Location
Impiria Residensi is adjacent to AEON Bukit Tinggi Klang and The Landmark, which houses retail shops and offices. It is also just a short walk away from the TESCO Bukit Tinggi LRT3 station, which is part of Phase 1 of LRT3 project. But in July 2018 the new federal government decided to delay the completion of Phase 1 from August 2020 to August 2024 in order to slash the cost of the project.
Nonetheless, Impiria Residensi’s location is still very attractive as it forms part of an integrated development. Aside from being a short walk to AEON, it is also close to supermarkets Giant and Tesco.
Finding a school is also not a struggle. SRJK(C) Hin Hua Klang is 6 minutes by car, while Hin Hua High School and Regent International School are both reachable in 10 minutes. Finally, Tengku Ampuan Rahimah Hospital and Manipal Hospital Klang are within 5-6 minutes, whereas Pantai Hospital Klang is farther at 10 minutes.
Given that Impiria Residensi is super close to Jalan Langat, residents can easily travel to KESAS Highway to get to Shah Alam/Subang. That road is also connected to the Federal Highway, which leads to Petaling Jaya and Kuala Lumpur. From Jalan Langat, you can also travel to the New Klang Valley Expressway (NKVE) to go Damansara and the capital. But South Klang Valley Expressway (SKVE), which leads to Kajang, is a bit farther.
Analysis
When compared to two other freehold projects at Bukit Tinggi in Klang, Impiria Residensi outshines the competition with its super appealing location despite the delay in the opening of the LRT3 project. In fact, it is the only serviced residence that boasts having a direct link bridge to AEON Bukit Tinggi and The Landmark.
But given its flourishing prime location, units at Impiria Residensi are more expensive than those in Trio by Setia and Arca by about RM79,000 to RM204,000 (minimum). While Arca offers fewer units, Impiria Residensi still has a lower density than Trio by Setia.

Summary
During the project’s launch in 2014, many people doubted the outlook of Impiria Residensi, which was formerly known as The Lead Residences. But by 2016-2017, many property investors pointed out that it has the best location in Klang, with malls, supermarkets, retail shops, hotels and offices in its immediate vicinity. There are also many restaurants nearby, as in walking distance, including hip cafes, Japanese eateries and Korean restaurants.
Apart from having excellent connectivity to major roads, Impiria Residensi was developed by WCT, a company that has built a reputation to building south Klang to what it is today.
As such, we believe that Impiria Residensi is not only ideal for own stay, it is also suitable for investment and for rental purposes. In fact, it is a highly rated serviced residence. The only downside we can think of is the high price of about RM610 psf.
