River Park Bangsar South (formerly known as Nova Pantai Residence) will be developed by Malton Bhd, a local publicly-listed property developer that has completed over RM2 billion worth of projects in Malaysia.
The company’s completed developments include Pavilion Kuala Lumpur, Da Men in USJ Subang, Wangsa 118 at Wangsa Maju and Galleria in Equine Park. Ongoing projects include the highly-anticipated Pavilion Bukit Jalil City, Pavilion Damansara Heights, Pavilion Hotel, Pavilion Embassy, and Pavilion Ceylon Hill.
Meanwhile, River Park Bangsar South consists of 1,332 condo units spread across three towers located on 5.09 acres of leasehold land in Pantai Dalam with a residential title. Each unit has a built-up area ranging from 889 sq ft to 1,143 sq ft, with two floorplans to choose from. Type B (889 sq ft) come with 2 bathrooms and 3 bedrooms, while Type C (from 1,097 sq ft) come with 3 bathrooms and 4 bedrooms.
Each buyer of the smaller condo will be entitled to 1 parking bay, while that of the larger one will get 2 parking spaces. Additional car park space can be bought at RM35,000 per lot. The condos are priced from RM708,000 to RM1,097,000, which works out to RM790 per sq ft (psf).
However, please keep in mind that the information on the built-up area, prices and room count are not yet final as Malton has temporarily halted this project.
Initially, Malton announced that River Park Bangsar South is expected to be completed in 2019. However, it put this project on hold to focus on the Pavilion projects. As of the time of writing, there is no news yet on when the project will be launched and completed.

According to an unverified online advertisement, Malton will not scrimp on this project as it will feature landscapes and over 20 facilities across a 2-acre area. These include an infinity lap pool, Jacuzzi, floating cabana, floating tai chi deck, sauna/steam room, BBQ terrace, jogging track, a semi-open cantilevered gym, yoga/pilates deck, karaoke room, herbs and spice garden, nursery centre, a 2-acre boulevard, reflexology path, half basketball court, futsal court, tennis court, children’s playground, skate park, graffiti park and car wash bays.
In addition to the scores of facilities, the most attractive thing about River Park Bangsar South is its prime address, which is not only minutes away to Mid Valley Megamall, KL Eco City, Bangsar/Bangsar South/Pantai and Old Klang Road, but is also just adjacent to the Angkasapuri KTM Komuter Station.
Furthermore, Malton has promised to construct an ingress from NPE, allowing motorists to directly drive to River Park Bangsar South. Apart from building a bridge across the river to Jalan Old Klang Road, the developer has also committed to constructing a dedicated covered crossing to EcoCity’s KTM/LRT hub. Given that EcoCity is constructing a direct walking link to Mid Valley Megamall, this means residents of the condo will be able to access the popular shopping centre.
Location
River Park Bangsar South (formerly known as Nova Pantai Residence) is strategically situated between Kuala Lumpur and Petaling Jaya. Its most enticing attribute is its excellent address close to the heart of the capital. In fact, it’s just next to the Angkasapuri KTM Komuter Station and within walking distance to Mid Valley Megamall.
The freehold condominium is just next to the New Pantai Expressway (NPE). As such, home owners can easily drive to the Federal Highway, Old Klang Road, Jalan Syed Putra, Jalan Bangsar, Jalan Pantai Baru, and Kerinchi Link.
Given the good connectivity, residents can conveniently travel to KL Eco-City, Bangsar South/Bangsar, and Angkasapuri in just five minutes. Travelling to Petaling Jaya, Mont Kiara/ Damansara, KL Sentral, Cheras/Seremban and Puchong is also a breeze.
Aside from that, River Park Bangsar South is just beside the Klang River, which is being beautified and enhanced under the ambitious River of Life project, and Malton plans to build a boulevard there to take advantage of the government initiative.
Given the location close to Kuala Lumpur City Centre (KLCC), the development is surrounded by many reputable learning institutions and international schools, like University Malaya. That’s not all, it is also located close to state-of-the art hospitals like University of Malaya Medical Centre and Pantai Hospital.
Analysis
As you can see from the table below, the downside of having so many facilities is the resulting high maintenance fee. Compared to two leasehold residential projects in the area – Secoya and KL Gateway Premium, River Park Bangsar South has the highest monthly maintenance fee.

Nonetheless, the subject project’s average psf price is competitive compared to that of Secoya, and substantially more affordable than that of KL Gateway Premium.
Summary
Let’s start with the negative things about River Park Bangsar South. First, is the relatively high price of RM790 psf. At such price tag, you can already purchase a unit within an integrated project, not a stand-alone condominium. Nevertheless, this is a good opportunity to purchase a home in Bangsar/Pantai at a lower cost, as prices in the nearby areas have already appreciated.
Apart from the high maintenance fee, another downside is the high tension cables (HTC) passing at the side of the site. It is also a high density project with over 1,300 condo units on 5.09 acres of land. Also, be warned that the condominium is near railway tracks, so living there means contending with loud daily noises.
Nonetheless, the leasehold condominium is nestled in an excellent location that is just a short drive to many of the important places in Kuala Lumpur. The developer has also earned a reputation for embarking on many quality prime developments like Bukit Jalil City, Seri Kembangan, Pearl Villa, Li Villas, Nova Saujana, and Amaya Saujana.
Therefore, we believe a home in River Park Bangsar South is still a good choice for property investment and for own occupation. However, please be reminded that Malton has put this project on hold.
