hi, I am going to sell my property which don't have any pending loan to my cousin. Her lawyer will take charge to this as she is the buyer, this is my first time and have several questions:
(1) I read perpertyguru articles and found that signing a S&P shall be in front of lawyer, as a witness, is that true? Cousin said I can sign in electronic signature, is that true? anything I should be careful for this distancing signing staff?

(2) I don't get any letter or down payment or deposit from my cousin and lawyer, nothing from them. As my property don't have any loan need to be settled with bank, I am not sure when was the correct timing that I shall provide Land Title, after S&P signing or before? if before, feel like I shall ask to have something from buyer first before I provide essential document? I am quite confuse that my cousin ask me to provide essential document for her lawyer to do their job without provide any deposit or offer agreement to me. feel weird.

(3) as seller, is it better to have my own lawyer to deal with buyer lawyer?
