Hi, can owner deduct deposit for aircond maintenance and house cleaning service when tenant moves out? Airconds are in good condition, last serviced/topped up gas less than 10mths. Tenant also handed back the house in good/clean condition.
There's no mention of these cost in the agreement except for the usual wear and tear which has been diligently observed.
What can tenant do if owner insist on deducting. Please advise.

Hello,
Usually, tenant need to do cleaning of the property, like ceiling fans, full maintenance service for aircon, cleaning for refrigerator before surrender. Unless landlord never do all this cleaning for you before you move in or never mentioned in Tenancy Agreement.
Else, all this consider as reasonable action for landlord to deduct it from the security deposit.
