Hello. My tenancy contract (signed) commences on April 1st. I have paid just the Booking Fee. Can I cancel the contract? I am aware that the Booking Fee is usually not returned.

Yes, once tenancy agreement been signed, if you terminate will forfeited your booking/deposits. Read More

It depends on what is written on the Letter of Offer prior to signing the Tenancy Agreement. More often than not there is a forfeiture of booking deposit or earnest deposit in it.
