Kayangan Heights: A heavenly review.

Kayangan Heights is an exclusive bungalow development in Shah Alam, more precisely in Seksyen U9 Shah Alam and is within the vicinity of the famous Monterez Golf & Country Club.

The project combines nature and luxury, apparent from its offering of 166.74ha of tropical rainforest details like streams, a lake, and lush meadows – all within the residential confines. After all, the project’s tagline “Inspired by the beauty of nature.” should be self-explanatory.

With a selling price of RM2.4 million for a starting 9000 square feet of land area and 4000 square feet of built-up size, it’s quite a bargain don’t you think? Especially since this development is still in Klang Valley and not some outskirts of it.

But there’s a catch: This is a leasehold project. Some may find that fact an instant turn-off but consider this first, Kayangan Heights is a BTS (build-then-sell) project completed with CF (Certificate of Fitness) so basically, you can straightaway move in to your unit without waiting for years of construction period and whatnots. Plus, naturally what you purchase is what you’ll get so you can definitely take your time in choosing the unit that suits you best.

Kayangan Heights: Nature’s good side.

It doesn’t matter if you haven’t heard of the Malaysian Landscape Architecture Award or MLAA, the name itself should be obvious. And Kayangan Heights has two, namely MLAA Excellence Award, and MLAA Honour Award. Which proves how this project’s 166.74ha of green works.

And isn’t that how bungalows should be? Closer to nature with ample floras and cutesy fauna offerings (Note: butterflies and squirrels, without hopefully the snakes and creepy-crawlers) – something that most bungalows in the cities lack due to space-constraints.

There are four types of bungalows offered namely Teratai Villas, Linear Villas, Begonia Crescent, and Kenanga Woods. Of the four, only the latter two are still available.

All the bungalow units are offered with a minimum built-up size of 4000 square feet, and 6 rooms with attached bathrooms, whilst the land area varies from 9000 to 20,000 square feet. The price starts from RM2.4 million.

There are 15 units altogether for Begonia Crescent with two types of layouts namely Type A (2 storey) and Type B (21/2 storey). Kenanga Woods has 27 units in total and also comes with two types of layouts, Type A (21/2 storey) and Type B (2 Storey). The 21/2 storey design is the more unique layout option whereby for Begonia Crescent, you’ll first encounter the ground floor before descending to the lower 1 and lower 2 ground floors. As for Kenanga Woods, you have the option of both first floor and lower ground floor. For some reason, these kinds of design gives a more elevated, resort-y feeling as a whole don’t you think? Outer-architecture-wise, Begonia Crescent has a classic look to it while Kenanga Woods spots a more modern image so basically, there’s something for everyone.

Then there’s the clubhouse that the residents can use. Called ‘Kelab Impiana Kayangan’, it has the likes of infinity swimming pool, barbeque area, a gym and tennis court. These aren’t exclusive residents-only though and are also open to the public so guess one just have to make do with that.

Given its history, some may say that Kayangan Heights’ affordable price (for bungalows that is) comes with a catch, but if you’re willing to look at the bright side of things, then this project is indeed worthy for own stay; rental purpose wouldn’t cut it here FYI.

Section U9 Shah Alam: A haven of its own?

Who hasn’t heard of Shah Alam?

Named after the late Sultan Alam Shah, as of today Shah Alam covers a land area of 293km2 and is governed by Majlis Bandaraya Shah Alam (MBSJ) or Shah Alam City Council. This state capital of Selangor has been growing in popularity over the years thanks to the fact that land is becoming scarcer in KL.

Shah Alam comprises of 56 sections in total and these sections have a specific theme used to name the streets within it. For example, Section 7’s theme is ‘Diamonds and Minerals’ so naturally, you will find street names like Jalan Ferum and Jalan Magnesium. Seksyen U9 where Kayangan Heights is located simply bears the theme of ‘Colours’ hence why the project site’s street name is ‘Jalan Merah Delima’ (English: Ruby Red).

With mainly the Malays occupying the place, Shah Alam is bordered by Subang Jaya, Petaling Jaya, and Klang.  Connectivity-wise, one can expect an array of highways serving the area like the Federal Highway, the New Klang Valley Expressway (NKVE), the Shah Alam Expressway (KESAS), the Guthrie Corridor Expressway (GCE), the North-South Expressway Central Link (ELITE) and the Kemuning-Shah Alam Highway (LKSA).

Shah Alam, like other districts in Selangor however sorely lacks in dependable public transport. In this day and age, that means an efficient train service. The controversially slow KTM service have a handful of stations there like in Batu 3 and Padang Jawa but apart from those, residents of Shah Alam mostly have to make do with buses and cabs and of course, their own private vehicles to get about.

But for those who don’t really care for other places and prefer to stay in Shah Alam twenty-four-seven, then there’s no doubt that this city has all the modern-day conveniences to offer. With more than fifty primary and secondary schools, Shah Alam is also home to the famous University Teknologi MARA (UITM) and the Management and Science University to cover the tertiary educations.

In terms of healthcare, Shah Alam has its own community clinic called Poliklinik Komuniti Shah Alam located in Section 7 and after years of delay, the Shah Alam Hospital was finally opened next door in October 2015 to the public. Said to help ease the congestion of patients in Klang Hospital, this hospital is also used as a teaching hospital for the undergraduate and post-graduate medical students.

And if you’re an active kind of person, you’ll appreciate Shah Alam Sports Complex. Housing a stadium with 80,000 seats capacity called Shah Alam Stadium, an indoor stadium called Melawati Stadium that can accommodate 40,000 people at a time, a public swimming pool called Darul Ehsan Aquatic Center, and an extreme-sports park called the Shah Alam Extreme Park, here is heaven for the sports enthusiasts indeed.

Section U9 Shah Alam is located in the northern part of Shah Alam, roughly 20 kilometres away from Petaling Jaya and 30 kilometres away from Kuala Lumpur. Overall, Section U9 is a mixture of residential and commercial centre yet to mature which is why for the time being, it holds an air of tranquillity despite being well connected to other bustling townships.

How well is well? Well, Google Maps shows that a trip to 1 Utama Shopping Centre, one of Klang Valley’s top shopping malls is a mere 15 kilometres away or a 25 minutes drive. That’s not too bad now isn’t it? Guess that’s what the residents find appealing about the place, the fact that Section U9 though private is still easily accessible.

Other immediate amenities for Kayangan Heights residents include R.E.A.L International School Cahaya Campus (also known as Sekolah Seri Cahaya), a mosque called Masjid Al-Istiqamah, and of course, Monterez Golf & Country Club which is literally next door.

But then again, not all is greener on Kayangan Heights’ side. As mentioned, Section U9 is a yet to mature area and the keyword here is ‘yet’. A drive around reveals lots of squatter homes, low-cost houses, and foreign labours’ temporary hostels in the neighbouring Kampung Melayu Subang. As a result, there have been many cases of break-ins by drug addicts and the likes, with the most scandalous being back in 2009, when a Kayangan Heights resident who was also a heart patient, died of suffocation after being gagged by two Indonesian thugs, both of whom were shot dead by the police afterwards. Ever since then, Kayangan Heights has improved a lot apparent from its tighter security (more guards and more patrol dogs) but until the surrounding areas are also developed well, the keyword still stands. Rest assured, just like other developing townships in Klang Valley, Section U9 is no exception to trials and triumphs. Will it thrive though? Only time will tell.

Analysis

Kayangan Heights: An assessment.

Literally next to Kayangan Heights is Cahaya SPK development of mostly superlink homes. There is however bungalow lots for sale there called The Hillpark Bungalow Lots @ Precinct 1A.

Though Kayangan Heights focuses more on selling completed bungalow units, there is also bungalow lots offered. It would then be interesting to compare the prices of these two developments to see how well the land price in that area is doing.

As expected, there’s a Domino’s effect. The price of bungalow units and lots in this area may not appreciate well enough due to security reason of Section U9 area itself. However, one can see that these two developments are neck-to-neck in their offers. Clubhouse? Check. Spacious land area? Check. Similar starting price? Check.

More choices then, eh?

 

Amcorp Properties Berhad: From a textile company to a property developer.

Kayangan Heights is the pride and joy of Amcorp Properties Berhad, also known as Amcorp Prima Realty. This company started in 1965 as a textile manufacturer before venturing into property business in 1982.

Some of its other projects include the developments of Taman Seri Rahang, Taman Desaria, and Taman Bayu Mutiara.

The name sounds familiar? Then most probably you’ve been to Amcorp Mall in PJ. Now that speaks volume of the developer’s credibility doesn’t it?

Summary

Kayangan Heights: The verdict.

When it comes to properties, there are many factors to consider before one is judged good or bad.

For Kayangan Heights, the product itself is obviously excellent. After all, it’s hard to find spacious, in-touch-with-nature, and relatively cheap bungalows in Klang Valley nowadays.

But then, the location factor comes in. True that Section U9 has the potential to thrive, but in this case, one can say ‘wrong timing much’? If for example, Kayangan Heights was developed today and is open for sale four years from now in 2020, perhaps Section U9 then would have matured enough into a safe and secured area. Thus, there would be no scandalous incidents.

But since what’s done is done, the advice would be for the developers of this area (Amcorp, SPK Berhad etc.) to join forces in improving the surrounding areas, not just their projects. Nag the city council, battle the illegal settlements, do whatever it takes so that Section U9 can have a fresh start.

Only then will Kayangan Heights be worthy of its ‘Nature’s Heaven’ title (Kayangan is Malay Language for heavenly by the way).
