If you managed to buy a unit at Suasana Bukit Ceylon during its launch, then consider yourself lucky, as home prices at this project increased sharply after its completion in 2014. Previously, the units there had a launch price of almost RM600,000 (a figure unheard of today), but that price is now a steal as units at the nearby newly developed freehold project – The Mews and STAR Residences – now command over RM1 million in launch prices.

Apart from the attractive price, another good thing is its strategic location that is not only close to nature but is also within proximity to where all the action can be found in the capital. Moreover, UM Land is a reputable developer, ensuring the quality and workmanship of these serviced residences.


We can only think of one slight disadvantage regarding Suasana Bukit Ceylon: It might not be advisable for those who have phobias over landslides. This is because it’s a high-rise development built on a hillslope. In fact, work at the project was temporarily halted after the Bukit Antarabangsa landslide in 2008 due to such fears. It was also alleged that land clearing for the project impacted a nearby bungalow atop the hill.

Nonetheless, Suasana Bukit Ceylon is strong enough to withstand earthquakes as it was constructed following the stringent American Uniform Building Code. Furthermore, the developer used secant pile walls, a Germany technology that helps prevent landslides on hillslopes.

Investment-wise, consider the freehold project as a potential gold mine due to strong leasing demand. In fact, Suasana Bukit Ceylon has received 4.5 stars out of 5 stars, and most of the hundreds of reviews in Google are positive.

Assuming you take out a RM468,000 loan (80% LTV) with an interest rate of 4.6% that is payable in 30 years to purchase a RM585,000 unit in Suasana Bukit Ceylon, your monthly debt instalments works out to about RM2,399.
