities, and well planned routes, residents of Aviary Residence will find that getting around and everyday living will be perfectly convenient.
While the development is located within a housing development, residents will find that all the conveniences are only minutes away. Tesco Extra Puchong, one of the largest hypermarkets in the area, is only 5 kilometres from Aviary Residence. IO Mall Puchong is only slightly further away at 6 kilometres, and the popular night hangout spot of SetiaWalk is also only 6 kilometres away.
As Puchong neighbours with Subang, getting to that township requires only minutes. The Main Place Mall is only 4 kilometres away, and for some serious shopping there is Sunway Pyramid 13 kilometres down the road.
The nearby medical facilities includes the KPMC Puchong Specilist Centre, and another close by landmark is the Rakan Muda Complex that is only 4 kilometres from home. National schools within the area are plentiful, and the international schools of note in the area includes the Regent International School 4 kilometres from Aviary Residence and the Inspiros International School about 7 kilometres from home.
Getting around via highway from Aviary Residence @ Puchong Horizon will be easy with the many highways in place. Highways that residents will get to enjoy easy access to includes the Damansara-Puchong Highway (LDP), North–South Expressway Central Link (ELITE), and the South Klang Valley Expressway (SKVE). And connecting residents to all these highways is the main trunk road of Jalan Puchong.
Public transportation aside from the many RapidKL busses that can be found at the numerous bus stops in Puchong, also includes the IOI Puchong Jaya LRT Station 6 kilometres away. The benefit of this LRT is that it enjoys seamless connection to KL Sentral. Alternatively, residents can also get a bus easily at the Puchong Express Bus Terminal approximately 4.5 kilometres from home.
Analysis
Aviary Residence as can be seen below is one of the highest density of new developments in Puchong. It is however also one of the most affordable ones by a couple hundred of thousands.

Summary
Aviary Residence @ Puchong Horizon is a development that has garnered much interest from the market, as the developer has an established reputation in the affordable property segment. There is however concern about the traffic in the area, and the single lane access road. There has also been concerns about the neighbourhood that Aviary Residence is being built in. The best option for potential property buyers of Aviary Residence would be to recce the area themselves to see if the environment is to their tastes.
