There will be a total of 11 units for bungalows and 66 units for Semi-Ds. There are a total of 7 different layouts for bungalows, namely layout D2, D2A, F1, F2, F3, U1 and U2. As for Semi-Ds, there are a total of 3 different layouts namely type A, B and C. The 11 units of bungalows are divided into namely D2 (2 units), D2A (1 unit), F2 (3 units), F3 (3 units), U1 (1unit) and U2 (1 unit). The 66 units of Semi-Ds are divided into namely Type A (28 units), Type B (34 units) and Type C (4 units). At its listing price, the price per sq. ft for the unit is at an average of RM950 – RM1000.

The different layouts of the units each command different square feet. The biggest units for bungalows are made up of the D2 and D2A layouts, with each commanding a staggering land space 5,350 and 5,304 sq. ft respectively. The D2 and D2A units boast a 3 floors layout comprising of a lower ground floor, ground floor and first floor. The lower ground floor is similar to a basement except that it is a huge one with an alfresco terrace, guest room, maid’s room, yard, two bathrooms and even a lounge.

The ground floor will be a whole huge floor housing the kitchen, living and dining hall. The car porch is also located on the ground floor. The first floor houses 4 bedrooms and 4 bathrooms. There is also a balcony and a family area for entertainment.

Two other bigger units are the U1 and U2 layouts with land area of 5,355 and 5,275 sq. ft respectively. Although U1 layout is bigger than D2 in terms of sq. ft., however it only consists of 2 floors as opposed to 3 floors for layout D2. The exclusion of 1 floor in type U1 is compensated by a bigger car porch, terrace and a water feature which is not available in type D2 and D2A. The same applies to type U2.

Type F1, F2 and F3 are slightly smaller layouts which are made up of 4,998, 4,516 and 4,832 sq. ft. respectively. All 3 layouts consist of 2 floors with similar arrangements as the layouts above. Although slightly smaller than other layouts, these are still very spacious units to dwell in.

The Semi-D units are made up of Phase 1 and Phase 2. There are 3 types of layouts for Semi-Ds namely Type A, B and C. Type A and C commands a similar land area of 3,370 sq. ft. whereas Type B boasts a bigger 3,668 sq. ft. All units come with 5 bedrooms and 4 bathrooms.

The Location – Sungai Buloh




Sungai Buloh is a sub-district that lies at the border of Gombak, within the state of Petaling in Selangor. Situated further in the suburbs of Klang Valley, the distance between Sungai Buloh and Kuala Lumpur City Centre takes around 15-20minutes.

The name Sungai Buloh translates to bamboo river in Malay language and has history dating back to the early 1920s. Older generations are more familiar with the township as it is famed for its leprosy community back in the days. In 1930, a group of Eurasians, Chinese and Indians set up a community for the segregation and treatment of leper patients in the wake of the 1926 Leper Enactment Act. Sungai Buloh is famous as it is the 2nd largest leprosy settlement in the world. The centre eventually evolved to become a research centre for leprosy with its advanced facilities.

Today there is still a small population of leprosy patients staying in the outskirts of Sungai Buloh. As the number reduces considerably, Sungai Buloh is now better known for wild and domestic turkeys as commercial farms thrive there. If you drive along Sungai Buloh, you will also realize it is famous for nurseries, with plantations for sale being found almost everywhere. Sungai Buloh is connected by several major highways in Klang Valley. If you’re travelling from Klang and Shah Alam, the North Klang Valley Expressway (NKVE) leads you right into Sungai Buloh. Another route that connects Shah Alam to Sungai Buloh is the Batu Tiga-Sungai Buloh Highway. It connects from Batu Tiga Interchange to Hospital Sungai Buloh. Residents in Petaling Jaya mostly utilize the Lebuhraya Damansara Puchong (LDP) which connects to Sungai Buloh upon exiting the Desapark City toll. Despite the plenteous choices of routes available to Sungai Buloh, the township is rather congested due to its roads being major routes for heavy vehicles travelling to other states. Connectivity to Sungai Buloh is expected to improve with the upcoming MRT which will link Sungai Buloh to other major points in Klang Valley. The construction is currently ongoing and is expected to complete in July 2017.
