The development’s primary selling point is that it’s just 1 kilometres or a 6-minute car ride to Jonker Street, one of the most-visited places in the historic Malacca City. Aside from housing famed eateries like Kedai Kopi Chung Wah and Eleven Bistro & Restaurant, which is respectively known for its chicken rice balls and sambal crabs, there’s also a night market on Jonker Street every Friday and Saturday that attracts throngs of tourists due to the tasty snacks and affordable trinkets sold there.
In addition, Melaka’s top tourist attractions are just within the vicinity of Jonker Street. These include the Stadthuys museum, Christ Church Malacca, A’Famosa Fort, St. Paul’s Church, Melaka Sultanate Palace Museum, Maritime Museum, Cheng Ho Cultural Museum and Baba Nyonya Heritage Museum.
St Peter’s Church is also a 250m-walk, while Masjid Al-zim is a 6-minute car ride. However, travelling to Zoo Melaka, Air Keroh Golf and Country Club as well the recreational forest Hutan Rekreasi takes between 23 and 27 minutes.
Moreover, the Apple is near several malls. You only need to walk 400 metres to reach Jaya 99, which consists of a 7-storey retail podium along with 9-storey and 10-storey office towers. The Ramada Plaza is a 450-metre walk away, while AEON Bandaraya Melaka is 9 minutes by car.
The development is also close to healthcare facilities, with the Putra Specialist Hospital just 280 metres away. On the other hand, Hospital Melaka and Pantai Hospital Ayer Keroh are 9 and 14 minutes by car.
Finding a school is also not hard as there are many schools within a 1 kilometer radius of Apple. These include SMK Tinggi Melaka, Open University Malaysia (Melaka Learning Centre), Sjk(C) Pay Teck, SJK (C) Yok Bin, Pay Fong Middle School Malacca, Giatmara Kota Melaka, SK (P) Durian Daun and SJK (C) PAY FONG (3).
Starting from the Apple, you can take Jalan Puteri Hang Lipoh, then go to Jalan Bukit Baru and Lebuh Ayer Keroh to reach the North–South Expressway. Thereafter, you can reach Negeri Sembilan, Nilai, Sri Kembangan and finally the Kuala Lumpur City Centre (KLCC). Overall, it takes about 2hrs to travel from the Apple to the heart of the capital.
Furthermore, the Melaka station for the delayed Singapore-Kuala Lumpur High Speed Rail (HSR) is located in Ayer Keroh, which is about 10.2 kilometers or a 21-minute car ride from the Apple.
Analysis
We compared the Apple with a similar project in the vicinity, namely The Shore Hotel and Residences, which is located 1 kilometer away in Pinggiran @Sungai Melaka, Jalan Persisiran Bunga Ray.
First, the Apple is being undertaken by a company that has received strong financial support from firms in China, while the Shore was developed by Bursa Malaysia-Listed Kerjaya Prospek Group, which is formerly known as Fututech Berhad.
Their prices are nearly similar. While units at the Apple are slightly more expensive, it has the advantage of being newer and having a lower density. Hence, if you want less maintenance issues that are usually faced by older properties, choose The Apple @ Malacca.

Summary
While there are some people who are pessimistic on the tourism outlook of Melaka, tourist arrivals in the state reached a new record of 16.79 million in 2017 compared to 16.28 million in 2016, said former chief minister Datuk Seri Idris Haron in January 2018.
He also announced back then that Malacca was chosen as The World’s 5th Trendiest Holiday Destination” by The British Post.
As such, we believe the Apple has a bright outlook as an investment property for rental or selling later given its proximity to the state’s iconic Jonker Street.
The project is also being developed by a Chinese firm backed by a huge amount of money. In fact, it is undertaking the RM7 billion Impression City in Kota Laksamana, which shows that the company is truly optimistic on the future of Melaka. Otherwise, it won’t be investing on such a massive development.
In addition, the Apple is within walking distance to malls, hospitals and schools, meaning it is also suitable for own occupation and for raising a family.
