Hi, currently I have an agent who's collecting 50rm from me every month for my property in KL. She said it's for her to manage my unit and to collect rent and settle possible problems with the Tenant.

However, another agent isn't collecting any monthly fee for my property in JB.

Is this the norm? Are there different guidelines for different locations?

Hello Anonymous, There are no different guidelines for different states in Malaysia. All guidelines comes under the Board of Valuers, Appraisers, Estate Agents & Property Managers, Malaysia (www.lppeh.gov.my). The job scope of the real estate agent is to secure and contract a tenant on your behalf whereby the agent earn a one month agency fee. The collection of rental and tending to the tenant and property issues on your behalf is part of property management job scope whereby a monthly fee is charged depending on the property management job scope.
