There are times when Mah Sing tends to overcomplicate its floor plans. As of now, Lakeville has 20 different layouts for five of its towers ranging from Type A1 (976 sf), A1a (976 sf), A2 (1,071 sf), A2a (1,069 sf), A3 (1,227 sf), A3A (977 sf), A3Aa (977 sf), A5 (1,193 sf), A5a (1,195 sf), B1 (1,239 sf), B2 (1,239 sf), B3 (1,249 sf), B3A (1,234 sf), B5 (1,350 sf), B6 (1,359 sf), B7(1,365 sf), B9 (1,329 sf), B10 (1,327 sf), B11 (1,336) and Type B12 (1,345 sf).
For Tower A, you can select either the Type A1, A2, A3, B4 or B6 variants, while for Tower B, you can choose between Type A1, A2, A3, B1, B2, B5 or B7.
Meanwhile, Tower E offers you with the widest range of options comprising of Type A1, A1a, A2, A2a, A3A, A3Aa, A5, A5a, B1, B2, B10 and B11. But Tower F limits the choices with just 5 different designs consisting of Type A1, A2, B3A, A5 and B9.
Then, there’s the newly launched Tower D, which also comes with its own set of selections that includes Type A1, A2, A3A, A5a, B3, B3A, B9 and B12.
In general, there will only be 8 units of serviced residences in every floor, and each of them is designed to be a semi-D unit. Directions to Lakeville Residence
Firstly, getting to Lakeville Residence is fairly simple as it is well connected to various highways such as North South Expressway (NSE), Duta-Ulu Kelang Expressway (DUKE), Penchala Link and Middle Ring Road 2 (MRR2). Besides, it is also very accessible through public transportations, with the Taman Wahyu KTM station and several other upcoming MRT stations nearby. You have to be careful though if you are driving from Jalan Kepong, as the road leading towards the residence is quite tight and narrow. Worse, if you are using Jalan Kuching or Jalan Ipoh, because the roads are always busy and jammed. In this regard, the traffic flows and poor road conditions are something you would have to deeply look into, especially when the neighbouring Kiara East Dex and EcoSky projects complete in the future. However, with the availability of KTM, MRT and new roads linking to the residence, you should not be too overly concerned about it. So, if you wish to save yourself from all these troubles, do yourself a favour and use the local public transportation systems instead.

Traffic aside, you wouldn’t mind staying at Lakeville because it sits on an extremely strategic location that is extremly close to Kepong, Sentul, Batu Caves, Sungai Buloh, Mont Kiara, Damansara and Kuala Lumpur. All of these major destinations are no more than 10 – 30 minutes drive away, hence, travelling and shopping are a major convenience. In fact, the public transportations around the area are so accessible that you don’t even need to drive anymore.

Moving on, you will notice a rather peaceful and mature neighbourhood when you arrived at Jalan Sibu and Taman Wahyu. Double storey linked houses are everywhere, but smacked in the middle of the those houses is Mah Sing’s Lakeville Residences. Before Mah Sing bought over this piece of prime estate, it used to be an ex-mining land with a dated integrated development. Right now, they are in the process of clearing the site and constructing the project, along with beautification of the the surrounding lakes. You should also note that the lakes are bordering Jinjang and they are located not far away from some factories. And with high tension cables and rubbish dumping grounds located nearby as well, perhaps it is time for you to reconsider buying this place. Nevertheless, Mah Sing has been addressing these problems by clearing and cleaning those dumping sites and dirty pond, and very soon, you will see this matured neighbourhood transformed into a thriving and beautiful township.

As you drive around the neighbourhood, you will find it a completely different feeling from living in Damansara or Cheras. Shopping malls are almost non-existent and places to eat are also limited. There is, however, a neighbourhood mall called Brem Mall closeby, along with some Chinese hawker centres. Apart from that, you really have to go further to Kepong, Sentul or Kuala Lumpur to shop and dine.

Lakeville Residence certainly does not have a very cheap service apartment. However, bear in mind that Mah Sing has included an almost complete furnishing for each of its residences. So, RM668,000 for an entry level unit with a built up area of 976 sf seems like a pretty fair deal to us. And with Jalan Sibu being so close to Kepong and Kuala Lumpur, the current price per sf of RM600–RM700 might just be fairly justifiable.
A modern apartment with beautiful natural sceneries, Lakeville Residence will fancy those who are looking a quiet and peaceful place to stay. Along with its close proximity to major townships and cities, you will find shopping and travelling a huge convenience when staying in its neighbourhood. Getting in and out of the residences will also be relatively easy too, due to the fact that it is very accessible via major highways and public transportations.
There is a problem though with the traffic, as Jalan Kuching and Ipoh are always busy and congested. In fact, the condition might become even worse when more people move into the surrounding new developments in the future. Having said that, the starting price of RM668,000 for an entry level unit also did not do justice for this project, especially when there’s a total of 1,800 units of service apartments included. Besides, you should also be aware that an additional premium of RM30,000 – RM45,000 must also be paid if you want to enjoy its mountain views. All and all, you really have to ask yourself whether the apartment is really worth purchasing or not. But considering the fact that it has great location, accessibility and high quality furnishes, it might not be so bad after all.
An affordable luxury at a very strategic location, Lakeville is a very decent place to stay if you don’t mind its slightly questionable price tag. However, Mahsing has included in an almost fully furnished unit with a great natural view for you to live the way you hoped to be. So, if you want to stay in a semi-D like condo with great accessibility and beautiful sceneries, this is the place for you.
