For all the development fever that Bukit Jalil is churning, Bandar Kinrara, its “sister” township, seems untouched by it all. Still serenely quiet with relatively low traffic and wide open roads separating activity hotspots from housing areas, the pace of life there is even-keel, thanks to the abundance of breezy space, rolling greenery and a sprawling 18-hole golf course set against languid lowrise residential alcoves.
These days, Bandar Kinrara is popularly known by its “anchor tenant” ─ Giant Hypermart in Kinrara 5 and lately by the one-year-old Kinrara BK5 LRT Station. It is around these two “crowd-pulling” elements that two of I&P’s landmark residential highrises have grown: EIGHT KINRARA and TEN KINRARA.

TEN KINRARA will be placed behind EIGHT KINRARA, making it slightly further away by a few metres from the BK5 LRT Station, unlike EIGHT KINRARA where the LRT is at its doorstep.

TEN KINRARA will be linked by a bridge to EIGHT KINRARA which in turn, is linked by the elevated bridge to the LRT Station. Both residences were designed to bid a warm welcome to vertical living and working interconnected to the capital city.
The Evolution of a Township
Much of Bandar Kinrara’s development through the years has been symbiotic with the growth of its neighbouring townships. Sandwiched in between Puchong Jaya, Puchong and Bukit Jalil, Bandar Kinrara ─ often called a “market follower” by property analysts ─ has also risen up the real estate ranks in tandem.
However, Bandar Kinrara’s “relationship” (so to speak) is more so with Bukit Jalil than with Puchong. Once upon a time decades back, Kinrara estate and Bukit Jalil estate were plantation land owned by the same company called the Bukit Jalil Estate Agencies (Kinrara Group Estates Sdn Bhd).
One estate (Bukit Jalil) was acquired by the government to build the Bukit Jalil National Sports Stadium while the other (Kinrara) ─ a prime piece of real estate spanning 1,904 acres (771 hectares) with the Ayer Hitam Forest Reserve as its backdrop ─ remained in private ownership.
In 1991, Perumahan Kinrara Berhad (a member of the I&P Group Sdn Bhd) started township development on this vast parcel, beginning with Bandar Kinrara 1 (or BK1) with low-cost terrace houses, Bandar Kinrara 2 (BK2) with double-storey terraces and so on, right up to BK9, the last section.
But while Bandar Kinrara was being built up by sections, the Bukit Jalil Highway (Federal Route 217) came to be in 1995. While it “split” Bandar Kinrara into two portions, it also spurred the expansion of the township on both sides of the highway. BK1 to BK3 ─ the older sections of the Bandar Kinrara development ─ are today on the right side of the Bukit Jalil highway heading to Puchong Jaya while BK4 to BK9 (where The Zest is today) are on the left. An underpass below the highway links the old to the new sections and vice versa.
Hot in BK5
TEN KINRARA is in BK5 and that is a very good thing in terms of returns for anyone’s property investment here. BK5 is where the action is as it is the heart of Bandar Kinrara, pulsating with business, retail, F&B, recreation and a large population.

Giant Kinrara is there along with the BK5 LRT Station which is just a stone’s throw from Kinrara Niaga 1, 2 and 3 ─ I&P’s new blocks of shoplots surrounding EIGHT and TEN KINRARA, plus other established features of the area such as Masjid Al-Ehsan, the Malaysian Cricket Association (a proposed recreational club will be built next to the Cricket field in time to come), Sek Men Kebangsaan Seksyen 4, A&W and plenty of petrol stations.

Naturally, being at the banks of the ever-flowing Bukit Jalil Highway, connectivity is a given. The highway is connected to the Lebuhraya Damansara Puchong (LDP), Maju Expressway (MEX), the Kuala Lumpur-Seremban Highway, the Shah Alam Expressway (Kesas) and the New Pantai Expressway.
