One Kesas: The one review.

Spread over 14.5 acres worth of leasehold land. One Kesas is an integrated commercial development in Klang that’s set to change the way Klangites live their lives. And it just might work. After all, being notoriously known as a ‘faraway land’ despite having a positive population growth, Klang is in dire need of a lifestyle commercial place.

There are three main offerings to this project by KM Land, namely Premium Shoplex, Alfresco Shoplot, and Boulevard Shoplets. All these will cater to different entertainment and business needs, from fashion to F&Bs, to banks and hotels, to even a convention centre among others.

The starting price is RM301,000 for a small kiosk, while prices of the standard shops range from RM1,649,000 to RM6,289,000, or from an average of RM379 per square foot, with built-ups starting from 107 sq ft to 3500 sq ft.

One Kesas Klang: An overview.

A one-stop centre. That’s the vision the developer has for One Kesas Klang.

As mentioned, this is an integrated commercial development to cater to everyone’s many different needs. The fridge is running empty? Your cloths are getting outdated? The paycheque is in so it’s time to celebrate that fact with good food? One Kesas is the solution to all this and more.

The gross development value (GDV) for this project is around RM300 million and though it was initially expected to be completed last year, delays are inevitable for most property developments especially when it comes to commercial ones. The new completion date for the whole project then is expected around mid of 2016.

This project stretches over 700 feet long along the KESAS/Pulau Indah Highway, having a main entrance that’s literally fronting the highway. With such direct access, ‘shortage of visitors’ won’t definitely be an issue.

The Premium Shoplex being two to four storey commercial shoplots has 26 units in total, with dimensions ranging from 22×70 ft, to 38×118 ft. Banks would do well with these offerings.

The Alfresco Shoplots’ unique selling point is of course, the open-air courtyard, all 23,000 square feet of it. This Italy-originated concept is perfect for alfresco dining, or other kinds of businesses that require open-air, like hotels with views (so that the guests won’t feel trapped), and education centres (so that the students can be inspired). There’s a total of 94 units offered for this type of shoplots wit lot sizes ranging from 26′ x 65′ to 50′ x 70′, and built-up areas ranging from 1500 square feet to 3500 square feet.

The Boulevard Shoplets are retail lots that are offered inside a 5-storey shopping mall at the center of the development, fronting the Alfresco Shoplots and the The Premium Shoplex. There are 262 units offered spread all over five floors. The developer will even assist unit owners in finding a tenant so that the concept will include a total of 51 units with sizes ranging from 816 to 1338 square feet of F&B outlets, grocers, and local delicacies on the ground floor, retail lots covering Ladies Fashion & Accessories totalling 54 units with sizes ranging from 215 to 362 square feet on the first floor, similarly for Men Apparel & Accessories at a total of 54 units with sizes ranging from 215 to 362 square feet on the second floor, and 101 units of chain-stores and Digital Lifestyle Zone (much like Low Yat Plaza) that are sized from 107 to 160 square feet on the third floor. The fourth floor is where the Banquet Hall, and Convention & Exhibition Centre totalling 2 units are located, covering 35,000 square feet of space that’s said to be able to accommodate 2000 people at a time.

For the convenience of business owners and visitors here, there are 1200 carparks provided within the development, either as open or basement carparks. The masterplan is such that to avoid congestions, multiple entry and exit points are placed strategically in it. Also, for the peace of mind of everyone, security includes guards, CCTV surveillance, and perimeter fencing among others.

The price starts from RM301,000 for the small kiosks, while the standard shops starts from an average price per square foot of RM379, translating to a listing price of around RM1,649,000 to RM6,289,000.

One Kesas Klang: Where about in Klang?

If you say you haven’t heard of Klang and yet you’re a Malaysian then high chance is, you’re bluffing. This district of Selangor after all shares the same name with the term “Klang Valley”; ring any bells?

Getting the name from the Klang River, Klang Valley is basically a mix of areas along the river that runs from Port Klang in Selangor all the way to the Kuala Lumpur city centre which includes Klang as well. Klang was the former capital of the state of Selangor before the honour of the title falls over to Shah Alam, another district in Selangor.

It is located around 35 kilometres to the west of KL, covering a land area of around 573km2 and divided into North Klang and South Klang by the Klang River. Some may spell it Klang whilst others may go with Kelang depending on which generation one belongs to (the younger generation would go with Klang since old Malay language tend to spell things more thoroughly hence the usage of the vowel ‘e’).

The Klang Municipal Council governs most of the district’s areas whilst some are by the Shah Alam City Council. This is a norm in neighbouring districts in Malaysia (yup, Shah Alam is right next to Klang), other examples being Petaling Jaya and Subang. Population-wise, Klang has seen a steady growth over the past 40 years, now having around 800,000 people living there as compared to in 1970 where the total population was just around 250,000.

Unlike Shah Alam that has steadily been accepted as a place that is not too far away (if one were to take Kuala Lumpur as the benchmark that is), Klang still faces this issue that has been haunting these two places (and other Selangor districts naturally like Kajang) since the 90s.

The silver-lining for Klang however is that major highways are now made available all around like the New Klang Valley Expressway (NKVE) that gets one to Damansara area, the Federal Highway that leads to Petaling Jaya and KL, the Shah Alam Expressway (KESAS) that leads to Shah Alam and Subang, and the South Klang Valley Expressway (SKVE) that leads to Kajang and Putrajaya. Though still far from KL, it is now much less of a hassle and commuting time to get to Klang.

In terms of public transportation, Klang has sufficient cabs and buses no doubt (this area is even served by Malaysia’s public transport provider giant, RapidKL) with Klang Sentral acting as the terminal hub, but as far as modern convenience goes (especially for those who are accustomed to living in KL), there isn’t sufficient train service around apart from a handful of train stations there by KTM Berhad, part of its Batu Caves-Port Klang route, like in Bukit Badak, Kampung Raja Uda, Klang, Teluk Pulai, and Teluk Gadong. A good news however is that in the future, LRT and MRT services are said to expand their routes to include Klang as well.

When one talks about Klang, one will surely think of Port Klang. Central to Klang’s economy, Port Klang is where the shipping industries in West Malaysia are. It is the 13th busiest trans-shipment port and the 16th busiest container port in the world ranking, being home to around 100 shipping companies, 300 custom brokers, 25 container-storage centres, and more than 70 freight and transport companies.

Thanks to the dynamic of the shipping industries in Klang, this district has been advancing well over the years, evident from its many amenity offerings.

Parents won’t have to worry when it comes to their children’s education as there are many schools to cover the needs of primary and secondary learnings like Klang High School, La Salle School Klang, SRK Bukit Tinggi, and Methodist Girls School Klang, to name a few. Once the time comes for these parents to say goodbye to their kids and send them off to live in university dorms, they can then choose from a few colleges and universities there like the Wawasan Open University and Institut Teknologi Klang.

Healthcare-wise, there’s the option of public and private hospitals for Klang-ians like the Klang General Hospital (also known as Hospital Tengku Ampuan Rahimah), the Manipal Hospitals Klang, and the Sentosa Specialist Hospital to ensure one’s peace of mind. 

Where entertainment and conveniences are concerned, Klang doesn’t disappoint either. There’s the likes of AEON Bukit Tinggi Shopping Centre, Giant Hypermart Bandar Bukit Tinggi, Klang Parade, and the famous GM Klang Wholesale City (where you can buy clothes, shoes, etc. in bulks). So for those who kept saying “Klang has nothing!” may want to reconsider that thought.

Oh, and there’s also one other thing that makes Klang famous: Seafood! Sure it’s not Umbai in Melaka, but the areas near Port Klang are still good enough to have many famous, local seafood restaurants like in Pulau Ketam, Pandamaran, and Tanjung Harapan.

Being close to the coastal areas, Klang and all the townships it encompasses can be quite hot at times. Plus, whenever there’s forest fires in Indonesia that causes the Southeast Asian Haze crisis, Klang is the place in whole Malaysia to be affected the most.

One Kesas Klang as the name implies is located along the stretch of the KESAS highway in Klang. It it right next to Taman Pendamar Indah and is just opposite of Bandar Botanic with other immediate townships surrounding it include Kota Bayuemas and Glenmarie Cove. It will take one around 45 minutes drive (without traffic) to get there from KL, and around 25 minutes from Shah Alam city centre.

The developer (and its marketers) claims that within a 5 kilometre radius, there’s an estimated 200,000 residents spread around the many townships, and it’s true, the potential is definitely there. In fact, a mere 1.5 kilometres away lies Gravit8, a future development by Mitraland that will bring in more than 3000 new residents once completed.

One Kesas Klang couldn’t have hold a more strategic location for a commercial place, that’s for sure.

Analysis

One Kesas Klang: An assessment.

With Klang witnessing a booming of population recently, how well are the commercial shops doing then?

Then again, One Kesas is truly one of its kind. There are no other developments like it so it’s hard to make a comparison. A future development called KSL Mall 2 is currently proposed so do check this section later once the details are in.

Then again, the shops is Bandar Botanic area (the township opposite where One Kesas is located) can fetch a selling price of around RM100,000 to RM2,500,000, and an average transaction price of around RM300 per square feet.

 

About KM Land.

One Kesas is developed by PKK Hartanah Sdn Bhd, a subsidiary of KM Lang. This project is also a joint-venture between this developer and Perbadanan Kemajuan Negeri Selangor (PKNS).

KM Land Group was formed in 2010, and though young, this developer has completed a few projects like SB Perdana Business Park, Taman Sungkai Perdana, and One Residence in Sekinchan. They’ve even ventured into overseas projects like in San Ming City, China.

Summary

One Kesas Klang: The verdict.

Some may argue that Klang is just too far from KL to live, but bear in mind, land is getting scarcer all over Klang Valley and the positive population growth in Klang proves that.

So some may counter back that that fact alone is sufficient to sustain the commercial industry, even if that location being in Klang.

One Kesas has the advantage of being built on a land that’s directly facing the KESAS Highway. It’s very visible, and if the concept of the product is carried well, may even be visibly tempting. Plus, its unique concept of integrated commercial development in Klang is surely a first.
