Project Details
Kundang Estates is a development that is located in what is dubbed as “KL North”. The development is designed to be a boutique development, with an extremely low density of a total of only 573 landed homes housed within 9 precincts. Shared between the residents will be 4 recreational parks, encompassing 14 acres. Offering a country-side style of living, the parks are named Lakeside Gardens, Community Farm, Esplanade and Adventure Parks; and housed within these 4 parks are fun facilities that can be enjoyed by the whole family, including an open air trampoline, a zip line, and a community vegetable and herb planting area.
Those who would love to live within this wholesome community will be able to purchase terrace houses in Kundang Estates. The properties here all carry a residential land title and a leasehold tenure, where buyers can select homes with sizes starting from 1,733 sq ft and a launch price from RM566,000.

Location
One of the biggest concerns of any property buyer purchasing a home in Rawang is its location and accessibility, as Rawang is considered to be in the outskirts of Klang Valley. Kundang Estates is however, among the few that enjoys great accessibility, with easy access to the Guthrie Corridor Expressway (GCE), North South Highway, and Kuala Lumpur-Kuala Selangor Expressway (LATAR). Due to these highways, residents will find that they are within an easy 30-minute drive from Kuala Lumpur in clear traffic.
And perhaps even more rare, Kundang Estates enjoys the benefit of being close to public transportation. The Kuang KTM Komuter is only about 4 kilometres from Kundang Estates. Making it easier for residents, the developer will provide shuttle bus services from Kundang Estates to the Kuang KTM station, as well as a bicycle sharing facility to enable residents to get to the train station without hassle.
While getting to the city is necessary for work, those who have no reason to leave the area will find that Rawang is a self-sufficient township. The township has its own major wet market in form of Kompleks Pasar Besar Bandar Rawang, as well as its own AEON shopping mall that is only about 15 minutes away from the Kundang Estates.
And for convenience, eateries, convenience stores, clinics, and petrol stations are all within the vicinity, as well as a good number of local primary and secondary schools.

Pros
Kundang Estates is indeed one of the best property deals in Rawang, with its incredibly low density, back-to-nature lifestyle, and amazing 4 parks. Its minimum launch price of RM566,000 is more than worth the cost, especially when taking into account the easy access to the neighbourhood and the accessibility of public transportation. Buyers are also speculating that Kundang Estates may be a gem, with the Sungai Serai interchange to PLUS Rawang Selatan toll nearing completion.
Cons
Naysayers online are however saying the selling price is too expensive, considering its distance from the city, in the suburbs. Others are also concerned about how low the land is, and whether flooding will be an issue if the stormwater management is not done properly. Property representatives have however stated that Kundang Estates has flood mitigation measures.
Summary
Kundang Estates however generally very well received by the public due to its low density, back-to-nature concept, and great accessibility. Its affordable price point is also a win factor, and buyers especially like the idea of the free shuttle bus to the KTM station. This property however looks more suited for own stay as opposed to an investment property, solely due to its location in the suburbs.
