Suasana Bukit Ceylon, KL City Living Area (1)

Suasana Bukit Ceylon has been carefully designed to allow the development to blend in with the natural hillscape and lush surroundings. Apart from the multi-level parking podium at the bottom of the tower, there’s an open rooftop recreation deck that contains a plethora of facilities. There’s a wading pool, pool deck, spa pool and a swimming pool that looks like it is part of a posh tropical resort.

Apart from a gym, Suasana Bukit Ceylon is equipped with a games room, reading room and laundry room. It also comes with a pavilion, children’s playground, multipurpose room, retail/cafe space, and BBQ area.

What makes this development truly attractive is that it’s one of the few freehold projects located near the remaining green lungs in Kuala Lumpur. It is also sited on a hill slope, providing residents with panoramic views over the capital. In fact, units facing the north enjoy breathtaking views over Petronas Twin Towers.

Furthermore, this project is durable as it conforms with the American Uniform Building Code (UBC) 1997, particularly with regards to earthquake-resistant buildings in Zone 1 areas.

Location

“A verdant paradise close to the heart of Kuala Lumpur”: That’s how it would best describe Suasana Bukit Ceylon. In fact, this area is one of the most sought-after addresses in the capital as you’re near the city’s entertainment centres, medical centres, and financial district. But you also have the option of quickly retreating from KL’s hustle and bustle into a serene and peaceful hillscape surrounded by nature.

Consequently, Suasana Bukit Ceylon is an ideal home for those who do not want to be too far from the best shopping venues in the capital. For instance, Kuala Lumpur City Centre (KLCC), Sungai Wang Plaza, Bukit Bintang Plaza, Lot 10, Pavilion Shopping Centre, Fahrenheit 88, and Starhill Gallery are just a short drive away by car.

This is because the freehold development’s strategic location is easily accessible via major roads like the North-South Expressway (NSE), the Ampang-Kuala Lumpur Elevated Highway (AKLEH), and SMART Tunnel. In fact, you can easily reach the project through Jalan Sultan Ismail onto Jalan Raja Chulan, or via Jalan Bukit Bintang onto Jalan Ceylon. Another alternate route is from Jalan Pudu onto Jalan Raja Chulan.

If you instead prefer to take a leisurely stroll to your next cafe, just along Jalan Ceylon there are many hipster cafes and restaurants. A bit farther away (but still within walking distance) is the famous shopping and food hotpsot of Jalan Bukit Bintang. From there, you can go to Jalan Raja Chulan, Arab Street, Jalan Sultan Ismail, or the Bukit Nanas Forest Reserve.

Situated between St Andrews Presbyterian Church and Verticas Residensi, Suasana Bukit Ceylon is also perfect for those for prefer to take public transport, as it is within proximity to the KL Monorail and Light Rail Transit (LRT).

Pros

If you managed to buy a unit at Suasana Bukit Ceylon during its launch, then consider yourself lucky, as home prices at this project increased sharply after its completion in 2014. Previously, the units there had a launch price of almost RM600,000 (a figure unheard of today), but that price is now a steal as units at the nearby newly developed freehold project – The Mews and STAR Residences – now command over RM1 million in launch prices.

Apart from the attractive price, another good thing is its strategic location that is not only close to nature but is also within proximity to where all the action can be found in the capital. Moreover, UM Land is a reputable developer, ensuring the quality and workmanship of these serviced residences.

Cons

We can only think of one slight disadvantage regarding Suasana Bukit Ceylon: It might not be advisable for those who have phobias over landslides. This is because it’s a high-rise development built on a hillslope. In fact, work at the project was temporarily halted after the Bukit Antarabangsa landslide in 2008 due to such fears. It was also alleged that land clearing for the project impacted a nearby bungalow atop the hill.

Nonetheless, Suasana Bukit Ceylon is strong enough to withstand earthquakes as it was constructed following the stringent American Uniform Building Code. Furthermore, the developer used secant pile walls, a Germany technology that helps prevent landslides on hillslopes.

Summary

Suasana Bukit Ceylon, KL City Bedroom

Touted as a lush paradise in KL, Suasana Bukit Ceylon is a housing development that has continuously attracted the envious gazes and yearning of many people due to its highly desirable location. If you have a sufficient cash flow, then you can aspire for the spacious units which are able to accommodate large families.

Investment-wise, consider the freehold project as a potential gold mine due to strong leasing demand. In fact, Suasana Bukit Ceylon has received 4.5 stars out of 5 stars, and most of the hundreds of reviews in Google are positive.

Assuming you take out a RM468,000 loan (80% LTV) with an interest rate of 4.6% that is payable in 30 years to purchase a RM585,000 unit in Suasana Bukit Ceylon, your monthly debt instalments works out to about RM2,399.

Following experts’ advice that your monthly expenses on housing should not exceed 30% of your salary, you need an income of at least RM7,997 per month to be able to afford a unit in this freehold project. However, please note that RM585,000 was the launch price, but is not the current subsale price at the project. This is also the price for the smallest unit, while the larger unit with 3 bedrooms is estimated to cost over RM1 million.
