TTDI Ascencia is a 36-storey high single block condominium. Due to its towering height and uncommon design, TTDI Ascencia can be considered as one of the tallest residential high rises in its own right. All units at TTDI Ascencia will either have a west or east orientation, with views of either KLGCC or Damansara.
Residential units range from studio units with a built up starting from 530 sq ft, to triplex penthouses sized between 1,706 to 2,309 sq ft. In total, there are 154 residences, which occupy Levels 8 onwards. Units are divided into studio, typical, and triplex penthouses, with some offering between 1 to 3 bedrooms, and others, 2+1 and 3+1 bedroom. All the Type A units are studios whereas all the Type C and Type D comprise of typical units with 1 to 3 bedrooms. The compact and medium-sized units come with either a balcony or garden terrace.
The triplex penthouses, on the other hand, come with a rooftop garden and are more spacious since they take up height that are equivalent to 3 floors. The lower level comes with an open kitchen, dining and living space, room(s) with adjacent bathroom(s) or connecting bathroom(s). The upper level houses only the master bedroom and en suite bathroom. The uppermost level is another outdoor space called a Roof Garden.
“The units enjoy natural light but have balconies, air conditioner ledges and deep eaves which facilitate climate control. All corridors and staircases are naturally ventilated via screens and ventilation blocks. Along with the voids on every floor plate, they enable cross ventilation throughout the building. The pool deck is irrigated by means of a rainwater harvesting system.”
All units are partially furnished with built-in kitchen cabinet, hood and hob and at least 2 air-conditioners and wardrobe in the master bedroom.
Complementary to residents who will stay in these 154 units are in-house facilities consisting of an infinity pool, splash pool, landscape deck, multipurpose deck, gymnasium, nursery, surau(s) and changing rooms. The facility floors are located above the podium carpark levels. The podium parking facility takes up to six floors in the building and an additional two levels of parking is in the basement. Somewhere in between there is the ground floor lobby.
Taman Tun Dr. Ismail is a low profile yet popular and affluent residential neighbourhood in the Klang Valley. This popularity is due to its close proximity to both the Kuala Lumpur city centre and Petaling Jaya.
One of the main highways that lie on the fringes of Taman Tun Dr. Ismail is Damansara-Puchong Highway (LDP). LDP is notably the only highway in the Klang Valley with the highest number of shopping centres.
The next major shopping destination to emerge will be the sizable Empire City Mall by Empire Mammoth Group under the Empire City development (which fronts Damansara-Puchong Highway) and is located opposite Damansara Perdana.
There is already a mall which opened its doors in late 2015. GLO Damansara is a five-storey neighbourhood mall by Glomac Bhd. Located conveniently right next to TTDI Ascencia, one of the neighbourhood mall’s tenants include Ben’s Independent Grocer, a go-to destination to shop for fresh produce, groceries and dine. There’s even a plan b Roasters inside. This outlet follows existing B.I.G. outlets in Publika Shopping Gallery and Plaza Batai, Damansara Heights.
Other shopping alternatives include Hero Supermarket at TTDI Plaza on Jalan Wan Kadir 3, AEON Big in Tropicana City Mall, AEON Supermarket and Cold Storage in 1Utama Shopping Centre, and Tesco Extra at Mutiara Damansara. Tropicana City Mall is only 2 minutes away and KPJ Damansara Specialist Hospital (DSH) is reachable with a minute by car.
The closest highway to TTDI Ascencia is Jalan Damansara, which is directly connected to both the LDP and SPRINT Highways. TTDI Ascencia is located at the corner of Jalan Damansara, and Jalan Damansara Bypass, occupying a 0.9-acre land that is beside the Taman Tun Dr. Ismail MRT1 Station.
KL Sentral, Malaysia’s biggest transit hub with connecting links to Kuala Lumpur International Airport (KLIA), and KLIA2, as well as Kuala Lumpur’s central railway station, is a mere 15 minutes’ drive from Taman Tun Dr. Ismail. The Subang Skypark Terminal, where domestic flights (such as Malindo Air and Firefly) take off and land, is 20 minutes away by car.
TTDI Ascencia is located very close to some of Damansara’s earliest housing developments namely the mostly residential Damansara Kim and Damansara Utama, as well as the highly commercialized Damansara Uptown. Damansara Kim and Damansara Utama are home to linked houses and bungalows, which are serviced by retail shop lots.
TTDI Ascencia is also near the busiest commercial heart of Taman Tun Dr. Ismail. Jalan Wan Kadir is lined with 2 ½ storey shophouses comprising anything and everything from food and beverage businesses to phone services provider outlets and fast food restaurants, just to name a few. Located across from Jalan Wan Kadir is the Jalan Tun Mohd Fuad commercial area and more rows of shops occupied by food operators, banks, privately-run clinics and even pet grooming services. Examples of fast food outlets operating here include McDonald’s Restaurants, Pizza Hut, Ayamas, Secret Recipe.
Aside from these amenities, Taman Tun also has its own fire station with a watch tower to boot. Every Sunday, roads in the Jalan Tun Mohd Fuad area will be lined with stalls for the night market.
Apart from these two commercial centres, Taman Tun also has another commercial hub at the Jalan Burhanuddin Helmi area, where most of the better pubs and bars abound. There are also a supermarket there called Pasaraya TTDI.
