The Ridge is part of Sime Darby Property’s KL East development in Desa Melawati. The 153-acre urban integrated township sits on the foothills of Bukit Tabur, which forms part of the Klang Gates Quartz Ridge – the longest quartz ridge in the world. This serves as a natural backdrop for KL East and the project has a total gross development value (GDV) of almost RM2bil, comprising residential, commercial, and lifestyle components. The whole KL East project is expected to be completed by 2025.

More than half of the integrated development will be surrounded by natural rainforests, parks, and gardens. Residents can revel in the sights and sounds of 83 acres of green spaces to invigorate the senses. It is also home to a 53-acre Forest Park, and features social spaces and facilities to foster a strong community. Residents will live in a built environment that’s complemented by nature.

The Ridge @ KL East is approximately 15km from the KL city centre (KLCC), and will be developed on 6.7 acres of land. The development features two 38-storey serviced apartment and a 4-storey lifestyle mall. Residents of the 508-unit serviced apartment will enjoy the convenience of shopping and dining at their doorstep. Galleria is a connecting boutique lifestyle mall with a blend of F&B and retail outlets. It will also have an ice rink, indoor rock climbing facility, cinema, and supermarket.

On 20th April 2019, Sime Darby Property held a private preview for The Ridge. 128 of the units released came with views of the forests on the Klang Gates Quartz Ridge and the KL City skyline. Around 100 units were snapped up within 2 hours.

Units at The Ridge are 651 sq ft, 850 sq ft and 865 sq ft.

Purchasers queued in line to purchase units with the limited “Fully Furnished with Interior Design” package. The apartments were priced from RM496,000 onwards. The Ridge’s built-up sizes are 651 sq ft, 850 sq ft and 865 sq ft. Each unit is fully furnished with interior design, and buyers can select from three interior design options – Contemporary, Industrial, or Scandinavian.

The developer’s Primetime 8 marketing campaign, held in conjunction with the national-level Home Ownership Campaign (HOC) 2019, featured launches throughout March and April 2019. The Ridge in KL East enjoyed a strong take-up of more than 70 per cent during the campaign.

KL East is located in the eastern corridor of the Kuala Lumpur city centre (KLCC), which generally encompasses the Wangsa Maju, Setiawangsa, Ampang and Ulu Klang suburbs, among others. The Ridge @ KL East is only 800 metres on foot via a covered pedestrian bridge to the GITT. Analysis

Taman Melawati, located in Ulu Klang, Gombak district, has come a long way from a rubber plantation in the 1970s. Today, it is an established mixed commercial and residential development (comprising mainly terraced houses, semi-detached houses, bungalows and apartments/condominiums). Largely, this residential area targets the growing middle-income group.

The area has good road access via the Middle Ring Road 2 (MRR2), with numerous available amenities such as schools, shops and public transportation, and the scenic and serene area bordering the Klang Gate Quartz Ridge. Desa Melawati and Taman Melati benefit from being close to this ridge, which is located adjacent to the MRR2.

There are several viewpoints in Taman Melawati where visitors can enjoy the sights of Ampang Hills, Genting Highlands, and Lagong Hills. With the increasing demand for properties in Melawati, some developers have launched developments that leverage on nature as a selling point for their projects. This rings true for KL East as well, as more than 50 per cent of the development will comprise green open space. This includes the KL East Forest Park that spans across 53 acres.

Sime Darby Property KL East head of development Mohd Shahreza Maswan said the company was trying to leverage on the uniqueness of the site to sell KL East properties.

“It is a hillside development, but we try to develop it in such a way that we do not touch the key profile of the area. This means we will not develop slopes that are too steep. We will only develop the valleys or the foot of the hills. We will keep the steep area as it is,” he said.

Units come with breathtaking views of the hills and even the city.

With the upcoming Setiawangsa-Pantai Expressway (SPE), Desa Melawati will have direct links to major developments in Kuala Lumpur, including the Tun Razak Exchange, Bukit Bintang City Centre, and Bandar Malaysia. In the longer term, the outlook for Taman Melawati looks bright as land gets scarcer in KL.
